Living in Porto still means paying high rent and choosing an old apartment. Even though the property is renovated, the building is not always well maintained. In addition, in the more central region, it is not easy to find buildings with elevators and parking spaces. If you still intend to live near Porto, it is still possible to pay less for a better property in Matosinhos or Gaia. Personally, I still prefer Braga to live. It's not far from Porto and you can even get a bigger T3 for 800 euros, and in a newer building with elevator and parking spaces. Although Braga does not have a metro, it is still easy to move around the city, which has a good infrastructure (schools, hospitals, services, commerce, etc.).
Hey Alessandro, thanks for the comment. By all accounts, the time when Matosinhos was cheaper is kind of gone. Gaia is certainly still cheaper though. The problem Braga is experience right now is a very low inventory so that might start really moving prices in the market because the interest in Braga is on the rise. - Josh & Kalie
Yes! I commented on that as part of another post I just made. Sometimes singles or couples with no children, people who don’t need schools, will have different criteria for what they want in a neighborhood.
Apartment #3 downtown has "good bones", as people say. Some minimal upgrades, like painting floor trim, removing the wall texture, and some shower renovation project would probably make the place much better. If it was available for purchase, that would be a gem...
Again, the images flattered the place. 😁 The building does have good bones though, in fact, two of the "buildings" on this block are going through significant renovations. We've been told the lady that owned the place owned all of the units I believe. Nothing had been renovated in a long time with no plan on it either. @@sumitschitoll we used a local agent from ProPortugal that specializes in the area we we’re looking. Both properties we bought never made it to listing because we bought after first viewing. So to pass on the advice we were given - go to the local agents in the area you want to buy. We haven’t found one for Porto yet…and the neighbourhood we are trying to get into is Foz as our first choice. Plus Porto has lots of new builds presently under construction

My apartment in Lisbon is in São Domingo de Benfica area. Fourth floor with lift. T2 no balcony nor outdoor space, but it's 850EU/mo completely furnished. I'm still in US waiting for my visa to come. It's been just over 6 weeks since I submitted my app in San Francisco.
We applied in London - last Monday. We've arranged a T3 in Setubal, fully furnished €1000 - we will be travelling in April, hopefully, everything will be finalised at the embassy then.

All of the apartments seem livable by and large. The ubiquitous laundry on terraces is something I must have to get used to seeing I presume. Prices didn’t seem too high considering Porto is a big city (just think NYC, Boston, LA). I’ve been looking at fully furnished apartments in Lisbon and 2,000€ + seems to be the norm.
I do love the apartment tours! Yes, the prices have risen over the past year & a half… everywhere. I agree with a larger deposit… if you are certain you’ll be happy there for a year. Thanks a bunch for the tour.
Hey guys! Thanks for another excellent and informative video! Rents are definitely on the rise, especially within the city limits. Gary wound up renting a beautiful furnished place with a large fenced in yard that is surrounded by fruit trees and lavender. The downside is that it's 30 minutes away from almost everything. We love the quiet and the views are spectacular but I'm not excited about having to purchase a car now because we will be so far away from even the markets! The price is decent and the landlord is absolutely lovely. (She even allowed us to begin our lease on May 20th!) We really thank you both because you helped in so many ways! I'm just sorry that Gary lost Cia's gift somewhere between his 4 Airbnb's and his many missteps on the roads! 😉😁 Thank you for everything and Gary really enjoyed meeting so many expats at the gathering last week! I love how semi functional some of my modern amenities are..lol They seem to really be capitalizing on newly remodeled flats in the Lisbon area too. A big thing I noticed when we were looking for our flat was modern remodels with cheap equipment like the oven, stove, washer, water heater, etc.

Well, I do know that sizeable investments have been made in the Porto property market over the last year, with many older buildings being purchased for renovation and then rental. That's probably impacting prices right now, as those places are now off the market while they are being refurbished. I was walking around the neighborhoods near the São Bento train station... and a Portuguese friend of mine (for helps facilitate foreign investors) was pointing out every single building that had been purchased for renovation or was already being refurbished. Dang near 1 out every 5 buildings were in that state. So maybe prices will return to a more normal state when they're finished?

I occasionally check Idealista just to gauge rental rates in Porto and Coimbra. Last night someone suggested also looking at Campanhã, and I said “oh, that’s adjacent to Bonfim!” What I noticed is something that also happens in Brooklyn (where I live) and probably everywhere, and that is that people stretch the borders of neighborhoods when they are advertised. For example, I saw a listing for Bonfim that to me appeared to be in Campanhã. I’m hearing that parts of Campanhã are getting nicer (west of the train station) so it’s not necessarily a problem per se, but Bonfim has more caché. Do you guys see that happening, or is it my imagination? Also I should say that I’m single, so what might be alright for me might not be good for families (schools, etc.).
We had dinner with our realtor this evening and she told us the Golden Visa program is on hold. Not only are they not processing received applications for now but they are not accepting any new applications either. She thinks that because Parliament is not in full swing nothing will change until that happens. I'm curious to see how this will affect property prices for both renting and purchasing.
Nice choice of apartments for sure. I was wondering about negotiating tactics throughout the video and then you mentioned them at the end. That is a good idea about if you pay for the year, you might be able to eliminate the need of the guarantor if the landlord is willing. I remember seeing some videos made by the American family with two teenage daughters. I think their videos are called our rich journey. Anyway they strongly recommended bargaining and offering a lower price than what the landlord is asking. But things might have changed and it might be less of a renters' market. Best of luck!

