- Josh and Kalie from ExpatsEverywhere are here to show you three different apartments in Portugal at three different prices in Porto, Portugal. This is from 2020. All of the properties are two bedrooms, or something similar to two bedrooms, and are in different areas around the city. How much would you pay for these apartments? Make your guess and watch until the end to find out how much they are selling for!

The first property is nestled into a quieter street in Combatentes not far from the metro by the same name or even Marquês. The unit is located on the 3rd floor and is set to be completed in December of 2020. This property does not have an elevator, but does have some original features that make it more charming than new construction.
The second property is located by Rua da Boavista. It's a relatively close walk to two metro stations (Casa da Música & Carolina Michaelis) but also boasts private parking. The unit is located on the 3rd floor and was custom built for an American family that is now selling it. This property does not have an elevator, but is being beautifully renovated. *Editorial note: This location doesn't actually have a private parking space but there is street parking available.*
The third property is located by the Douro River in Ouro. It's best to own a car while living here but there is a bus stop out front. The unit is located on the 4th floor and is completely new and ready to move in. This property has an elevator and features stunning views of the river.

We don't remember well if the bonus property that we showed earlier today and on IG had an office space but it was a 2 bedroom unit and had a brilliant open kitchen that had a massive set of sliders that could parcel off the kitchen if necessary. go out 10 or 15kms off the center and you will buy a house with a garden for the childrens play!
It's true but there are also a lot of people that want to live in walking distance to the city center or the metro at the least maybe because they don't want to owe a car abroad. - Josh & Kalie

@@galeiras That's true. We would be curious to see if expats are interested in being in "Porto" but not the city center. The ones we kind that don't care about cities like Porto and Lisbon tend to go homesteading in the countryside.

@@ExpatsEverywhere Ok, great. My tennis partner can help you with houses here if you want to buy? I also know some houses around Albufeira and Silves in Algarve. The prices vary a lot, starting from less than 100k euros up to several millions. I know one nice house in great greeny condominium here and the price is 560k.

I bet those properties now would sell for double the price. Prices are ridiculous. As a Portuguese living abroad I find this very sad for Portuguese people living with Portuguese salaries. The bubble really have to blow up and international buyers need to be monitored. Horrible panorama. The country is buying bought by foreigners. Deplorable

I think the average annual salary in Portugal is 33,000 Euros. I don't know that the average citizen can afford any of these. Are they over-priced to gouge the Expats? That sounds snarky, but I just don't get it. What do you two think of the prices?

Sweet! Porto is my main target, and T2 is the size I desire. Part of what I am finding challenging about Portugal and where to live is that there are so many seemingly desirable places in the country to settle. I really like northern Portugal, but I can certainly see the draw of living in the Algarve. And then there’s Lisbon. It all looks so tasty.

What's affordable? One of the reasons we decided to do 3 different price points for the first episode was the show a spectrum. What would be considered affordably priced? Also, we're about to editing on a rental episode and then we'll go back to houses to buy so we'll be looking out for your input here. - Josh & Kalie
Affordable to many people would be under $150,000
Way over priced for Porto...all of them. Obviously 'foreigners' prices'
26 months ago but prices are just slightly higher.
The issue for those without Schengen Visa is we can only stay 3 months at the longest.

Very interesting even though we're personally more interested in a house with land enough for some fruit trees, garden, pets, etc, for retirement. Location - somewhere near the water between Porto and Lisbon (but closer to Lisbon). With these 'apartments' (aka condo here in the U.S.), are there no HOA monthly fees?

