    G'day Kenny,
    I am going to tell you how to fix your roof leaks.
    On metal roofs with minimal fall, you will get water tracking back up the roof on the underside of the sheet. Water has a meniscus (like a skin).
    On very flat roofs, the water will track for some considerable distance until it makes contact with an obstacle (usually the roof battens) where the meniscus is broken and the water falls down.
    The trick is to break that meniscus whilst it is still inside the gutter.
    You need to "Weather" the ends of the roof sheets, this is usually done before fixing the roof, BUT you can still do it now with the roof fixed.
    Get yourself a heavy piece of 1" Reo Bar and Dress down all of the ends of the roof sheets.
    That should fix your problem.

      Yeah pretty much so, you need to bend the ends down to a sharper angle (about 25-30 degrees)

      Ive called it both, baseboard and mopboard, mopboard with hard surface coverings, baseboard if the room has carpet......i guess?

      @@ParadiseNThailand Mopboard is a great description as it keeps the walls from getting dirty when mopping!

      @@Mike-du1dc In the UK we call it skirting board. But I now prefer mop board - descriptive.

      Thanks 20rch, The pond gate near the house is now in fabrication. Same theme, but center hinged in for a 2 piece bi-fold.

    Schools in Japan do not have janitors to clean the schools. The students clean their own classrooms and bathrooms. And guess what? The entire country cleans up after themselves! And PS- buy a lot of blue tape.🤣

    I need my hot water in the north. It rained all yesterday and temps dropped to 72F now and it's already 9 AM. Maybe I've been in Thailand too long but I'd whelp if I got cold water splashed on me when it's in the 70s.

    For the flat roof, you should check the specs of the roof boards. They generally specify the minimum angle/slope for installation. If you install shallower the rain can get through the panel joints. Solution - additional seal probably needed along each joint.

      Roof guys are here now. They ate adding 2 down spouts but i dont think thats the problem....yet. will be during monsoons, so happy tp see it. I think there us not enough overhang of the sheets over the gutter and the water is running back up the bottom of the sheets.

      Yes, the heavy rainfall may be creating a 'lake' on your roof if it can't drain fast enough. The 'lake' then flows into the ceiling void. Only solution to that is extra downpipes as you mentioned.

      Agree. He was running short on tile. Used what he had left from the kitchen tile above the stove.

    I always get the job of fitting out all the shower heads / complete bathroom fit outs . Id never ever set ya shower up like that mate .

      I pointed it out but didnt want another set of hole. Hopefully they will consider it when they install the next one.

      I disagree, it doesnt rain from january to march! I never should have agreed to let them put that facade around it. My plan had a sloped roof into a gutter and gone. They convienced me to do this hidden downspout method.

      @@ParadiseNThailand 40 years here as a licensed builder. No matter what bandaid they do, it will always eventually leak in heavy rain. I can see many scenarios how it will leak as you put up a video how they did it.
      But you can disagree no worries 😉

      Hey Syd, 4" The tiles are HD (thick), to take the heavier load for parking.

    What is there for termites to eat besides the doors? Looking like a home . Won’t be long.

      Not worried about the wood as much as then setting up a home under the house and undermining the structure. It's cheap insurance in my mind. Install, pre-treatment, and first treatment was about 1200 bhat. Retreat every 3 years at, currently, 500 bhat.
