I love that you said your first one took 3 hours. Mine took 2 hours because the client had a lot of questions. The signing company was having a fit because they were in Texas and I was in Oregon so there is a 2 hour time difference. They wanted scanbacks right away. My all-in-one printer/scanner/fax machine could only handle 10 pages at a time so my scanning was slow. They kept texting and calling and emailing me "WHERE ARE THE DOCUMENTS!" which was only delaying me more. They were so frustrated because I was trying to check over the docs to make sure they were correct and some didn't scan very well so I had to redo them. It was a nightmare. It didn't get funded that day and they let me know how bad that was but I don't know, even now, how I could have prevented those things as a newbie. It just happened. Now I rush through the docs more, just making sure they sign and initial where they are supposed to and say, if you have questions please ask your loan officer. We can call them with all your questions at the end. I have never had to call the loan officer. My signings still take 1 hour. The scanbacks still take 30-45 minutes, then running to FedEx takes another 1 hour round-trip. I honestly don't know how people get 4-5 signings done in one day using a signing service. Maybe going direct is the only way to go.
Thanks for the tips! I'm a realtor and Notary but I just became certified to become a loan signing agent. I'm building my Marketing campaign 🎉 and I'm excited.
I lost my job of 14 years last week. Your video was very helpful. I've already signed up for a 1-day seminar in CA and ready to get this journey started!
Fellow LSS'er here. You're doing all the right things. Setting goals, keeping a budget, more direct than ss, creating multiple (passive) streams, and working smarter and not harder. Good job👍🏽
Such a Virgo! I am one too! I’ve been wanting to get into notary work or real estate for years! and I’ve been Procrastinating on just picking one so crazy But I’m going to take this video coming up for me at 4:30 am when I can’t go back to sleep as a sign to DO IT!

Being a notary crossed my mind at one point but because I am really considering leaving my full time job I am definitely going into this line of work to replace driving for rideshare partime. If I am able to make 500-1k a week and not worry about as many miles my vehicles this would definitely be awesome. I have a business mind so working for myself is just my idea of being an entrepreneur.
i was honestly so worried this was gonna be ur bye bye notary video, but i'm glad it wasn't. happy to hear you were able to focus on yourself during ur burnout and jump back into it when you were ready :) great video amanda!

Great video! I’ve been notary for over a year now and paused it during Covid not sure why but I just jumped back in now and doing it part time. I can’t wait to see where I’ll be in a year. Trying to pay off some debt and perhaps do it full time. Congrats to you on your success.

I have had my signing agent certification for a year but have been so scared to do that first sign. I am even taking a refresher course. I know that I just need to do it.
Thank you for sharing your experiences! I’m looking into becoming a notary in Chicago to help supplement my work. I’m a freelance opera singer which takes me around the country (and hopefully around the globe soon) and it would be nice to have other income during dead periods or to continue to make extra income while I’m out of town. Hey Amanda, I think there’s a struggle for a lot of newer notaries and lsa’s in receiving confirmed assignments, what would you suggest to someone who’s receiving notifications but not actually getting the assignment?
Thank you so much for this video. I’m trying to figure out a way for me to earn a living and be able to leave my 15 year marriage with my 3 girls. I’ve been a stay at home mom for years and will be starting over. Do you need to be certified to be in this field? What online courses would you recommend?

What am amazing video! Thank you so much for being transparent and sharing with us! I would like to learn more about how to start a notary business, what steps you need to take: taxes, type of business, setting up a separate phone number etc.
Hiii Amanda! This vid really put things in perspective☺️! Can you make a vid on how you keep finically organized for example “ I get paid every 30days so I pay my rent/bills on this day” or the example you have how you pay yourself 2 thousand a month??…
Thank you so much! This is exactly the kind of advice I've been looking for. After spending 17 years in the real estate industry as an agent and investor bird dog, I've decided this would be a perfect niche for me. I look forward to more valuable insight
Wow!! Love your energy..thanks for sharing such valuable information for someone like me just researching the LSA side of the industry!! Best success to you fulfilling your dreams 💙
I would like to see a video on your passive income streams if that interests you. I appreciate the information on living an intentional lifestyle and focusing on experiences versus possessions.
i absolutely love your videos! one thing i always remember you saying is how you’d like to also have personal content , not just have it all be notary which i always look forward too as well, it really shows how this business gives your life balance!