Yes, there are building maintenance and amenities fees but they seem minimal compared to the US. - Josh & Kalie
Welcome to Portugal and to Porto! I love your videos. I lived in london 8 years and i loved living there, in a big european city and feeling the lifestyle of a cosmopolitan city. I lived all my life in a city close to Porto in a rural area, 25 minutes drive from Porto. the same distance to the airport and beaches. I love Porto but at the moment I find the price of renting and selling houses far above the price due to a tourism boom! For those who do not mind, or like to live in a more rural environment but with great access by car or train to Porto, buying land and building your dream home from scratch, can cost much less than buy an old house in the city of Porto. it all depends on whether you prefer the lifestyle of a big city or live in a quieter place a short distance from Porto and build your own house project at a significantly lower price. welcome all to Porto and Portugal ☺️

I see in your videos you were living in Orlando, Fl. My wife and I met in Orlando. We started in Kissimme, then to Orlando. Our last home was in Waterford lakes.
That's awesome, Luis. Kalie's folks were in Longwood/Lake Mary and we were staying with them when covid hit. Covid really messed up our international living/travel plans but finally, here we are. Orlando and the surrounding area is nice. We make MCO our home airport.
Those prices are OUT TO LUNCH for those properties.

I lived in Rua da Boavista for 10 years! Bought it in 2010 and when I left in 2019 the prices in the area had doubled!
One of the best streets of Porto; very close to downtown and subway.
Being a disabled, I can't go upstairs therefore I will pay zero for the first apartment. Not good for retiree.
I got them ALL WRONG 😂 Didn't expect them to be so high honestly, literary 2x as high as my guesses & 'm from London!!!

Why don't the Portiguese have a heater in their apartment since it's so cold in winter ? And why often no elevator in the building with all those poor baby boomers, hard to find quality buildings....
Foe the life of me I cannot understand why they put Lego block cabinetry in these classic buildings. Feng Shui > 0
While the view is great of the river. Personally I did not like it as it has not the ambiance and old world charm. This apartment could have been anywhere.But it was great to see what is out there.
The gentleman is right 'not suitable for retirees with all those stupid stairs...' Not too smart to say otherwise !

Thanks, Minh Tran. We just enjoy real estate and we know several viewers do too so we contacted a few agencies so we can get into shoot some homes. We're going to try to do a rentals episode next, but we're waiting to hear back from the property management company. In reality, we'd like to do a couple more here in Porto and then maybe 2 episodes like this in Lisbon and other places. With covid right now, traveling isn't the best idea or easiest. - Josh & Kalie

We see people moving to some of the smaller town around Portugal with a slow pace of life and lower cost of living. We have a rental episode that we're working on. For 550k you can get a luxury house with private pool, I don’t think that apartment is worth all that, only the view is epic.

Totally agree with you . Iam from the Netherlands and live in Portugal since 2005. My income is a of a Portuguese standard This prices are outrageous. I feel sorry for the Portuguese who need to buy a house. Fortunately I am now in a small village. Moved from our farm near the Serra da estrela region to central PT 3 years ago and could buy an old still affordable house.
Iam also totally integrated in our village and do speak Portuguese, which for me was a must to learn.
My interaction with my mainly Portuguese neighbours is fabulous.
So hopefully this crazy house prices and will stop and vet back to normal again.

The no doors concept is really new trend of architecture. None of those 3 are traditional of course. And be careful with the renovations on old buildings, in these last years many were made really fast for airbnbs and they masked serious problems. All these prices are really inflated. I would recommend to check a bit by yourselves on websites like olx, imovirtual and idealista.
Have you already invested in an apartment?
No, no. We haven't invested. Not sure how much you keep an eye on the market here, but during Covid it was one of the major real estate markets in Portugal to actually go up! It's up around 10%. But yes, it's inflated for sure. Many recent buyers we've heard from say that you should be able to get 10-15% off asking price. - Josh & Kalie
Yes I agree. I am quite scared to buy and regret it since many constructions are eeally bad or big energy wasters...
Gosh, it is fun to see different spaces. Wondering about heating? Porto is very humid and chilly in winter. Personally, all of the stairs will become very much a pain carrying up groceries and coming and going day in and day out.
Fantastic comment, Jody. Having new heating units in construction done post-2005 from what we know is very important because around that time there were new regulations put in place on building standards.
The baby stroller with stairs is the biggest pain. For us just walking up and down the stairs without carrying anything, it's okay but we certainly agree with you. - Josh & Kalie
There are much cheaper places throughout Portugal. Rightmove has many ready to move in houses/apartments under 100 thousand . Small Towns have even better deals. I'll sell my Families house 3 floors, 5b/1b, DR, and first floor with business possibility, as my Parents used for Tailor Shop and small Store, back in early 70's. 5 small Bedrooms of coarse, Bath was updated 1980's and so was the 2nd FL Kitchen. 1st FL Kitchen is original and still has old stove. Has 2 varandas facing main street and one Fireplace. Also very thick walls, I believe Limestone. 40k.
Yes I agree. Kind of felt like they were showing these homes because they are making some kind of commission. Americans think these prices are cheap because of the american market. This is Europe. Salaries are a lot less which makes homes a lot less.
We shot these three because they were at 3 pretty varied price points for being 2 bedrooms. You're not finding T2s in Porto that have been renovated under €100k. You can find them in some smaller cities and town. - Josh & Kalie

