  • Josh and Kalie from ExpatsEverywhere are in Porto, Portugal and they have teamed up with the company Liiiving (link below) to check out three different rental properties in the city. Elizabeth takes them around to compare prices, locations, size, and more. Which property would you choose?
    Apartment #1 located near Bolhão Market is a T1 + 1 without an outdoor space. It's a smaller, efficient unit that would be very good when you first arrive to Porto. There's a laundromat that's a 5 minute walk away and 2 smaller grocery stores. You're also 5 minutes from the famous Rua de Santa Catarina, the wonderful shopping street, which is partially pedestrian only.
    Apartment #2 located near Praça da República and Lapa Church. It's a 2 bedroom unit with 3 terraces, giving you a lot of outdoor living space. There is a set of spiral stairs that divides this unit into 2 floors with a bedroom and terrace on the upper floor. You're a 5-7 minute walk from a grocery store located in Praça da República.
    Apartment #3 located a stones through from iconic Clérigos Church. It's a very spacious 2 bedroom property on a very lively street when the sunsets. We're not sure how noisy it actually gets because the property is inset pretty deeply as you'll see with the large hall from the door to the street to the next door to the actual apartment. The hall with rugged carpeting actually functions like a mudroom in a way to buffer wet shoes from getting too far inside on a rainy day. This apartment is split into two levels with the main living space on the ground floor and another bedroom and large bathroom downstairs. This unit has an open concept with no doors from the bedrooms to the kitchen so that could be a drawback depending on who's staying there. Finally, it does have a very spacious courtyard garden for you to spend time relaxing and having a meal.

    When looking for places downtown keep in mind that although there are bars all over town, the bar scene is mainly downtown and in Portugal you can drink outside. Also bars are usually smoke free and portuguese drink and smoke a lot. So don't expect peace and quiet everywhere downtown. When the pandemic is over expect huge gatherings and parties. And noise. Lots of noise. There's a reason why AirBnB's are concentrated in the city center. Either the flats are small or they are in the middle of the action.

      That's a very good point. Apartments 3 and maybe 2 would potentially suffer from this. We're very curious to know about the sound proofing of apartment 3 because it's so deep inset into the building and the only wall or windows directly outside face the garden. - Josh & Kalie

    Has a Portuguese i need to say that for those rent prices.. if you can live outside the main citys you can rent super moder houses and apartments. City's like Porto and Lisbon rent and house prices are super high. You can buy a castle outside those areas.

    Thank you Kalie, Josh, and Cia. This was so helpful to see what is available as rentals in Porto. The price points were also very doable for our projected budget. We also will look at liviing as a possible resource to help us locate an ideal apartment. And Kalie, your insistence on a lip on the shower is something we never thought of, but it is important. We have stayed in hotels with showers that do not have one, and we were not fans.

      Ahh, yeah good feedback! Thanks for that. I think it's because Kalie doesn't cook and she's narrating in a way so she just glosses right over the kitchen. 😂 I'll be work aware off that for the next one. Are you looking for me to highlight appliances and sizes of things? Open up cabinets? One thing that I'll say is some of the places we've been in, it's been difficult to get a good wide shot due to the lack of space, but now that I'm aware, I'll do it. This feedback is very important. I learned a lot from the first one and realized that I needed to get at least one shot of the bed in the bedroom because I totally didn't do that in episode one or at least show the space where the bed would go, you know? I am planning to apply for the D7 in a few months, and am really interested in Porto as it's beautiful and seems to get more rain/some cooler weather, which I prefer.     Hi,
    Just to help understand how to check construction quality in Porto.
    Problem with central buildings in Porto, is that their construction predates 2006 - most of them are around the 70's-80's-90's construction. Which means most of them have problems with insulation and also in terms of air circulation. In winter time the problems appear more clearly. For example, you cannot seem to maintain a stable/livable indoor temperature and use heaters (most of the time electric) through most of the day, you have problem with air humidity - this occurs due to the high air humidity outside, but as you close the house to try to maintain it warm the air circulation stops.
    Around 2000, you start see buildings follow the RGCE rules (came to effect last version in 2006 (?)). The avac-rgce norm which stipulates how residential building must ensure air quality and energetic efficiency) improved how construction is done in Portugal, and how insulation and other criteria have to be met for a quality construction and livability. You start seeing newer building in the center, and sometimes renovated ones. But take care the renovated ones only deal with the problem superficially, and not within the structure (more costly).
    Possible hints - if the building seems that predates 2000 check with the landlord if any external renovation was made to the building, for example they added insulation layer the roof is recent. Also check if the windows are double framed. Check if the the WC and kitchen have a workable air extractors.
    This are some hints, I recall. But once you get the hang of it you can add more. Also always, and always put forward doubts and questions to the landlord/realtor - it is a good practice and helps you and them to see the proper fit.

