How about doing a series showing some of the neighboring communities where a person might rent a house? Everyone always wants to show condos in the heart of whatever city they are showcasing on their UA-cam channels. For similar prices, you can get some wonderful homes in gated communities with amenities like pools and gyms. Not everyone wants to live the city life.

I’m visiting here now. Proximity to goods and services here has value as transportation is challenging. Culturally, condo and apartment life is a good way to go. The next two weeks I’m going out of BK to the more touristy beach communities, perhaps different there, shall see.

@@eliseumds you spend hours walking to and from trains stations, and then to your final destinations. The outer rims of Bangkok have some great communities. Grab and Maxim are inexpensive options of transport. People are nicer. It is much less expensive. It is much easier to get out of the Bangkok region to see the rest of Thailand.

70 sqm room costs about 12-15 millon Baht ( 350K-430K) in BKK. So 55000 Baht/month is reasonable. I think.

You are arguing it is reasonable now because sales prices for new condos in Bangkok are now also my massively over inflated. Which seems an extremely weird argument to me.
Here in Hong Kong our real estate market is also extremely unaffordable relative to household income, but there's enormous pressure on the gov to finally address it. Certainly no one's using words like reasonable or arguing high rents can be justified because sales prices are also insane.
The reason the condo market in Bangkok and Hong Kong is so out of step with local wages is because its not local wages that are buying these in either place.
It's not domestic buyers that are driving these sales prices in Bangkok - it's 'hot' money from overseas, China and Russia in particular.

If you don't need the facilities in the condo buildings, you can find really good centrally located apartments for under 10,000 bath a month.
Define “really good”. What is your point of reference? I find that’s a myth. Any modern and spacious condo that is centrally located will be $25-30k THB at minimum. Then again, everyone’s standard of living varies. For 10k THB, a condo will be in a shit location and in a shit building.
Yes, this is way over priced. You should not be paying more than USD400 for a very decent apartment in Thailand in a nice location. Don't let the agent fool you.

You're right. I can pay daily for an entire month in a hotel with similar amenities in that area for 15K. It's probably down to even 10K if I make a deal with them.

A 2 bedroom condo in Mobi Ideo Rama 9 within 100m walking distance of Rama 9 MRT that's fully furnished is asking for only 25k a month.

Price are actually reasonable for the location of those condos (except the first one). You can't compare price around Rama 9 MRT to Thonglor & Prom Phong BTS.

You can get 30sqm condos with the same amenities for 10k 12k... sometimes even in Onnut 8k. I have to say these are proper expensive for bkk.
I live in ekkamai, and my condo should have been 15k . I got it for 11k.
But it depends on location, how much the utilitys, what for extras like pools and which size.
But the condos in this video are not the cheapest in bangkok.
@BadboyMax1986 yes I agree with you. My comment is made for this video, especially. His location is further than the I am, granted these condos are bigger they definitely shouldn't be this expensive, all most of the condos the fee you pay for the amenities are included with the rent.
Electric, water and so on shouldn't be an issue. We'll its not an issue. 1 or 2 people for Electric looking at around about I'll say £30 to £60 max that's with the aircon on most of the time as well.

But the amenities in the quality also different from Building to Building.
But you are right, you get cheaper apparments the same size in better locals like asok and other with the same amenities.
But the problem are the people from abroad, they dont compare price/performance and the median bangkok income. Like for my german or special americans 600 € as not so much money for a main capital, but the dont forget the median income in Thailand and therefor the rent prices rises :(
@BadboyMax1986 Oh, it's definitely cheaper for me, I'm from the UK.. 1 bed room is about 800, where I am just for the apartment. But for thailand overall, it's just very expensive. Avg wage in bkk Is still only about probably roughly 450. I'm guessing or 550 somewhere about that.
@@BadboyMax1986 you also have to be aware of most condos in Thailand are treated like hotels. So, all the amenities you pay extra for, often become over crowded by short term vacationers. Sometimes the price isn’t worth it

A 2 bed room for a new condo less than 5 years old already costing 25,000 baht and above. Is also possible to get a 2 bedder for around 15,000 ~ 20,000 baht range for even older condo.

Thanks Chris for another great video. I would like to ask however for those of us who do not like Condos and living in tall high rise buildings and prefer the space that they have currently in a house, what options are there (if any) for those who would prefer to rent a house/townhouse in Bangkok area? In addition I have also noticed some of the youtube videos like yours when they talk about what you can buy in terms of Condos, however no one ever mentions the ongoing costs (maintenance) so might be worth including this in the videos so that views would know what the expected outgoings would be. Cheers.

The typical size options seem to be one bedroom from 27 to 35 square meters with the next larger option being two bedrooms at 50 to 56 square meters.
I wish that more places had a ONE bedroom with 50 to 55 square meter option. Almost all the options are so tightly packed. My new condo in Ayutthaya costs $222 but it is pretty small at 33 square meters and Ayutthaya does NOT have the things to do that Bangkok does.