HOA fees are lower than in the US for sure but they vary from place to place for sure. We've seen them super low like €15/month and others for €100+ with great benefits like a private gym with a sauna like the one in this episode. - Josh & Kalie

Finding d right apartments n place to stay is always time consuming. Priorities jumbled up between budget, location, transport station, grocery stores n neighborhood.
Great thing about Porto is that it's so walkable. Nothing seems too far away.

But what about Noise? From the neighbors above or beside your apartment? I heard Portugal walls have no noise proof.
It totally depends on the place. To say "Portugal walls have no sound proofing" isn't fair. Some places are good and others are bad. One thing you've got to watch out for is if the apartment's subfloor is only wood or if it has cement/concrete. We've been in plenty of airbnbs that you can hear footsteps all the time as people walk on the floor above. - Josh & Kalie
Porto is a beautiful city (in the summer), however it rains almost every day in the winter and it gets cold and flooding too
Hi Sophie, flooding in the city is super rare. The flood that happened last week was speculatively due to effects of the construction in that part of the city. 3 months out of the year or so it's gray and rainy but the other 9 are great. - Josh & Kalie

You do realize that many pensioners in Porto live in buildings without elevators.
Absolutely and we see how they get up and down the stairs. 😁 Many people in the US for example, which is our general audience look for ranch-style homes to avoid going up and down stairs so in a way our comment is cultural. - Josh & Kalie

Thanks for the feedback. We actually just discussed the whole AirBnb thing on our last Live Stream. A realtor told us that right now they've been a stop put on AL certificates. We completely agree with you that there are too many short term rentals (not an attack on AirBnb, just to be clear). We can talk or leave AirBnb as a company. We would love to see more long term rentals but that's in our opinion a governmental/regulation issue. You can't have the taxes on a long term rentals and not on short term and expect people to want to invest in properties for anything but ALs. - Josh

When I was in Mumbai, I had visited dozens of apartments before finding d right one, at least that was what I thought, n decent apartment were very costly.

@@ExpatsEverywhere yes too rich for my blood. We are going to rent for a year or more and tbh we will over pay because location and being comfortable in your living space is the key to a positive international move. We can do somewhere between 2000 and 2500 p/m.

I agree about the narrow stairs in apt. #1. I am a senior citizen in good health and wouldn't have any problem with stairs at the moment. But a purchase is long term and I wouldn't want to be stuck in a place with narrow, steep stairs in case I might have difficulty with them in the future. Also, I don't think multiple levels make sense in a small dwelling. It would make cleaning a chore. Can you imagine going up and down stairs to clean a small space, not to mention you have to clean the stairs, as well.
Doesn’t house 2 also qualify for the golden visa because it is a historic home? I think the price for a golden visa when investing in historic properties is €350,000.

3 would be a hard pass for me, 1 or 2. My getting old bones 🤣 will have to start the stairs 💀. All the grey roofs and concrete makes it look glaring and like a New York area. It's like lipstick on a city block and way to much glare back from the white every wall and floor.
I'm dying to move there because of the old world style of the buildings, cobblestone, green everything and freeerssssshhh food that is not imported from plastic land and affordability of it. Over all this it's rated 1of the happiest countries in the world and the slooooww lifestyle has me pinned. I'm following you guys for certain for more info.

