- Hi all, I forgot to mention to please subscribe, like, and hit that bell notification!
This is a list of the signing services that I go through. They are also the most common ones.
I describe the pros and cons, payment, and counter-offering each one.
I go through Snapdocs, Notary Go, Signature Closers, Loan-Closers, Amrock, Field Choice, and Signing Order.
As a signing agent, it's best to sign up with as many signing services as possible. When you're not signing with escrow agents or title companies it's always best to have these signing services as a backup.

Hi ya'll, reply to this comment with the signing services that you use and that I didn't mention. I would love to learn what signing services I'm missing out on. Let's help each other out by passing on ss.
New subscriber here! Recently recieved my commission, I'm super excited! Thanks for this information!💖
Hey Amanda. Snapdocs is a platform that signing services use to find notaries. Just FYI 😉
Notary Cafe is good. They are link with other signing companies
@Angela H - That happened to me. I did some loan signings at a title company in my area and they really liked the quality of my work. They wanted to be able to call me direct, so they actually set me up as a Vendor in their accounting system to pay direct. I have already trained another notary to help me on the super busy days, and I bill the title company directly for our work. I read over the Independent Contractor agreement with the original company, and there was not a "no compete" clause anywhere. The title company keeps me really busy. The particular Escrow officer I work with does all closing for one of the big builders in our area! I make $75 per closing, whether it takes me 15 minutes (cash closing) or an hour for 2 loan closings. If I go and close offsite from the title company I get $150 - $175.
Thank you I JUST did my application for notary today and I am just getting my toe in the door. I am so glad I came across your channel.
Commenting again for the algorithm, more ppl need to know about you🥺
soo sweet of you! Again, this is greatly appreciated

@@cynnoshah aww thanks 😊
I just denied a signing for “Coast 2 Coast” even though it was is my area because they were only offering $25.00, but then also sent me the offer at 3:45pm, wanted the signing done that same day and could not confirm what time the signing would be, only put TBD. I said no bcuz no confirmed time, last minute, low pay, using up my toner and a large file to print therefore using up my paper…..all for only $25.00……No thank you.
I asked for this video and you did just that thank you for being upfront and honest especially about you fees and how you counter, most people will just tell you the signing services they use but will not share how much they are able to get from them. I feel the more people like you share your numbers and all of us signing agents are on the same page about our fees per signing, signing services will be forced to stop low balling. I support this channel keep em coming and thank you 🙏🏿
Thank you for this great video idea. I know so many others need this. My goal is to always be transparent with you guys.
Yes, that was the purpose of me sharing my counter fees. It's so important to make sure we as a community are being honest about our pricing. So we can all come together and get paid our true worth. I appreciate your support! Thank you again 😊
I love your videos . Thank you for being honest and transparent and you explain things clearly . You’re my favorite to watch and I’ve been . Following you since you started. When I get unsure or nervous, your videos help a lot for me to refocus and revisit why I do this . Thanks alot Amanda !
Thank you so much, Amanda, for being so informative and insightful. I love your videos. I always learn so much from you. You’re amazing!
I just see your confidence growing as you gain more experience! Great video and right to the point! I loved the graphics with the pros and cons! Well done!
Great comprehensive video, Thank you so much. I’m newly commissioned and videos like yours are a tremendous help.
Wonderful video! I’ve been a notary for over 10 years and I’m coming back to the business it’s nice to have this information to get more business. Back when I started this information wasn’t available and notaries weren’t sharing information like you are!
Fantastic video! Very informative! You are a pleasure to watch as you are easy to understand and listen to. I am just starting my Mobile Notary business and your video really helped. Thanks so much!
Great run down of the signing companies... I just did m my first counter offer today.. then I listen to you...such synchronicity...👍🏾
Yes!! That's what I like to hear. :)
Thank you for your valuable information ❤️❤️❤️ I'm so glad that you're doing great with all this.
Thank you so much!
I love how transparent you are and as a newbie you have helped me out a lot. I have subscribed just because of that thank you.
Yep 👍🏾 I pretty much use every signing service that you mentioned and I am busy! Loan Closers called me too and I’m in Indiana.
nice! Ok so they are in other states. Do you get a lot of business from Indiana?
I just got started in Indiana. Do you have any tips for Indiana notaries.
Thank you for the information and transparency
orf course!
This video came up in my feed. Very helpful info, thanks!

