@Angela H - That happened to me. I did some loan signings at a title company in my area and they really liked the quality of my work. They wanted to be able to call me direct, so they actually set me up as a Vendor in their accounting system to pay direct. I have already trained another notary to help me on the super busy days, and I bill the title company directly for our work. I read over the Independent Contractor agreement with the original company, and there was not a "no compete" clause anywhere. The title company keeps me really busy. The particular Escrow officer I work with does all closing for one of the big builders in our area! I make $75 per closing, whether it takes me 15 minutes (cash closing) or an hour for 2 loan closings. If I go and close offsite from the title company I get $150 - $175.
I just denied a signing for “Coast 2 Coast” even though it was is my area because they were only offering $25.00, but then also sent me the offer at 3:45pm, wanted the signing done that same day and could not confirm what time the signing would be, only put TBD. I said no bcuz no confirmed time, last minute, low pay, using up my toner and a large file to print therefore using up my paper…..all for only $25.00……No thank you.
I asked for this video and you did just that thank you for being upfront and honest especially about you fees and how you counter, most people will just tell you the signing services they use but will not share how much they are able to get from them. I feel the more people like you share your numbers and all of us signing agents are on the same page about our fees per signing, signing services will be forced to stop low balling. I support this channel keep em coming and thank you 🙏🏿

In Colorado, getting behind the veil in front of banks, lenders and title companies is tough, even with 37 years in real estate. Soo, signing services are my go-to. I have been really unsuccessful in countering. Too much competition here and always someone who will do it cheaper. Been off for 3 months due to surgery. So now need more resources.
Thanks for sharing! I just got approved with Amrock yesterday and finished their training videos. Never heard of fieldchoice but I will certainly add them to my list. I have the same experience with leaving a message on SigningOrder. I never know if they see it or not. But I will start calling from now on. My area is heavily saturated with LSA’s so it’s hard to get high offers like $150 and up. I’m just trying to make it to anywhere between $90-$100 per signing. If you haven’t already can you please do a video of you actually calling a Title officer or EO and marketing yourself so we can see what to say? I always get so nervous and never make the call.

Honestly I’ve been with some of these signing companies for 10 years and they are saying that they have seen such an influx in notaries (loan signing agents) because of the interest rates dropping, that signings are going to start becoming fewer and fewer. One company said since last year they’ve taken on 20,000 new notaries and it’s going to start getting harder and harder because some notaries are lowering their rates and they have to go with the cheapest paying notary. It will be interesting to see how things go the rest of the year.
Thank you for sharing this. That's insane, but I could totally see that happening. The low prices feel exploitative. I hope everyone keeps their rates competitive.

Hey. I am a Signing Agent In New Jersey. I have to print those same checks. In my experience when I print the check in greyscale or ink saving mode the check will read invalid when I try to do mobile deposit. When I print it with regular setting it works. Hopefully this helps.
The loan signing market has drastically changed since this video was posted. Several of the companies mentioned have lowered their notary fees. It’s getting harder to find work!
I absolutely agree. I been actively looking for work as a signing agent for the past 3 months and so far only gotten 2 signings and one quick deed notarization. I don’t want to lose inspiration, but it does bring the morale down when you are not booked and busy as they say and I am worried that I made the wrong choice by investing in this industry.
I completely agree! Because the mortgage industry is slow there's not a lot of signings. Then the signing services are coming in and lowballing even more bc they know notaries aren't working as much as we were in 2020.
Actually, yes I was just dealing with that today. The signing service canceled my signing bc the lender sent me the documents directly. Because the docs were not uploaded to the signing service the ss thought it was canceled. I confirmed that I received the docs from the lender and that the signing was completed. However, the ss still canceled my signing. I told the ss the situation and to add the signing back but they said the lender would have to send in a new order. It was a headache. This happened at the end of November and today they finally reuploaded the signing so I will get paid for it most likely next month.

Great Video Amanda. I think you said sign up with snapdoc while waiting for your commission. My understanding was I have to wait till I have my commission for getting on their site. Because that's what I was told by a loan signing company. Would you mind elaborating on that please. Hi Kathy, thank you for watching. That might be the case. I've been a notary for 6 yrs so I was able to use my old commission while I waited for my new one to be sent to me. I built my relationships with cold calling companies. There was no initial relation to my escrow officers prior to starting. Thank for watching! I appreciate it :)

Yes it is! Remember, you don't have to be certified to sign loans. Any course that mentions "certification" almost holds no weight in the industry. That doesn't mean don't take a course. You need to be extremely knowledgable with loans. There are other courses out there, I also suggest taking one that fits your learning style.

When I get the notification I automatically offer on the link I get. If they call me I counter with them over the phone. Sometimes I’ll call to counter offer and they do answer but it’s a hit or miss.
I’m confused with these costs because aren’t they all for a different location? So, how does that get calculated? I’m not understanding what the rate should be per mile, say calculating how far it is.
That's all up to you. In this business, there's only a standard price on the documents. How much you're willing to drive/charge per mile is your call. For me, personally, it varies based on traffic. I'm in LA so even though a signing is 10 miles away, that can take me about 30 mins to get there. Time = money. I have to charge by time in that case.
No. You don't need to pay for listings unless it's signing order. That signing services offers more work if you pay more. Other places that I've heard of charging are scams.
Can you (or literally anyone) explain how you print from your mac? I’ve been struggling trying to get documents to print from my Mac and it just never works correctly.
Did you set up everything required when first connecting your printer? Do you have a Brother printer? I hear the same thing from other Brother users. Sometimes when I have issues I turn off my wifi on my laptop and turn it back on. It starts printing again.

Not when you're running a business. There's a lot of costs you have to keep in mind when you do a signing. Plus this is a skilled job. We deserve to get paid our worth.