Right now I’m staying in my friends studio room condo which is a 3 min motorcycle ride from punnawaithi station, she’s paying 5000 baht a month, it’s a yearly contract.
Thanks for another wonderful video. I love the area around Emquartier & Empoŕium. The first time I arrived in Bangkok my Agoda booking fell through so, I ended up being moved to The Olive Bangkok. It was a beautiful place and I really enjoyed my stay. Now, I tend more towards Asoke & Phrom Phong area so, seeing inside The Diplomat was a treat. It's wayyyy out of my budget but, still good to see.
For those who are gasping at the prices, Bangkok is a cosmopolitan city. There are apartments for rent that will suit all budgets. Awhile ago, I watched a video of a guy who was paying $60 US for an apartment. It was very basic & nowhere near any BTS or Metro line so, much more difficult to get anywhere.
Bangkok is a huge city spread out over many sq. kilometres. There's something for everyone...

Condo rentals in Bangkok have indeed changed. The prices are astronomical.

They really haven't, RW4U is usually a great channel but he is totally out of touch in market rentals. The first one is maximum a 15k mth condo all day. No one is paying 24k mth for that. You can even find condos closer to the center of Bangkok for about 12k/mth

Coincidentally I ate at Hua Seng Hong two days ago with some Thai friends. They are in the restaurant business and very picky about where they eat. Very busy and I'm sure I was the only westerner! Also, over the road at the bottom of Soi 66 is The 66 Cottage. Nice cafe in a garden setting surrounded by a few other little businesses.
I felt the "high end" place actually had very low quality but gilded interior decor and furniture. Not that any of them had any quality past the lobby but I guess I liked the first building best for its roof and its pool.
Bangkok is nice for a short visit but way too busy for anything long term. For me Thailand is all about being next to the water and not that stinky canal type of water 😄Hua Hin is my type of town. Just has a nice vibe to it.
That's my feeling as well. BKK would get to me after a few months. I need sand and sea and a little jungle every now and then.
BKK is wild, one of the filthiest places I’ve ever been to, smells like shit absolutely everywhere, only good for shopping.

I remember apartment living in Soi 12 and 41 mainly low rise apartment buildings when there was no BTS (under construction). Simple but easy living. A studio cost around 6k+ baht so you could get by on a Thai salary.

These prices are artificially inflated and are not the current market prices in Bangkok. You can get a very nice condo for 10-12k per month much closer to city center than Punnawithi.

We have a condo at Bang Na, but will probably look at On Nut to be right there at Tesco Lotus when our lease expires. We're currently paying 9,500 THB (about $260 USD) for a 28 sq meter studio.

Chris, could you address the issue of renters not getting their deposits back after the rental period, and what recourse they may have? I here these kinds of stories all the time.
you can still get loads of places for 10k Baht neat BTS around Bangchak/On Nut.
Can even get condos around Phra Kanong for 10-12k in Aspire and Life. Way closer to city than Punnawithi. The prices in this video are extremely suspicious!

I am visiting Bangkok from Seattle USA, dental tourism. I decided to use Edelweiss, based on Chris’ videos. Been a fantastic experience and have saved 80% while getting world class dentist/service. I am staying in a Hotel for $100 per night, comparable to a Hotel at home that would run 3x that. Bangkok is my first ever Asia experience. I love it, and that says much for a person that doesn’t like big cities. The city is cleaner, clean air and even friendlier than I’d hoped for. It’s hot and humid at times but there’s not much to dislike. I’m looking to buy a second home and I could imagine buying here for sure. Language is no barrier btw. In a few days my girlfriend will arrive and we will spend 2 weeks going resort style, with Hua Hin our first stop.

@@alucardcount9478 I’m sitting by the pool right now on 49 soi Sukhumvit. The air here is no dirtier than any big city in the USA. I travel 6 months of the year. I’m no nob, noob, or whatever. Just calling it the way I see it. For 20m or so people, Bangkok is indeed surprisingly clean.
I visit Asia/SEA twice a year for business and pleasure. Compared to similar metropolitan asian cities like Tokyo, Seoul, and Singapore…

Aloha Chris! One thing I don't think I've ever seen mentioned if there is a cost for weekly trash removal? We have to pay for a service here in Hawaii for 2x a week (but that's because we live on a private road and don't qualify for the C&C pickups).
My guess is that most looking to relocate to Bangkok are not looking to pay the same or more than what they pay in their country of origin.

Ridiculous prices just as high as the US. I live in Jomtien for 8000 in a nice condo with a great location.
And Thai people who work in Bangkok live in 25sqm apartments and pay 3500 baht. I lived in a 35sqm large room (no kitchen) and paid 7K baht and it was wonderful. I wouldn't go higher than 55sqm for a single person because you'll be spending 3K-4K a month in electricity to run your air-conditioners. The larger the place the more electricity you'll need to keep it comfortable, and Bangkok is the hottest nation capital in the world.

Does anyone know what a typical rental lease in Thailand looks like? Is month to month common? Or is it mostly a one year lease?
I ask because I could make the dream come true a lot sooner, but my job is pretty irregular, and I would need to be present in Canada to get paid. Some years might be 6 months, Thailand, six months Canada. Others might be year on year off etc.
In so many of these videos I rarely see anyone using the building amenities which were the hook to get them in there. I think I much prefer the older condos built in the '90s and earlier where you got real wood furnishings instead of IKEA stuff, and where you get twice the amount of space for the same amount of rent.

You don't pay fees while renting. It's the responsibility of the Owner.
In 2021 I paid 17k Baht a month for a 2 bed 2 bath in the Base Park West. It was down from 24k before Covid.
