Morning Kenny and Sompit. These little frustrations as you approach the finish line are character building 🙂. You're doing a great job and the house is looking fantastic. As for the levelling and cleaning of the land, it might be easier to just get a tractor in to scrap the first 50mm off and dump it somewhere then put in new good quality soil and level. I'm onboard with Greg's comment 🥳

@@ParadiseNThailand Mines past his deadline at 250/500 baht a day, and the way he’s slowed down I’m not sure when it will be completed. He’s gotten very popular and spread himself thin.

Hey Kenny, I was wondering if flashing was indeed installed on your gutters, then you referenced during the video that they installed all the way along. If you're up to it, me too get rid of the 2 newly installed downpipes, I would still try process of elimination. Unhook the downpipes and plug, then the next rain see if the installation of the flashing fixes the overflow problem. If it does, you can get rid of the 2 downpipes which look out of place. If not, reconnect and get Sompit to put a planter box to plant a nice tall plant to hide. Just my 2 bobs worth. BTW, in Oz we refer to "skirting boards" as you call mop / base board. Looking good!! We have had a couple light to moderate rains since the last attempt to repair and it still leaks. I do not want to intervene until Duke feels he has exhausted all his options. Once he does that, I will start throwing ideas at him. I am concerned if I "tell" him what to do he will feel it relieves him of liability.
The real issue with the leaking gutter is lack of depth and width. This is why modern roof design has veered away from intérnal roof gutters and parapets unless absolutely avoidable. Your original idea was the most ideal. If it were my house I'd be having the parapet removed and a decent deep wide external gutter designed and built.
Not familiar with a "parapet", but assume it is what I refer to as a facade. Not sure that is an option now without some major changes to the entire outdoor roof area. If all else fails it might be an option.
You could have poured on a water tile sealer. Added fine sand and it’d then be non slip. You could have your “fake” fracard but after the roof is water tight. Same as your house roof tile, water, confirm water tight then proceed with gyprock ceilings.
Couple people have suggested that and we spoke to Duke about it and he said he would rather replace them. I dont know the cost but they were 199 sqm plus 2 days, so shouldnt be more than 3500. Bonus is we like the new tile better than other tile we bought. Now we never have to maintain it or worry about it. Thanks for the good suggestion though!

Try using bending the metal edge of those roof by 20~45° down toward the gutter using metal sheet bending plier. It can reduce the water leakage.

Kenny, we are just getting ready to start tile install, the tile you replaced, did it have a P rating, we changed some parking tile fromP10 to P12

Were you able to "test" the new tiles somehow prior to the big re-installation?
We did not. The contractor sent us pictures to approve and assured us they would not be slick.
