    San Francisco Rent is notoriously expensive. My family of 3 decided it was a priority to live in Downtown SF even though we only had a salary of $65k. To do that, we had to get creative. I expanded our 400 sqft apartment by an additional 54SF with a sleeping loft and stairs that double as storage. I documented the build of this loft on YT, but wanted to break it down for you guys in written format here. I started the UA-cam channel 6 weeks ago related to how my family earns, spends and invests our money. Our apartment costs about $51.6/sqft/year, this loft saved us $2786/year with the extra 54 square feet it added. Over 3 years that’s a $8356 savings on a $688 materials cost investment. That’s a 1200% ROI not taking into account the time it took to build, but I enjoy that and the emotional reward of knowing I built the thing I use every night.
    It sustained 3 earthquakes and many (micro) dance parties.

    Fantastic! YOu make it look so easy! I would love to do this with my husband as we have our art studios in the living room but would also like a place to rest and chill and watch movies. We'll have to, however, add a guard rail to the bed and a hand rail to the stair case because we are not spring chickens anymore. Blessings to you and yours! Thank you again! - Tina

      @@islandbreezy441 for sure but it is a technical fire hazard they count have kept it cause it blocked the fire sprinklers so if there was a fire under it. It would have gotten put out. however, if they had a plumber go into the wall they could have added at fitting and split it to the bottom side of the loft which would have been a few hundred. and they could increase rent so yes they could benefit quite a bit from that.

      That's in San Francisco. Probably the most restrictive city government when it comes to building. For that to be legal he probably would have had to spend over ten grand in architect's and permits and city inspectors and then more city inspectors and don't forget the city inspectors

  • @wcsd9577
    @wcsd9577 4 роки тому +7

    Good use of space. One issue that you might run into with this being permeant is not having the fire sprinklers underneath the loft which they (usually) should be by code. Also at 7:15 it shows how close you could get to the sprinklers themselves to touch them. If accidentally bumped they can set off and flood the building, but for cheap insurance you can buy sprinkler head guards which are a small wire cage that covers the sprinkler head and helps prevent them from being struck. A couple dollars of cheap insurance.

    • @AlexRosier
      @AlexRosier  4 роки тому +1

      Ya, the wire cages are a good idea.

    Beautifully constructed! Thank you for sharing! I would love to be able to make an 8x 24 Tiny home on wheels, step by step. I know it is a big project but if you can make such a beautiful loft I know you can make a tiny home and you can probably design one better than many I see out there! I would like the loft to be “easy access” as I am an older person, 67.Basically an easy-access loft is similar to this one but it allows you to stand while having the bed part across from you so that all you have to do is lie down. There is no crawling you have to do to get to the bed part. In other words the steps lead right to the bed and you can stand while next to the bed.

    • @AlexRosier

    This is a great idea! I was wondering if you could give me an idea on my 8’ x 20’ container man cave. I am thinking of a foldable flat board as the base of my bed, on top of a bath tub! The bed or futon cushion is foldable into one fold and the base will hold the cushion on the wall and the other side of this wall will be sort of a bathroom wall, like tiles. The hight of the bath tub will be enough to set the bed and sitting area at the same time. The tub will have an oblong curtain rod in the ceiling so water will not splash outside, then after shower, hand and rain shower, then unfold the two walls where the cushion will me laid on too of the bath tub. Of course the base board of the bed would have a brace on the three walls so it does not actually touch the tub but just enough height where you could sleep or sit on the bed when tub is not in used.

    This is a very good idea. But remember when dealing with stairs. To review specs to see if they are in code. Which I believe is 7 3/4" rise with 11" tread. That way if any accidents happen at home you or the apartment owners can not get fined by the city

    • @AlexRosier

      Hey, did you look at the Imgur link in the description. At the end I have some angles of the light that might help you put it together.

    What are the dimensions of the room u put it in? If my room is to small what can I do to get around it. I sleep myself, so I don't need a wider bed.

    Awesome project! By the way, are those stairs strong & stable? I didn’t see you attached them to the wall? Or I missed anything?

      Thanks! Ya, the stairs were very strong and stable. I put more than 300lbs on them and they were fine. They are anchored to the wall in two places 1) at the top stair 2) on the 5th step. You can kind of see the anchor points in the plans here: imgur.com/gallery/6MsAhLP

    Serious question. How much weight or force can this loft bed handle?