Congrats on your move. I’ve been here now about 45 days, am in the south. Rented an Airbnb in Cabanas, outside Tavira. One thing I’ve noticed from day 1 was the lack of any sound proofing. My multi unit building isn’t ancient, but most structures here are block and cement with some steel interior walls. There are only a few other residents living here year round and the rest are seasonal rentals. But I can pretty much hear everything…. Lol, good or bad. Bring me some vanilla extract as I can’t find it here yet… 😂
@@Mr.S65 When I applied for my D-7, I used a 6 month Airbnb. If they told you 12 months then they are just trying to cover all their bases. In fact, some say they won’t take an Airbnb, wrong. Some say you have to have a Portuguese bank account, wasn’t necessary for me. I mentioned that I wasn’t happy disclosing so much personal info to VFS Global ( they never even give you their name ). Took 60 days. Hope this helps.

@@Mr.S65 Get the Wise debit card. It allows you to carry 52 different country currencies and their exchange rates are better then any bank or credit card. I load Euros into the card, watching exchange rates, as they fluctuate. Use that card here to pay. Portugal likes fees, fees on everything…. Lol

We are looking to move to a vibrant town with lots of things to do. Parks, waterslides, festivals. Friendly people, want life time friendships. I think Porto sounds amazing, would like to get to know people better, so maybe outside Porto. We love blue skies, nervous about cloudy overcast skies and rain. Would love an ultra modern house with a garden and fruit trees in the backyard.

Thanks you so much for this incredible content. We are a family of three (husband, 13 yr old son and myself) plus 2 85 lb dogs that are beginning the D7 process hoping or a 2023/24 move. We have lived in NYC for 20 years and now in Denver for 12 so we are city folk who understand noise, landlord restrictions, etc. Apt #5 looks like the perfect area and size for us plus an outdoor space for dogs to feel like they can move a bit more. Would you say a place like this accepts dogs? I notice no one really puts "pets allowed" on their adds. Man things have been difficult in the Apartment search in Coimbra. I ended up taking your suggestion and signed a lease with Radical. I worked with a couple Realtors and everything is flying off the market quickly. The prices everywhere in the world seem to be increasing fairly rapidly too.

But I think that many other reasons contribute, I heard from a report that only 11% of the overall purchases (rentals not sure) come from expatriates buying, maybe there’s a higher premium now for flats that are within walking distance to grocery or pharmacy, etc.

@@tinglestingles Yes and yes. Finding an affordable furnished or semi-furnished flat is a bonus and not many of them were available before the pandemic it’s a premium now for sure. I think you still have to present a negative RT/Pcr test w/in 72hrs to fly into PT unless it had changed. But rules are less stringent now in restaurants and hotels I hear, you probably know.

We were talking about a studio apartment for 1 or a room in a shared apartment (3-4 bedroom apartment). If it's a studio for 1, the short answer is absolutely no, not any more. A shared house with a private bedroom, it's possible. - Josh & Kalie

We can say with confidence that Portugal is not the cheap retirement destination it once was just a couple of years ago. We are in peak bubble territory. Eventually, everything will crash just like how they pumped and dumped Ecuador before. The cycle of life!
Prices are almost like Berlin flat. Even you get better flat in under 1k..you have to pay utilities seperately here but if these properties have utilities included than it's kinda ok but as per salary in portugal, this price is insane..how come someone pay that price
Unfortunately it’s supply and demand, like other parts of the world. From what I’ve read here, no the average Portuguese cannot afford these prices. I’m retired here on SSI and I’m not thrilled either. The “bang for your buck” isn’t there with some of these properties.
@@Mr.S65 The IRS will follow you everywhere you go in the world… lol. Your SSI I assume is US. Portugal and the US have a no double taxation law. So since you make the money from the US, you can file there and not worry about paying in Portugal. You get your NIF which you use to show you are paying the sales tax as a resident, like all Portuguese citizens do.
@@vodcome mine is a city pension which pays taxes in the US. But then again I keep hearing I must pay 10% tax to the Portuguese government which would be double taxation. , I will continue to file my taxes in the US (I’m from Boston BTW) but I was reluctant to pay an extra 10% for sure. Thank you!