Like the integrity, subbing on that alone along with all the info
Thank you so much. That's the goal here, honesty and transparency.
I'm an LSA in L.A as well and this was helpful!
I'm glad it helped :)
Would you consider making a video explaining how you manage your money with all these different incomes from different places and days! This video was insanely helpful, you rock ❤️
Great suggestion! I'm still figuring this out on my own lol
Thank you so much for the info
Again, so informative. Thank you.

Great video & very informative! :)
Thank you so much for sharing this information
Any time!
Thanks for the info!!
Thanks for sharing! I just got approved with Amrock yesterday and finished their training videos. Never heard of fieldchoice but I will certainly add them to my list. I have the same experience with leaving a message on SigningOrder. I never know if they see it or not. But I will start calling from now on. My area is heavily saturated with LSA’s so it’s hard to get high offers like $150 and up. I’m just trying to make it to anywhere between $90-$100 per signing. If you haven’t already can you please do a video of you actually calling a Title officer or EO and marketing yourself so we can see what to say? I always get so nervous and never make the call.
I get so excited when you post lol
lol I get excited when I see the first few comments flood in. Thank you so much for your support. I really appreciate it ☺️ You're the best!
Love the vids so informative!
Glad you like them!
Thank you for that information.

Hey with those printed checks, cut the bottom part down a bit where the account numbers are and then try to mobile deposit. It helps everytime.
Thanks for the info ! 💜

GREAT JOB
Thanks for the info!
Happy to help!
Thanks for the info.

Thanks for information have Bless Day 😊
Same to you
In Colorado, getting behind the veil in front of banks, lenders and title companies is tough, even with 37 years in real estate. Soo, signing services are my go-to. I have been really unsuccessful in countering. Too much competition here and always someone who will do it cheaper. Been off for 3 months due to surgery. So now need more resources.
Do you recommend any services in Colorado?
Thank you!!!!
Thank you information helpful
Great info! Thank you so much! How do you keep track of your signings? Do you have a spreadsheet where you just enter everything?
I'm new... thank you
Hi Amanda thank you for your videos. Since I found you I have been looking forward to all your videos.
I’m also in SoCal. My test is on feb 20, 2021. What did you do in the mean time that you were waiting to take your test?
Honestly I’ve been with some of these signing companies for 10 years and they are saying that they have seen such an influx in notaries (loan signing agents) because of the interest rates dropping, that signings are going to start becoming fewer and fewer. One company said since last year they’ve taken on 20,000 new notaries and it’s going to start getting harder and harder because some notaries are lowering their rates and they have to go with the cheapest paying notary. It will be interesting to see how things go the rest of the year.
Thank you for sharing this. That's insane, but I could totally see that happening. The low prices feel exploitative. I hope everyone keeps their rates competitive.
Thank you for the info. Can you do a video on your resume please?
Hi! Amazing information, thank you! :) I was wondering, though, with Notary Go when you counter offer, do you offer $150 and they come back and say "the lowest we'll go is $130." also, do you usually book all the jobs you counter offer? and if they don't accept your offer, do you take the job anyway? sorry for all the questions!
Thanks
Great Video Amanda. I think you said sign up with snapdoc while waiting for your commission. My understanding was I have to wait till I have my commission for getting on their site. Because that's what I was told by a loan signing company. Would you mind elaborating on that please. Also did you get your relationship with the escrow companies through knowing people or do you have videos that discuss that? This was the first video of yours that I've ever watched. I'm definitely going to dig into your library. Look forward to hearing your response.hi 🙏
Hi Kathy, thank you for watching. That might be the case. I've been a notary for 6 yrs so I was able to use my old commission while I waited for my new one to be sent to me.
I built my relationships with cold calling companies. There was no initial relation to my escrow officers prior to starting.
Thank for watching! I appreciate it :)
Thank you for doing this video! Have you had to deal with any nonpayment for signings?
Actually, yes I was just dealing with that today. The signing service canceled my signing bc the lender sent me the documents directly. Because the docs were not uploaded to the signing service the ss thought it was canceled. I confirmed that I received the docs from the lender and that the signing was completed. However, the ss still canceled my signing. I told the ss the situation and to add the signing back but they said the lender would have to send in a new order. It was a headache. This happened at the end of November and today they finally reuploaded the signing so I will get paid for it most likely next month.
Could you do a video explaining how you came up with your price list for charging for the services?
Yes, this is an amazing idea!
Money adds up
Thank you
Cutie.... keep inspiring others!
I recently saw a charge of $600 for the notarization/doc signing fee. Don't feel bad for asking for a fair amount. ;)
$600!? that's insane!!
The loan signing market has drastically changed since this video was posted. Several of the companies mentioned have lowered their notary fees. It’s getting harder to find work!
I absolutely agree. I been actively looking for work as a signing agent for the past 3 months and so far only gotten 2 signings and one quick deed notarization. I don’t want to lose inspiration, but it does bring the morale down when you are not booked and busy as they say and I am worried that I made the wrong choice by investing in this industry.
I completely agree! Because the mortgage industry is slow there's not a lot of signings. Then the signing services are coming in and lowballing even more bc they know notaries aren't working as much as we were in 2020.
you have wonderful info, thank you! Do you by any chance use a scanner or mail all your singings back?
Thank you for watching :)
I scan docs back if they need me to. Docs always need to be mailed back or dropped off in person.
@@amandapluma Cool beans, thank you for answering. I'll invest in a printer with a scanner. Thank you! and keep up your hustle!
For the list of signing services you put in the description box, which membership did you get or recommend???
I appreciate this video and information. thanks again for sharing
Glad it was helpful!
I hope at some point you offer some mentoring to us new upcoming LA notaries 👍🏾👍🏾
That is definitely my next step! Feel free to email me. I plan to hopefully start mentoring next month.