Kalie and I like real estate. We're real estate investors in the US so it's something that interests us and it's fun to make this content. I don't know if you already bought a house or not.
Unfortunately the prices of houses in Porto are very inflated.
Of these 3 houses, I personally liked the last one, but the price, my God.
Often, in the cities near Porto, you can already buy houses with "slightly more realistic prices" (except with a view of the Douro River, it is a spectacular view. There are always small towns and villages close to the river, but they do not have transport with ease, etc.).
You can always "take a look" at cities like:
- Rio Tinto, +/- 20 minutes by bus (depending on the stop where the trip starts) to Porto and there are several, +/- 10 minutes by train and +/- 15 minutes by Metro (depending on where the trip starts) );
-Ermesinde, +/- 15 minutes by train, +/- 35 minutes by bus and there are several direct ones, Ermesinde has no metro;
-Aguas Santas, depending on the area, you can take a train, 10 minutes to Porto. Buses, depending on the area, there are areas where direct buses run to Porto, +/- 25 minutes and there are areas where it may be necessary to take 2 buses;
-Pedrouços, there is no train. At the bus level, I know that there are areas where buses pass, but I am not aware of the times and how many buses is necessary to take;
-Maia (center), has Metro and bus. The number 600 makes the direct connection to Porto takes +/- 35 minutes.
-Valongo (Centro), has buses, +/- 50 minutes. Train +/- 25 minutes.
-Vila nova de Gaia (center, in the area of El Corte Ingles), Metro +/- 10 minutes, several buses and train, +/- 5 minutes.
All the cities I mentioned, (Águas Santas depending on the area), have schools, supermarkets, etc.
These are some suggestions from cities close to Porto.
Just an opinion, don't choose apartments without an elevator.
And one more thing, if you buy, I do not know if you have already bought, usually the apartments have "Condominium", which serves, for example, to make the necessary maintenance to common areas of the building, such as the elevator for example. And then "a fee" is stipulated to be paid monthly by all the tenants.
I live in Ermesinde, one of the suggestions I mentioned above. :P

End of the year stuff is slowing stuff down but we're working with a property management company to show us some places for rent that have 3 different price points to give "us" an indication of what's available. Great video, but everyone needs to continue wearing a mask indoors as well. This is how we are letting our guard down. You have a video on the pros of the Portuguese government and their mandates, so remember the mask, I live here too and it's an amazing country. We all need to do our part to stay healthy. Fyi....was recently in a similar situation and I and my spouse kept our masks on, found out a week later everyone else contracted covid.

How much would a similar sized property in the historic area of Lisbon (like Apt#1) cost?

I was not thinking cost, I was thinking rent. Do you want to show some rentals? I loved the 1st two more than house #3. It felt a little stuffy to me, especially the guy that was the private broker. Yikes...;-) But, I have to admit...killer view. I would rater have hose #1 or #2. What do you think those would rent for. I like being in the City, like your place. How about some industrial spaces for Artists, builders, and entrepreneurs? (Like me!) ;-) Keep it up, that was a fun video.

To be honest, we're 100% baffled by the rental market here. It seems a lot of the "nice" places are for short or medium term rentals. There's a lot of stuff being fixed up by expats/for expats or investors and those aren't typically going to the general public for long term rents so it's really hard to say how much the rents would be at those 3 places. Just making assumptions based on what we've seen and know...#1 would be €750-950, #2 1000-15000, and #3 €2500 (depending on how nicely all are furnished it is). We really have no idea. We'll speak to a realtor friend and edit this message accordingly. - Josh & Kalie

For a real good deal and better quality life, move away from the big cities centre, for example, near Lisbon (more or less 40km away) you have detached houses with your own private pool for the same amount of money of apartment 2. In small towns you have the same amenities but with a much better life quality.

My wife likes the beach so it is the Algarve for us. We have a trip scheduled for May of next year, if possible with all that is going on.
