  • Watch this video if you are a new Notary Loan Signing Agent and are nervous about your first loan signing. This is a mock signing where I go over the most common loan documents included in a refinance loan packet and show you how I do a Loan Signing as a Notary Loan Signing Agent.
    I am not trying to teach anything here, just hoping to help someone see how straight forward the loan signing appointment is. I encourage you to refer to NNA website for a more elaborate article about this.

    Can you do a full purchase, a seller's package, a reverse mortgage, a HELOC, an ARM, and a Cash Deal if possible? I know that would be a series of videos and I'll watch every last one of them. That will help many notaries out tremendously. I really learned a lot from you and I think I'm ready to go out and start accepting assignments. I'm just a little nervous. Thank you for doing these demos. You're very good at explaining things and right to the point.

      Liz, thank you so much for your kind words. I do not do HELOCS or cash outs since they need to be executed in a title or attorney office. Rest of the ones you mentioned have the documents which I have described in this video give or take 1 or 2. Buyer packets are similar to refinance which this one is. Seller packets are much smaller, about 25-50 pages and mostly include tax docs, a warranty deed, etc. If you can think of any documents that I have not gone over, let me know and I will answer the best I can.
      Don't be nervous, just remember the signers are probably more nervous than you are and they are just human and not judging you. Just remember to breathe, double check everything, and you will be a pro before you know it.

    Great info! You are adorable! I find it helpful to bring a 4x6 index card folded to stand up and put the date on it 3-3-2021, it is helpfiul for the signors and the notary and I don't have to repeat the date, just remind them to write out 2021

    Alright! Let’s get started. Do you have your IDs on you?
    Thank you so much.
    We are going to start with your closing disclosure,
    as you can see in here this is your loan amount, this is your interest rate,
    this is your monthly principal and interest payment those are your estimated taxes and insurance
    and those two numbers together make up your total monthly payment which you can see right there and as you can see all the way in the bottom there
    there is no money due to closing today or if there is you’ll have instructions.
    Please go ahead and sign your name just exactly as its written and today is 11/20/2021 in that format please ty so much.
    Next, we have your first payment letter right here as you can see it breaks down your first monthly payment it shows you who your landlord is right there
    it shows you when your first payment is due and then it shows you a brief about your loan, here is the amount of your loan you interest rate whether or not
    you have a prepayment penalty.
    And you also have a couple of temporary payment coupons to make these payments for the next couple of months, go ahead and sig that exactly as you name is typed
    and make sure to put today’s date it is 11/20/2021.
    Next, we have your note, it is your promise to pay the loan in that amount to the lender right there
    That’s you interest rate that’s your first payment due date, that’s when your last payment is due, that’s the address your payments go to, as you can see that’s your
    monthly payment and that doesn’t include your taxes and insurance
    please sign the last page exactly your name says and put the date only if it requires.
    LOOK FOR INITIALS
    Next, we have your deed of trust as you can see your names are here as the borrowers this is a security instrument that the lender uses tied to the note and its
    recorded in the county, it has 10 pages sometimes it has more than ten
    please go ahead and sign this last page exactly as your name is typed here and make sure you put a date if its required, while you do that ill notarize your deed
    (once you see them signing the docs, stamp! and make a journal entry)
    Next, we have a part or plan of union development trader it tells you that you live in the subdivision and there’s some governments and regulations of this HOA.
    Please go ahead and sign the next page exactly as your name is typed and the date 02/11/2021
    ty.
    This is your notice of right to cancel, you have three days to cancel this loan as you can see right now the date today is 02/11/2021 you have until the midnight of February 16 2021 to cancel this loan, if you wish to cancel for any reason, you will sign right here
    where it says i wish to cancel and date with the date that you are canceling and send it to this address listed up here, but today you are only acknowledging that you received this notice, so you will sign all the way i the bottom and the date today is 02/11/2021
    there are a few copies of this document that you must sign and you also have copies of this in your package that i brought for you.
    This is an affidavit of occupancy as you can see here this is your primary residence and that you are refinancing this loan please go ahead and sign where it says your name, exactly as your name is typed and date. As you do that ill notarize this doc.
    This is a request for your transcript of tax return (4506-T/C) FOR THOSE YEARS MENTION IN LINE 9 please go ahead and sign where it says your name and date and put a phone number if there is not already typed.
    and as you can see there is a spouse signature required on the bottom please go ahead and have your spouse sign it and date
    and next one is a VA Addendum to your loan application you don’t need to do anything on the first page but on the second page as you can see there’s a signature required and date and then the co-borrower signs after you.
    Then we have your uniform loan application (form 1003) this is the application you began tis process with you already signed this before but this is a last version of it and I need you to sign it again ( if there is only one borrower there is no need
    to sign out the first page, but if there is a coborrower they both need to sign on the top of the document)
    this is the third page of your loan application, go ahead and sign right there to the left and date 02/11/2021 and the coborrower signs to your right.
    And this is the last page of your loan application, please go ahead and sign right there on the bottom.
    Next document is your Amortization schedule it shows you how your loan gets paid down. please sign and date 02/11/2021.
    Next, we have your Rate Reduction (tangible benefits) it shows you a comparison between your old loan and your new loan as you can see your tangible benefits to the bottom there, go ahead and sign as your name is typed and today’s date is 02/11/2021.
    This is a notice of penalties for making false or mislead statements please go ahead and sign your name as is typed and date, this document gets notarized (and you make a journal entry)
    This is your authorization for social security administration to release your information, its valid for ninety days as you can see right there and you will initial next to it and below you will sign in the box and you will date.
    Here is an error and omissions agreement. if there are any grammatical errors or clerical mistakes in this document, it says that you agree to cooperate to get those corrected.
    Here is an attorney Representation letter it says that the attorney who created these documents, represent either the title company or the lender and they don’t represent you. please go ahead and sign and date.
    Here is your w9 for taxes purposes please make sure your information and your social security number is correct in here and then go ahead and sing and date towards the middle of the document.
    then we have the renewal and extension rider this acts as a bridge between your deed documents and your new deed documents that we signed today, please go ahead and sign and date.
    this next document is your signature and name affidavit (aka) it states any akas you might have had, if you agree with them, you can leave them alone but if you don’t agree with any of those you are just going to put a strike thru it and you’re going to initial
    next to it and then you will sign all the way in the bottom and date. this document gets notarized and entered into my journal
    Here is the owner’s affidavit it says that there is no leans or judgments against this property and that you do own this property please go ahead and sign it and then I notarize it.

