I'm jealous. A real restaurant 😂
Let me know if you ever get down this way, we will meet for lunch and a beer. Hope to get back up to Surin soon and join another meet-up.
I must have driven past it dozens of times and never noticed 🙂
There are actually two restaurants. The first one is a basic traditional roadside restaurant and would likely not entice you to stop, but the second one, within a few meters of the first one, is the one you want but cannot see easily. That first one's parking area sits right at the new arch over the road to our village.
@@ParadiseNThailand I will be trying that one when I'm back. I found it on maps and realised I have seen 'The Lagoon' so easy enough to find when you know. Thanks.
hi guys
Hello Terrence
Hello Kenny, off subject but I bought some of the large jug solar lights and mounted them on a pole about 4’ above the water of my pond, they attract the bugs and all the fish but especially the big fish.
@@waynehayes147 Two days ago Sompit asked about putting lights on the pond to attrached bugs for the fish. Can you email me a picture, or link to product at paradisenthailand@yahoo.com ? Thanks Wayne
You could get a hammock stand. Has the advantage you can move it around and put it away.
I had considered that. Waiting to see what I have left for space once everything else is in place. thanks Stephen
One thing the US and Thailand has in common is the amount of concrete used! In the UK it is rare to see concrete driveways or any concrete at all. We use a lot more paving stones for patios and walkways. Driveways could be a gravel, tarmac, block work…..many choices but rarely concrete!
Seems everything is concrete here. I think it's more to do with natural resources available. IMO.
A bit late watching this video! I started watching just after this point. I am now watching your earlier videos. In the UK that first thinned layer of paint is the mist coat.
Thanks for watching Steven, US they hit it with a layer of primer then 2 coats paint.
Amazing content in video once again & well done to you Kenny & Sompit 🙏👌
Thanks Craig, appreciate your comment.
Hi Kenny and Sompit, it’s been great watching your build. I bet you’re glad you are finally finished the main build and now you can relax and enjoy the fruits of your labour!! Most of the videos gave me anxiety of how many things you were picking up being done incorrectly. My wife is from Khun Han and we will be there for Christmas, we’re keeping an eye out for property in the area now but not actively looking as still a bit away from retirement. If your around when we are there be nice to come and say Gday.
We occasionally hear of land available. What area are you looking to build? I'll have Sompit have Sompit let us know if something comes up. And yes, let me know when you get here so we can meet-up. You can email me at paradisenthailand@yahoo.com when you get a schedule.
Seen a bird go in the corner of your soffit!😮
Yes, someone else pointed it out also. If you watch, he does not make it inside the roof. I think he was trying to figure out how though. Plus, not likely it will ever be 100% birdproof, nut it is a lot better now. Thanks Gerald
I couldn’t hand dig that trench in three months here in central Tx. Kenny. We have all clay and limestone in the ground and it’s like Russian Roulette as to how big the rock is that you just hit. A suggestion, if you build one of your fence panels complete then tack some legs on it you would have a welding table to put your jig on and clamp to. I’m spoiled with an 8x4 ft welding table in an air conditioned shop where I mostly tig weld. I’ll probably be stick welding on the ground when we move to Thailand 😅
You will see in the coming video, that is what I did. I (Freddie) built one frame then made it into a jig with legs to build the rest, when finished I will dismantle and re-purpose the steel, or convert it to a worktable. However, I have no space for a worktable, and not sure I want one because I moved here to retire not re-tire. I have already worked 10x more than I had planned. Hell, I was planning on only buying a small toolbox with a couple basic hand tools and hire out everything else.
👍👍
Thanks Dean

Beautiful house but I think it is a little bit expensive. Thailand over charge farangs that it's notmal . 😊 Hopefully you have good luck but if not you will losing everything because land her name. Build Only Thai style house because you can move everywhere .

Hello Terrence
Good Morning Guys
Morning Dave
Congrats on being done with a really nice & complete build. Also total price of 4.2 million baht seems like a great price all in with the land & everything you have done there! 👍
Thanks Mike, I'm happy it's behind us now.
Beautiful Kenny. I'm curious about the kitchen cabinets and how they compare to the US. I may have missed it but we have shelves or drawers on the lowers what about there?
They are all PVC, wood is evil in Thailand (belief) because of termites. I'm not impressed by any means. Lower cabinets have no shelves, and everything is plug and play, no custom fitting. We installed two drawer units in the lower. Uppers have shelves, but doors only swing one direction. All are predetermined factory sizes. I'm sure you could find custom installs but not at the big box stores....that I saw.
Get your drains in asap, prepare for floods anything less is a bonus. That water will be a problem.
Assume you mean French Drains.