Thank you little sweet potato
How do you know or estimating how many pages there will be to know if they’re offering a good rate.
Hi Amanda what do you say when you counter offer?
When you do helocs and ID verifying ,Do you still have to drop and send signed copies as other regular signing or is it virtually?
I do the signings as normal but I just scan them back instead of mailing them.
Amrock
Can you (or literally anyone) explain how you print from your mac? I’ve been struggling trying to get documents to print from my Mac and it just never works correctly.
Did you set up everything required when first connecting your printer? Do you have a Brother printer? I hear the same thing from other Brother users.
Sometimes when I have issues I turn off my wifi on my laptop and turn it back on. It starts printing again.
Thanks for all the great info once again!! For notary stars do you have to pay to be listed as a notary agent for them?
I just realized that now you have to sign up for a membership. When I first checked out this list it was free. Let me try to find another list. As far as being a notary for them with a payment I am not sure.
Hey. I am a Signing Agent In New Jersey. I have to print those same checks. In my experience when I print the check in greyscale or ink saving mode the check will read invalid when I try to do mobile deposit. When I print it with regular setting it works. Hopefully this helps.
hmm I need to check this out. Thank you for this :)
Thanks for that! I've had issues with mobile deposit till I saw your post.
Do you complete and upload the w9 form entirely with your social security info for all of these agency’s you sign up with?
I’m in SoCal, but the Inland Empire. Do you think I would have to commute towards LA, OC or SD due to my location?
No i've heard of ppl out there getting a lot of business. Think about how many homes are out there. I've even done a few singings out there.
Hey Amanda I’m located in Florida and an remote online notary how much should I charge I finished the mark wills loan signing course and I have my commission and I passed NNA AND NSA AND RON
Is the Loan Signing Course you have in your description where you recommend to start taking courses to become certified?? Thank you
Yes it is! Remember, you don't have to be certified to sign loans. Any course that mentions "certification" almost holds no weight in the industry. That doesn't mean don't take a course. You need to be extremely knowledgable with loans. There are other courses out there, I also suggest taking one that fits your learning style.
How did you learn about all the different types of loan packages. Im having a hard time understanding documents that come in a REFI or a VA loan
Gotta know Refi..its a must..look into a course or there are some free videos on UA-cam that teach you the docs
how do you get signings Direct through Escrow or title ? Is there a registration process through State Corporation Commission to do signings direct through escrow or title?
What printer will you be upgrading to in the future? I want to make sure that I get the most efficient printer
Hi there, the printer is linked in the description :)
Thanks... what is your city abs state?
🧡🧡🧡🧡🧡
So does every signing service only pay monthly? Like do you only get paid once a month yourself?
Sounds like you counter offer everything. Me being new, I feel my counter offers will just me ignored soo I'm not sure if its reasonable to counter right off
When will you be putting out a new video? :)
What Notary Software do you use to track your signings
I use Notary Gadget
Amanda, what is the demand for bilingual notary signing agents? English/Spanish for example in Texas.