      We've know about the issue with older buildings although, the issue really becomes how does one live centrally without having to put up with these problems?
      The other thing that we don't understand is why there is so much red tape when it comes to renovating exterior things. We get that things need to be done properly but with so much retape, investors, landlords, building owners, whatever are disincentivized to make those changes due to how slow it is, how costly it is, and how much of a headache it is thus eating into their ROI. What a conundrum. - Josh

      @@ExpatsEverywhere hi Josh, well I am not working in this type of industry. Just know regarding the RGCE norm (HVAC) as it is a subject you have to have at Uni as a Mechanical engineer (and all the story behind it). The rest is based in experience when renting apartments and what to look for.
      Regarding redtape, and speaking more as opinion than experience. In this case, probably has to do alot of where your are building or what building it is. For example probably buildings in the center you have to respect some rules regarding historic value, building type or maintain some features to be in accordance to the local building rules by the city council. Also, in terms of HVAC you have to follow specific rules in terms of material to use and the application of them to comply the norm and have a good energetic certificate.... and probably that can be also costly to achieve. But buildings are still being renovated around Porto, so probably there is still ROI (?). Saludos.

It seems like it would be hard as a foreigner to get involved and be profitable until you do some smaller investments and understand things better here so we imagine more of the big projects are locally managed even with FDI. - Josh

    All apartments looked pretty decent for rental, in terms of size n price, location n neighborhood, n it's always d real living experience will tell that one has made a right choice, happiness with d decision.

      I had only one experience working n living abroad in Mumbai, I chose a very decent apartment with a good location, sadly it wasn't good enough, it was very close to d main road with lots of traffic noise n also air pollutions. Had to lived with it for three years, didn't bother to look for another apartment, as it appeared to me, every place to stay in Mumbai has its advantages n disadvantages. Good thing about Mumbai, u can get home delivery services for food, grocery, medicine etc.

    Your channel is fantastic, love your vibe and your joy. Thank you for all the insights and information that you're providing.
    I'm from the UK, planning to head to Lisbon in Summer (lockdown allowing). I'm not settled on duration, but as I will be working remotely I need a place to myself and not a hostel as I normally would. I looked into getting a 1 year visa and renting a place, but having looked at AirBnB the prices don't seem that much different and I could use a default 180 day visa for a decent stay.
    I've seen people mention AirBnB negatively re Portugal and was wondering what your thoughts were - would you recommend against staying at an AirBnB for a 3 - 6 month visit and going for an apartment rental instead?

    I have been to Porto before and really enjoyed my short visit there so thought that it was just a fluke. I should have listened to my own emotions. I am back in Porto and have spent the best week I have had in Portugal since moving here in February. I suspect it has something to do with the great weather and that I really got a good deal with my airbnb (I struggle with street noise and Porto seems to have more places that face into gardens/courtyards etc away from busy roads like in Lisbon)
    I can see why people choose Porto over Lisbon and this is definitely a city I will visit more often and for longer spells

    I didnt see any comment about it, but these apartment are for turist, they have turist prices, if u want to live in porto, there are better apartments for half the price, but u have to rent for long duration.

      Yes, and no. These are certainly more short and medium term rentals, but they're also styled in a way that expats moving to Portugal will rent before settling into something more long term. Currently, you can't move here without having a rental contract, which means you're renting something sight unseen. Expats going through the process understand that. - Josh & Kalie

    Unfortunately you have been looking at apartments which are usually allocated to short term rental. You can recognise them by the AL sign at the door. Due to Covid and the lack of tourists, the owners tried to rent these apartments long term. You would however only get a 6 month contract until the tourists return...
    Anyway, nice tour you gave to other people looking to live in Porto.

      @@SabishiiFury We actually found Liiiving and Feel Porto on Idealista. Both companies offered properties we were interested in. Liiiving had the ones that fit our needs the best and were the most responsive to communicate with. We detailed a bit of this process in a Moving to Portugal video.
      I’m not sure I understand the commission comment but I think what you’re asking is if a renter pays extra if we recommend them to a company? Not at all, from our understanding of the process, the PM or listing agent will charge a finders fee to the property owner. The renter just pays the negotiated rent along with the refundable deposit of course. Does that answer the question?

