Can you do a full purchase, a seller's package, a reverse mortgage, a HELOC, an ARM, and a Cash Deal if possible? I know that would be a series of videos and I'll watch every last one of them. That will help many notaries out tremendously. I really learned a lot from you and I think I'm ready to go out and start accepting assignments. I'm just a little nervous. Liz, thank you so much for your kind words. I do not do HELOCS or cash outs since they need to be executed in a title or attorney office. Rest of the ones you mentioned have the documents which I have described in this video give or take 1 or 2. Buyer packets are similar to refinance which this one is. Seller packets are much smaller, about 25-50 pages and mostly include tax docs, a warranty deed, etc. If you can think of any documents that I have not gone over, let me know and I will answer the best I can. Don't be nervous, just remember the signers are probably more nervous than you are and they are just human and not judging you. Just remember to breathe, double check everything, and you will be a pro before you know it. Good luck!

Please go ahead and sign the next page exactly as your name is typed and the date 02/11/2021 ty. This is your notice of right to cancel, you have three days to cancel this loan as you can see right now the date today is 02/11/2021 you have until the midnight of February 16 2021 to cancel this loan, if you wish to cancel for any reason, you will sign right here where it says i wish to cancel and date with the date that you are canceling and send it to this address listed up here, but today you are only acknowledging that you received this notice, so you will sign all the way i the bottom and the date today is 02/11/2021 there are a few copies of this document that you must sign and you also have copies of this in your package that i brought for you. I do not do HELOCs since I it is not easy to find an attorney or title office and other signings keep me busy enough. That is the reason, I do not know what other documents are included in that loan packet, but if you can send me a list of those additional documents, I will research them and create a tutorial. :-)

In the beginning after you took their IDs, why did they sign your journal? Did you start with the Patriot act form? Your presentation is top notch! This video and your future ones are and will be invaluable to this industry! Thank you!
Really appreciate the kind words. In TX, the signers are not required to sign your journal but it is best practice to get their signatures on every entry unless you are using one of those journals for loan signing which have the one page multiple entires format.

Great Great Great video. On the urla you say a single borrower doesn't have to sign the top of page one. My instructions always say "do not" forget to have the borrower sign the top of page one. Is this just specific to companies you've worked with so far? Thanks
Yes, I have gone back and forth about this and finally decided I was just going to ask them to sign regardless cause it won't hurt. The form says to only sign if there are more than one but some lenders/title companies ask for signatures regardless.

In the loan packet, the documents they need notarized will have an Acknowledgement or a Jurat included for you to complete. You will log EVERY notarization in your journal for record keeping.
I appreciate the fact that you talk about recording the information in the journal after notarizing. The only video I've seen do that. What about the thumb print? I didn't see any?

I like the flow especially when it comes to your entering documents to be notarized in your journal. Can you describe that process a little bit further especially when you have a husband and wife. Do you or the name of the document twice and show the husbands wine when he signs in the wife’s when she signs or do you group all of the husbands documents entries together and then all the wife’s? I have a journal that I can do one signer multiple docs. I found it on Amazon. Typically in TX, we are supposed to record every notarization and this can get tedious in a loan signing. The multiple documents journal helps.

Great Great Great video. On the urla you say a single borrower doesn't have to sign the top of page one. My instructions always say "do not" forget to have the borrower sign the top of page one. Is this just specific to companies you've worked with so far? Thanks
Yes, I have gone back and forth about this and finally decided I was just going to ask them to sign regardless cause it won't hurt. The form says to only sign if there are more than one but some lenders/title companies ask for signatures regardless.

if I only had a link for a blank mock packet so I could have a visual in hand it would be so so helpful. Even thought each state might be different it would serve a a great in hand learning tool.

Wow! I love this video. Very helpful for someone starting out. Thank you!! I really appreciate the way you enlarged the document so we can see what's like . Do you have a video where you notarize the documents? I always wonder which documents need to be notarized and put in the journal.
In the loan packet, the documents they need notarized will have an Acknowledgement or a Jurat included for you to complete. You will log EVERY notarization in your journal for record keeping.

Before watching your video I was so nervous cos I have my first signing tmrw at 1pm direct from an escrow officer and the signing will be done at the escrow’s office. I’m signing both buyer and sellers both will be my first experience.

OOO i caught a mistake! Make SURE you make notice to the signer of the check mark box above the signature on the 4506-T, they MUST check that box in order for the loan to close. AWESOME mock signing regardless, very well done you present yourself extremely well, I look up to you :)

I like the flow especially when it comes to your entering documents to be notarized in your journal. Can you describe that process a little bit further especially when you have a husband and wife. Do you or the name of the document twice and show the husbands wine when he signs in the wife’s when she signs or do you group all of the husbands documents entries together and then all the wife’s? I’m in California. Thank you
I have a journal that I can do one signer multiple docs. I found it on Amazon. Typically in TX, we are supposed to record every notarization and this can get tedious in a loan signing. The multiple documents journal helps.

Yes, every stamp needs a journal entry for each person signing above it.

I’m so nervous. I’m studying to be a loan signing agent in NY. I took the notary exam and I enrolled in Mark Wills course. I’m going to watch this video over and over again and write down everything you say and repeat and remember it.
Yes we had not water or electricity but it was a green week for me if you know what I mean...lol
You will be a pro after a couple of signings ;-) Just remember the singers are not judging you, they are probably more nervous that you are. So just remember to breathe and take it slowly and you will be great!