I think it's high. It's so beneficial to be bilingual in this business, especially in Texas.
Amanda how do you work with escrow officers?
Hi, great videos.. do you have to have additional training through the notary services once you sign up or is it just through your state? 😀
What are some good Facebook communities for notary signing agents?
Hello I'm in Los Angeles and I'm a new notary so I'm going to subscribe to your channel can you tell me a good place to find a double tray printer and rather not the helocks require doubletree printers
Hi Amanda, did you have to take an exam to become a Notary Public and was it difficult?
He Emori, yes you do. It was not difficult at all. You're just regurgitating what you learned. I recommend taking notes when you're learning.
How long did it take you to hear from Signature Closers once you were registered? They say not to reapply even if it’s been a month.
I believe it was immediately
I literally just asked a similar question on one of the other comments on the same post
Is anyone doing this in South Florida?
Have you done any living trusts? Do yo know what to charge?
When applying for Amrock what do you put on your resume?
Just my work history but I tailor it to notary skills. I also put notary public in my resume bc I’ve been a notary for 5 yrs now.
Signature Closers is my absolute favorite too! Snapdocs doesn't send me any work, its so odd
that's funny, I'm not getting much work from signature closers lol
Question: how long did it take you both to get approved through signature closers? I applied 02/07, they told me “thanks for the application, we will get back to you.. do not reapply”. Any advise on what to do next?
Hi. This was helpful.
Do you call the signing services when they ask if you're available ? Or do they pick you right away?
Hi, no I just respond to a link they send me. If they end up choosing me I get an email and text letting me know. That's usually followed up with a call.
I'm trying to find a LSS that has a fast payout quicker than 30 days...Can u refer any?
Bancserv
I’m confused with these costs because aren’t they all for a different location? So, how does that get calculated? I’m not understanding what the rate should be per mile, say calculating how far it is.
That's all up to you. In this business, there's only a standard price on the documents. How much you're willing to drive/charge per mile is your call.
For me, personally, it varies based on traffic. I'm in LA so even though a signing is 10 miles away, that can take me about 30 mins to get there. Time = money. I have to charge by time in that case.
Hey Amanda. You counter via email or phone? I used to counter by phone and the voicemail box of the SS was always full 🙃
When I get the notification I automatically offer on the link I get. If they call me I counter with them over the phone. Sometimes I’ll call to counter offer and they do answer but it’s a hit or miss.
@@amandapluma Sig closers is probably tired of my emails lol but it's the only way I can counter since I don't get calls. Thanks!
@@missculinary use their app! :) signings with them get booked ASAP.
Snapdocs has YET to give me an assignment in 3 months!! I also paid extra to get verified and all. I am soooooo beyond frustrated
You paid to get verified??? I've been on that platform for 3 years never heard of that. Are you sure you have all of required documents uploaded? And profile set. Our business is fire you may want to check your profile. Good luck
Me too🤨
I've never heard of paying on Snapdocs to get verified. That is extremely strange. I would reach out to them.
I was having the same issue, and I picked up the phone and called to say I haven’t received anything , now I get signings.