What is that type of tractor called
I only know it as an Iron Buffalo, I assume because they replaced the buffalos in the rice fields. If you google "Thailand, iron buffalo", this is what you get. Personally, I refer to them as rice tractors when speaking to Sompit. They actually rebuild them and race them across fields, WILD!
Hi. In one of your previous videos you mentioned that you bought a 4 wheel cart that you use, where did you buy it and how much did it cost? Best regards Mathias
After we bought ours, I saw one on Shopee that I thought was a little better. Here is the one we bought: www.lazada.co.th/products/i5083023986-s21447852269.html?urlFlag=true&mp=1&tradePath=omItm&tradeOrderId=864049055604357&tradeOrderLineId=864049055704357&spm=spm%3Da2o42.order_details.item_title.1
Hi Kenny and Sompit Thanks for the honest break down in price off your build like another subscriber we are leaving UK on 6th October to start our build near Korat , its reassuring that my budget not to far off yours excluding land purchase, land fill, pond dig and highly engineered wall and all fittings etc I am hoping to get near 2 million Baht for structure probably little smaller but will have crawl space under house , hope to complete or near as dame it in 6 months keeping my eye on every thing and hands on approach with my wonderful interpritor and wife Mon by my side I hope to have a hand in part off the build process 😎 I am 60 and believe me this is the last build of any kind I will do in Thailand I hope to document it on UA-cam just got to work out how to do it 🤣 not very tech mind I fitted out wide beam barge in UK that is our home from a sail away shell very little phases me like you mate. Thanks Again Kenny and Sompit Gary Mon and Ruby🐶( Ruby coming winter 2025) after it safe for her
Took me four contractors to get a quote close to my budget, which was 2.8 on the house. First couple were 4+ mil.
Excellent video. The costs are very encouraging for those of us thinking of doing the same thing. What about a “Lessons learned” type video and/or a video on future updates you have planned.
Hmmmm, let me give that some thought. I can think of a couple things I would definitely do different if I did it again.
@@ParadiseNThailandwhat would also be interesting is how you “greenify” (not a real word!) the rest of your plot. Plenty of potential for grass, trees and plants.
@@StephenWestrip i like making up my own words, makes me look smarticulous........, oh wait.......lol thanks for watching steven!
very well done
Thanks BDOW
You might think about a french drain along your wall to get rid of the huge water amounts during rain season. We had similar issues at a pond where we initially only concreted the sides to prevent the sandy soil from collapsing. To make it short, we did soon the complete bottom in concrete to get rid of all these "land slides". Then the irrigation, better put the pipes 20-30cm in the soil, once to protect the pipes from UV and during the dry season you will need it for the trees ...and even more if you plan grass etc..
Had originally planned for French drains, but the wall builder claimed I should not need them. Not so sure now.
Well done 👍
Thanks Tony
Hey Kenny Well done mate. Thanks for the detailed costing of Paradise N Thailand. 4.2million baht to build your Paradise, what a bargain. Hope you do a live vlog, I’m keen 👍🏻👍🏻🇦🇺🇦🇺
@@jamiesutton5429 thanks for following our journey. Now, I need to hold your interest, without building a house! Lol, thanks again
G'day Kenny and Sompit. Thanks for the costing, sounds very reasonable and value for money. We are budgeting a similar total cost for our build but we have 3 rai to fence. We did get a quote on the fence only that was definitely a Farrung price at 1.56M baht so rejected that, expected it to by closer to 700k Baht. The builder we have selected is reasonably priced and will do the fence but he's yet to quote. The missus has told me I don't need a house the size I was budgeting for so our budget will vary haha. Just booked our one-way flights for 2nd October so brace yourself here we come 🥳
@@AorPaulsThailandSompit was the same way, don't need a big house for 2 old people. Glad I listened, save that money for travel! look forward to meeting you.
This year I paid 1.4 mil for a 1.25 rai piece of land in Chiang Mai mountains. That land price is as cheap as it gets. In another location you'd be looking at another 2-3 mil baht for the project.
Yes, we basically stole it, but got lucky with the bank ready to repo it.
1.4m sound expensive!!!!!
What a bargain for such a beautiful house and land. Well done. It's great that you were there to oversee the whole build and make sure that no corners were cut. Have a great day.
@@jeffedwards5028 thanks. Now you know why I'm here and not in the US. Most everything domestic is about 30% of the same thing in US.
Very nice detailed experience you have presented Kenny. Certainly will help anyone who wants to build. 👍👏
@@SurinLeiningen i hope it helps someone. I cost me about 4.2 mil brain cells as well! Lol

@@ParadiseNThailand hi mate, hope you’re well. Yes, I will be starting a similar journey to yourself sometime September. I’ve sold my business and my property and will be moving. To pang nga south Thailand we bought about 14 Rai off land with lakes can’t wait to get started. I’ve learned lots of tips. While watching your videos.
