Very Responsibly and Meticulously explained by the tenant Really Excellent the kind of words he used to describe amenities is really good to listen. The most concerning thing about Taking house or flat on rent is Exuberant Deposits like 10M or 12M, Government of India and State government must Frame stringent laws in relation to this What is the sense of taking 10Months deposits. State government must create an agency or Authority so regulate busines of Giving house or Flats On Rent because many times is has happened that owners Argue in Paying back the deposits.
Story of most of the tenants in Mumbai with modest expectations...
I lived on rent for years in Mumbai and absolutely hated it. The landlords will always have the upper hand and can increase the rent by any amount they wish, there are no rules. Landlords can also be pretty mean. You start living your life installments of 11 months, by month 8, you're already wondering if you'll need to move out or bear the increased cost. Too much stress and uncertainty. I would have moved further away, but still bought a small flat to stay safe from landlords.
Giving brokerage every 11 months to broker, even though we still continue to stay in the same house, is atrocious

Respect thoughts of this tenant. Once you cross 55 people want to stay asset light and create a WILL just in case heart or brain stops suddenly. And get into a assisted living apartment with nurses doctors and ambulances around. And fixed deposit interest is your pension which can pay the rent of assisted living. And its easier for family members to transfer FD instead of real estate

This looks like a real story of Mumbai people. Even we stay at Navi Mumbai for 12 years in 390 sft carpet area.
When they started their journey in 2001, that part of Malad was mostly open fields and mangroves.
They didnt seem to have a kid. It makes easier to take such decisions of being lifeling tenant. With responsibility of kids, its a mental block..if something were to happen to you..where would the family stay and how long on rent?
I wouldn't recommend anyone to be a tenant all their life. There is no pension for us in the future so what will one do once retired? Not all of them can have savings enough to cover rent, medical bills etc with inflation. Buy a house anywhere in the country so you have one roof over your head when one retires.

Can someone elaborate on that point of brokerage at the time of renewals ? Is it specific to Mumbai and how is it acceptable?
If a tenant wants to live inthe same place then he/she would have to extend the agreement and the formalities of it are done by the broker, so that is why brokerage is given, I'm a mumbaikar so not sure about other places
