I've done 2 signing so far and I've already gained so much more confidence. I want to go full time but I'm scared because I live paycheck to paycheck and loosing the guarantee of being paid a certain amount scares me. But I also know I can make much more as a signing agent.
That's amazing! I know making that jump is challenging. You can definitely do it, but try to save whatever you're getting from signings right now. Since you get paid net 30 days out I would make sure you have enough to assist you with that jump. Maybe the stimulus will help you make the jump. I wish you the best of luck!

i usually recommend putting away 25-30% of your signing earning into a savings account that earns interest annually. it’s better to have more put away for taxes than to end up having to pay a part of the bill out of pocket. i do highly recommend that you speak with an accountant to understand paying taxes quarterly vs annually along with expenses that can be written off.

Hello Amanda, I work with a couple escrow offices already, but I’m the “emergency person “, I’ve had a few signings with them. I thought you gave excellent advice. I work in the LA/OC area as well, I just need to market more and I’m actually using a website to network with other real estate professionals and maybe that will help as well.
May I ask how long you have been doing this for?... I tried to sign up for Amrock and they require one year experience and noticed on another video you put one of your favorites as Amrock...I got commissioned back in October

No, but I did take one through the NNA to get certified. This gives you credibility but it is not required.
Most escrow officers are notaries. I'm a busy escrow officer, and I sign them all as I'm in my closings. But that's just what works for me.
Yeah but escrow officers are BUSY AF so yeah they may have the stamp but 9/10 they don’t do signings unless they have no other choice.
Amanda, thank you for the helpful information. Im in the process of becoming a commissioned notary then will take the steps to become a loan signing agent. Would you be willing to make a video on what you would wear to your signings? Im trying to get an idea of how to show up and it would be helpful if you got a chance to make a video on that.
Congrats on taking those initial steps! That's the hardest part. I can definitely make note of that! Overall, you want to look clean and like you know how to carry yourself. Most other LSA talk about dressing business casual, but I just dress how I normally dress but more elevated. Like no sneakers, no hoodies, etc..

The first step is getting your notary commission through your secretary of state. Once you get that you can take a course that teaches you how to sign loan docs. My startup cost came out to a little over 1k. That's with all my notary essentials, loan course, printer, paper, etc.

It’s very sporadic. You get to choose your own schedule based on the what the signing service or escrow officers have given you.

I am a new notary signing agent in Orange County, Ive only done 1 SS refi loan.... but I want to go direct, since were in similar areas... how should I go about my fees? At the end of your email do you list out specific fees for the different signings or just put your fee range $150-250 depending on the loan type.

Hi there! I'm currently in the process of becoming a loan signing agent and heard you say you took the loan signing system coarse. Did you also get NNA certified? Wondering if it's necessary to get both.

The NNA certification is more important than the LSS course. NNA is nationally recognized and gives you more credibility because it means that you were background checked. Most signing services ask for this to make sure you've gone through the necessary steps to become a notary.
You want to take a loan signing course to teach you the documents and fundamentals of signing escrow documents. It's not necessary to do either but it will give you that trustworthiness. I highly recommend doing both.

What state are you in? I would just google your state laws. Also maybe join a notary group in your state on Facebook, There's so much great information shared from others on there.

Hi, I talked to a few escrow + title companies in my neighborhood and they said they don’t use mobile notary’s. They have the employees in their office become notary’s.... It was really discouraging to hear that. Did you notice this trend as well?
Hi Kelly, what area are you in? I've definitely received a few of those answers. Don't let it discourage you because I can assure you there's more business. I usually just call the next escrow company I can find. Maybe talk to a different escrow agent in that office. I spoke to 3 different escrow officers in one office, 2 of them gave me signings, the other one gave me that same response you're talking about. If you get a "no" somebody else will give you a "yes."

I would tend to agree with this …..as a full-time Notary for the last 11+ years. They used to use notaries.
What I have experienced is not only they are doing more signings in their office with their own notaries, but also they often choose to work with local real estate agents who also become notaries… They (real estate agents) do this as a side hustle, and then the escrow officers hire them (instead of local notaries) because when they sell a house, they will in tern use that escrow office/officer for their closing…which is now money in their pocket/the escrow officer/ office pocket.
I was literally told this by an escrow officer I work with who continues to use my service.
She said all the other escrow officers in her office followed the practice I described above. 🙄
May I ask what your pricing is? When I start marketing to directs, I can't tell what pricing to quote for what docs, because the ALTA statements I've been seeing in SS jobs don't list the notary fee
Average is $150, but for me it always depends on the CD or ALTA

Do you think stating you're a licensed real estate agent be helpful? or keep those businesses separate?
Some signing services don’t like that you’re both. Idk I feel like it would be beneficial when you advertise to direct clients.