Hello Ken, you got a really good price there, probably about 60-70% of the amount we'd pay down in Hua Hin. Please could you let us know the approx sq.m. of the house/terrace as we're making our budget for a new build, albeit adding 30%++ to your figures!!
130sm on house, 900sm outside + pumphouse at about 16sm. We went through 4 contractors before we got one within budget. First couple were 4+
Thank you. In Hua Hin, for a new build inside a moo baan, the ave price is Thb5,000/sq.m. for the land development (land, wall, grass, 3 trees, driveway) and Thb 21,000/sq.m. for the house (incl kitchen, basic furniture, 3 a/c, water tanks, etc). However, we're planning to build on a separate land plot which should be cheaper.
Oh, and Thb15,000/sq.m. for terrace areas.
Originally, I had a 2m wide roof over a walkway around the whole house for shade. As soon as I found out the wanted same per sm that went in the trash basket.
Hi. Have been watching since early on but have kept my comments to my self because I’m sure you has enough experts telling you what you were doing right or wrong. The place looks great and I’m sure it helped that you seem to have a fair bit of knowledge so you picked up any crap early on. Did the builder give you a Sq Meter price just for the house? I paid 12,000baht per Sq Meter which seems to be cheap. As I said the place looks great…..if you have nothing better to do have a look at my video…..not nearly as in-depth as your. Building in Ubon on UA-cam.
dido I would to know the price per sqm. 12k is pretty typical for Thailand these days AFAIK. 2.9mil would be a 240sqm house at that price and I don't think his is that size unless maybe they're counting the patio??
Duke's original quote was B11000/sm without the outside area. Everyone else was wanting to charge me the same per sm for the outside as the inside. Told them no way. Duke did a separate quote just for the outside based on time and materials and it came in at about 6000/sm, in the end it was about B9000/sm combined, then I added the pumphouse later on at 8000/sm.
See comments to Hairy. I'll take a look at that video. Always interesting to see other people's plans and ideas.
@@ParadiseNThailand I had the same problem with my builder. Same price for the outside area. Glad you are enjoying the outside area so much. We don’t even have an inside kitchen. Some people questioned me about that but it works beautifully for us
@@ParadiseNThailand Thanks, it's hard to know then but the house must be bigger than it looks, nearly 200 sqm. The outside I'm guessing is something like 13x5 meters which adds up even at 6000/sqm
Keep prices in Thai Baht only.😊
Agree. Too many variables such as what was the exchange rate at the time of major purchases? Was USD exchanged each time? Or was USD exchanged to baht on a scheduled or random basis? etc, etc.
I would say, Next Time, but there will be no next time. This is our forever home.
Everyone has a preference, some prefer bhat only, others want it converted (especially those not in Thailand), so I gave them all.
Enjoyed your video today. Thanks. Your build costs were very reasonable. Enjoy your day.
Thanks Steven, I'm happy with the cost and the outcome, so that's what matters the most. Peace of mind! As always, thanks for your support.
In the US you could get that same build for that price if you just add another 0 on the end…lol…great job bro…
Thanks Craig, All total in the end I was 5% over Est./Budget. I was pleased with that considering I had no clue what it would cost over here.
Wow that’s amazing price! Congratulations on your beautiful house. Here in America we don’t have that price for all concrete house. Your Much sturdy than American house. I love your house Ken and Sompit. Nice design!
Thanks Tina, Hope all is well with you and the family. Now we can start to get settled in here, then start seeing the country(s) in SE Asian. We will definitely be going back to Vietnam, stay tuned!
Nice wrap up. I will email you some edit strategy.
Thanks Greg, I sent you an email, if you haven't seen it yet.
@@ParadiseNThailand I did.
Great Job and I think a great Price
Thanks Dave, All-in, I was 5% over budget form my estimate 2.5 years ago when we bought it. I'm ok with that considering I had no idea what anything cost over here. If you recall, I was planning on 2.8 for the house build, and it came in at 2.99, about 10% over with all the add-ons. Get Freddie busy then time to get away a little more.
Congrats, you guys! You've built a very nice home for not alot of $$$
Yes, I think it came in a little higher than some expected, but it was only 5% over what I originally guessed 2 years ago from the US. So, I'm happy with it.
good value home
Thanks Mead, I think it cost me more mentally than financially!
Did you mention the dimensions of the House? In hindsight what would you change? Congratulations on your staying sane to the finish line...
Did not mention in this video but 9x14.5, plus 6x14.5 outdoor covered area, plus the pumphouse. I would add back 1 meter on the width and rotate it 90 degrees to get that sunset off the outdoor space. The sun gets farther north this time of year than I expected. I told someone, I think it cost me more mentally than it did financially! Thanks FOB!