I am watching your video because I am looking for new opportunities to make money once I retire. I am currently a Mortgage Underwriter and I wanted to comment about something you said. You said that you only show a $2,000 wage on your schedule C. If you are planning on buying a house, you may need to up the amount of money that you pay yourself. When you qualify for a mortgage, you will only be able to use what you declare as your income and not the full amount of your monthly income to qualify. So, if you think you can qualify on $2,000 per month, then you would be okay, However, that is typically a very low income for buying a home. Most mortgage companies will require two years of schedule C if you have been in business less than five years. Those years are averaged together so you have to factor that in if you have a current year of 2K and you need more. You would need the increased income for two years before you could use it on a mortgage for the full amount.
First, congrats on your success! How do u market your business with direct escrow? I’m starting out & like u don’t want to be glued to my phone. Thanks
I passed my exam in June here in LA. I have everything and can start signing, but I have not since I started a new job in my career, which is Human Resources. I want to start signing docs now, but also want to take the loan signing exam. What studying materials did you use for Loan Signing exam? CA Notary Primer and notary exam workbook?
Congrats on that! I studied by taking the Loan Signing System course. I have the link for that in the description :) loansigningsystem.com/?afmc=2wb It's important that you're aware of all the loan types and how to sign them. I spent about a month studying.
Omg, I just googled how to do loan signing for Cali but living in Mexico City. Girl! Please let me know if this is feasible coz I'd definitely do the same lol. Thank you for sharing ur story, I'm just starting my research to becoming a loan signing agent so thank you for all the tips!!
Hello, I came across your channel and love it and have been binging all your videos. I see that you're no longer a Loan signing agent, but I wasn't sure if you could answer a quick question for me. I want to become a loan signing agent and like you, am planning on taking Mark's loan signing program, as it seems the most comprehensive from my research. Please correct me if you now disagree after all these years. However, you stated at 3:06 that on your first signing, there were documents that you weren't familiar with due to it being a different lender. What are additional documents(aside from Mark's) that I can look over to make sure I am familiar with those that you encountered on your first signing? Thank you. Keep following your dream. :)
Thanks! I got my notary and loan closing agent certification earlier this year but haven't started because I didn't really know the process. Can you please help me with understanding better how to get direct work?
Great info Amanda! I have a question about taxes. You briefly mentioned you are waiting a year before you seriously consider buying a home. Hi Amanda I and Judy and I would love see some more videos from you. Since you are a women building her own wealth. Your insight would be appreicated in areas of wealth/ financial literacy /benefits of paying yourself/ ways you discovered you can benefit from taxes/taxes planning and budgeting (for home etc.) the smart way :) Even the way other women can learn to grow to scale in their freelance work in notary and/or taxes, etc. and life!
Hi Amanda! My wife is looking in to getting started with this career . Is this something you still now recommend ? Any pointers on how she should get started or where to take classes?
I was a signing agent full time 2020-22 then moved on once the refi rush died down. I'm just getting back into it again since July, life happens, and the volume of signing service notifications is bleak compared to what I was accustomed to 2 yrs ago in.my area, and the fees are 2/3 what they used to be. Supply & demand, there's alot more signing agents twiddling their thumbs now so the signing services aren't having to pay as much right now and there are fewer real estate transactions so what once paid $90-$100 their offering $70-$80 and getting them covered. I always counter offer a higher rate $20+ but I'm getting g alot of strikeouts. I haven't attempted to line up any direct business because I feel I'd have to be 'on call' constantly not knowing if & when whereas with signing services if I wanna take a 3 day weekend & go up north I just don't answer my phone or respond to any notifications. Pros & con's with both options imo.
@amandapluma Mid-Michigan. I received a refi notification earlier today for $75 that used to pay $100-$110. And a HELOC for $60 that used to pay me $85-$95. I countered for $80, didn't get it. I refuse to print docs, use toner, gas, wear on my SUV, and my time 30ish miles each way , come home to scan in the docs then backtrack to FedEx again to drop them and make peanuts. I'm not doing this to break even or lose money just in the hopes a signing service makes me their 'preferred' signing agent whenever they have a signing in my area, like once a week right now🥱🙄. I'm definitely gonna have to find another side hustle because there just isn't enough volume to do this full time right now. I've done over 300 closings and it's pretty slim pickens right now doing onesee's and twosee's here and there when I used to do 2-4 a day. Now I'm beginning to wonder WtF am I doing and why am I doing it if there's no money in it anymore.
I love that you said your first one took 3 hours. Mine took 2 hours because the client had a lot of questions. The signing company was having a fit because they were in Texas and I was in Oregon so there is a 2 hour time difference. They wanted scanbacks right away. It's important that you're aware of all the loan types and how to sign them. I spent about a month studying.
@tee singh Congrats!! is it worth it? I'm in La but moving to NY and want to make this a source of income but im skeptical. 😭😭
Actually, you can take your online-courses and exam with the National Notary Association
Very helpful information! I am new to the notary business so this is very encouraging.

I am thinking on doing it
Hello, I came across your channel and love it and have been binging all your videos.
Thank you for making this video 💗 you have a lot of great info !
Yo great video! I'm looking into it myself!
Thanks! I got my notary and loan closing agent certification earlier this year but haven't started because I didn't really know the process. Can you please help me with understanding better how to get direct work?
Thank you so helpful!
Love your videos ! I’m newbie and glad I found your channel
Glad you like them! :)
Great info Amanda! I have a question about taxes. You briefly mentioned you are waiting a year before you seriously consider buying a home.
Hi Amanda I and Judy and I would love see some more videos from you. Since you are a women building her own wealth. Your insight would be appreicated in areas of wealth/ financial literacy /benefits of paying yourself/ ways you discovered you can benefit from taxes/taxes planning and budgeting (for home etc.) the smart way :) Even the way other women can learn to grow to scale in their freelance work in notary and/or taxes, etc. and life!
This is so helpful. Thank you!
Hi Amanda! My wife is looking in to getting started with this career . Is this something you still now recommend ? Any pointers on how she should get started or where to take classes?
Can you please do a video on how you overcame your shopping addiction? I need tips.
This was great!!! Thank you!!
Thanks for the info. I’ve been thinking about doing this 👍🏾
I was a signing agent full time 2020-22 then moved on once the refi rush died down.
You’re so right. I’m in the exact same position. Where are you located?
@amandapluma
Mid-Michigan.