    Really nice tour of some flats in Porto! The prices are reasonable but what if you wanted to rent for one month only? Or perhaps two months? Are places like this available for these prices or do you pay more for a "short stay"? Does Liiving have these types of places available?

    it's not as cheep as it was a few years back, in some areas. In faro for example would could easily rent a room for students for about 200 per mouth (all bills included) now it's near impossible to find anything that does not cost you like 350 plus bills for a bedroom , less than that it's probably a shi** hole xD The solution has been renting a house with friends(also more expensive than it was, but still cheaper than a bedroom).

    Thanks for another interesting video.
    That last apartment looked like an Air BnB apartment tow on offer to the locals for the interim until tourism picks up again.
    BUT... a couple of legit questions please: Are the majority of apartments for rent there (or Portugal in general) furnished? And if so, how difficult is it to fin an unfurnished apartment? (How much cheaper would unfurnished be vs furnished?)
    The other question is, what is with those glassed in terraces?

      I lived in Portugal. No apartments are almost never furnished. Typically you have to buy a stove and a refrigerator. Yuk. More apartments are becoming with appliances. It’s an European thing. Unusual for me I am from chicago.

      We're going to slightly contradict, Mike. We haven't seen any unfurnished apartments because we've asked to see furnished stuff and we've gone with Liiiving, which has furnished stuff in their portfolio. It's going to be really interesting to see what happens to the medium to long term rental market. Long-term rentals are probably more often than not unfurnished but they're also probably more for local (Portuguese) moving stuff. We would say, that you can find a mix even on larger listing sites. Have you used idealista.pt to get an idea of what's available?

      Things must have certainly changed as we see on sites and through our real estate and PM contact here that they're a lot that's furnished. This is partially due to what's happened with the inventory from the tourism market shifting to medium to long-term rentals. We're guessing that a portion of these properties will stay in the medium and long term and the rest will go back to the short term market.

    750 EU/month near the Praca da Liberdade seems pretty inexpensive. Is this reflective of pandemic pricing, and what would it be normally? Also thinking it's probably quieter than normal because tourist traffic must be way down, even in Porto.

    I loved your video. I just finished watching it. This is giving me a lot of grades greats grades information. I am planning on moving there within relocating there within 2 years with my two kids school age kids. It is definitely like I said giving me a lot of information. I love the three areas that you showed, but for me I think I will need a three bedroom apartment. If those are like available in in the city of whatever.       While instead of the apartment, we've not really had an issue in the places we've lived, however, we just talked to some friends that hand a problem with some upstairs neighbors and a noisy 13 year girl. 😁 They spoke with their neighbors and got it resolved. - Josh & Kalie

      Yes. In general, they're the higher end properties if they have a dedicated dryer. A lot of places have washers. - Josh & Kalie

    U.S. citizens cannot travel directly from the United States to Portugal for non-essential travel (i.e. tourism). Only Portuguese nationals, holders of Portuguese and EU-member residency permits, and holders of other long-term visas issued by Portuguese authorities may enter the country.

      Susan, if you go through a residence visa process and obtain a visa like the D7 visa (like we did), you are indeed allowed to travel to Portugal to relocate because you're not traveling to Portugal for tourism. US citizens 100% can travel to Portugal right now. In fact 2 days ago, 2 Patrons of ours did and they've arrived safely into Lisbon. - Josh & Kalie

      Great. We're glad that you love it. You're welcome. They have TV and Internet but you'll need to get water, and electric. Liiiving has just billed us for our usage in our apartment so we didn't have to hassle with setting it up. - Josh & Kalie

      @@perr3702 sure, mind you our place seemed to be very heat efficient and it was compact but the electric was €80 per month average for mid October to mid January. We haven’t gotten an indication of what February will be but it should be around €100 we guess. The good thing is that we never got cold or felt like we couldn’t run heat due to the price. We know that’s not everyone’s situation. Plus, the current place were in is much colder and doesn’t get the sun that our old place did so that could be partially why. - Josh & Kalie

      @@ExpatsEverywhere P means that just by WATCHING the mask or hearing muted speech by someone wearing one, he feels he HIMSELF is suffocating.
      l know how he feels when l'm shopping and masked staff repeat muffled instructions l cannot hear, so l feel uncomfy for them (wearing it ALL day long 🥵) and embarrassed for me that l have no idea what they asked or told me.