    This is great. I didn’t realize a journal entry was made each time you notarize. I thought only once at the beginning of the signing.

    Plz do a HELOC closing.... even if you personally don't do them.... but your instructions are so persise we your subscribers would benefit greatly....

      I do not do HELOCs since I it is not easy to find an attorney or title office and other signings keep me busy enough. That is the reason, I do not know what other documents are included in that loan packet, but if you can send me a list of those additional documents, I will research them and create a tutorial. :-)

      @@SPNotarySigningAgent Thank you so much, I am familiar with the standard docs in the HELOC such as the Notice of right to cancel, signature name affidavit etc. Where I am having difficulty is in regards to the following docs:
      -Membership application and account card
      -Deed of Trust for HELOC
      -servicing fees schedule
      -Disbursment request and authorization
      -And HELOC agreement advance modification

    In the beginning after you took their IDs, why did they sign your journal? Did you start with the Patriot act form? Your presentation is top notch! This video and your future ones are and will be invaluable to this industry! Thank you!

      Really appreciate the kind words. In TX, the signers are not required to sign your journal but it is best practice to get their signatures on every entry unless you are using one of those journals for loan signing which have the one page multiple entires format.

    if I only had a link for a blank mock packet so I could have a visual in hand it would be so so helpful. Even thought each state might be different it would serve a a great in hand learning tool.

    Great Great Great video. On the urla you say a single borrower doesn't have to sign the top of page one. My instructions always say "do not" forget to have the borrower sign the top of page one. Is this just specific to companies you've worked with so far? Thanks

      Yes, I have gone back and forth about this and finally decided I was just going to ask them to sign regardless cause it won't hurt. The form says to only sign if there are more than one but some lenders/title companies ask for signatures regardless.

      In the loan packet, the documents they need notarized will have an Acknowledgement or a Jurat included for you to complete. You will log EVERY notarization in your journal for record keeping.

    I appreciate the fact that you talk about recording the information in the journal after notarizing. The only video I've seen do that. What about the thumb print? I didn't see any?

    OOO i caught a mistake! Make SURE you make notice to the signer of the check mark box above the signature on the 4506-T, they MUST check that box in order for the loan to close. AWESOME mock signing regardless, very well done you present yourself extremely well, I look up to you :)

    Thank you so much , as I’m watching this I’m all calm because of your introduction and your explanation is very clear . Before watching your video I was so nervous cos I have my first signing tmrw at 1pm direct from an escrow officer and the signing will be done at the escrow’s office. I’m signing both buyer and sellers both will be my first experience.