We can't forget that most portuguese own their houses (read somewhere that Portugal and Spain have the highest home ownership rates in Europe), therefore most of the locals are not affected directly (unless they want to change houses), the problem is with the younger generation coming out from Unis, and getting their 1st jobs. When I graduated in the 2000s, it was easy to get a mortgage and buy a house in 20-30 years without even a downpayment...today this is almost impossible
Yes, you can have a dog on a terrace. If it's a shared space with other neighbors, there might be different rules but for a private terrace, you shouldn't have any issues. - Josh & Kalie

Hi. Radical is in Coimbra so they won't be of much help in Porto. Idealista is a listing site and not a property management company so it's a little harder work and you'll have to vet lister yourself. The two we know of are Liiiving and Feel Porto. Both have properties that are above market rate. Like some others here, I'm surprised how expensive things are or have gotten. With Portugal's notoriously depressed (lower) salary/wages, I wonder how difficult it is for locals to survive financially. I understand that if you deposit 1.5 million euros and don’t touch it you can avoid any and all visa problems and other issues. Is that correct to your understanding? @@sumitschitoll we used a local agent from ProPortugal that specializes in the area we we’re looking. Both properties we bought never made it to listing because we bought after first viewing. So to pass on the advice we were given - go to the local agents in the area you want to buy. We haven’t found one for Porto yet…and the neighbourhood we are trying to get into is Foz as our first choice. Plus Porto has lots of new builds presently under construction

My apartment in Lisbon is in São Domingo de Benfica area. Fourth floor with lift. T2 no balcony nor outdoor space, but it's 850EU/mo completely furnished. I'm still in US waiting for my visa to come. It's been just over 6 weeks since I submitted my app in San Francisco.
We applied in London - last Monday. We've arranged a T3 in Setubal, fully furnished €1000 - we will be travelling in April, hopefully, everything will be finalised at the embassy then.

All of the apartments seem livable by and large. The ubiquitous laundry on terraces is something I must have to get used to seeing I presume. Prices didn’t seem too high considering Porto is a big city (just think NYC, Boston, LA). I’ve been looking at fully furnished apartments in Lisbon and 2,000€ + seems to be the norm.

Hey guys! Thanks for another excellent and informative video! Rents are definitely on the rise, especially within the city limits. Gary wound up renting a beautiful furnished place with a large fenced in yard that is surrounded by fruit trees and lavender. The downside is that it's 30 minutes away from almost everything. We love the quiet and the views are spectacular but I'm not excited about having to purchase a car now because we will be so far away from even the markets! The price is decent and the landlord is absolutely lovely. (She even allowed us to begin our lease on May 20th!)

I love how semi functional some of my modern amenities are..lol They seem to really be capitalizing on newly remodeled flats in the Lisbon area too. A big thing I noticed when we were looking for our flat was modern remodels with cheap equipment like the oven, stove, washer, water heater, etc.

We told her we needed something May 1st and they had 2 apts scheduled to be vacated at that time so Sandra sent both of them to us and let us choose. Well, I do know that sizeable investments have been made in the Porto property market over the last year, with many older buildings being purchased for renovation and then rental. That's probably impacting prices right now, as those places are now off the market while they are being refurbished.
I was walking around the neighborhoods near the São Bento train station... and a Portuguese friend of mine (for helps facilitate foreign investors) was pointing out every single building that had been purchased for renovation or was already being refurbished. Dang near 1 out every 5 buildings were in that state.
So maybe prices will return to a more normal state when they're finished?

I occasionally check Idealista just to gauge rental rates in Porto and Coimbra. Last night someone suggested also looking at Campanhã, and I said “oh, that’s adjacent to Bonfim!” What I noticed is something that also happens in Brooklyn (where I live) and probably everywhere, and that is that people stretch the borders of neighborhoods when they are advertised. For example, I saw a listing for Bonfim that to me appeared to be in Campanhã. I’m hearing that parts of Campanhã are getting nicer (west of the train station) so it’s not necessarily a problem per se, but Bonfim has more caché. Do you guys see that happening, or is it my imagination? Also I should say that I’m single, so what might be alright for me might not be good for families (schools, etc.).

We had dinner with our realtor this evening and she told us the Golden Visa program is on hold. Not only are they not processing received applications for now but they are not accepting any new applications either. She thinks that because Parliament is not in full swing nothing will change until that happens. I'm curious to see how this will affect property prices for both renting and purchasing.
It probably won't affect rents at this price range very much. The 2022 new version of the GV excluded Porto anyway. - Josh & Kalie
Nice choice of apartments for sure. I was wondering about negotiating tactics throughout the video and then you mentioned them at the end. That is a good idea about if you pay for the year, you might be able to eliminate the need of the guarantor if the landlord is willing. I remember seeing some videos made by the American family with two teenage daughters. I think their videos are called our rich journey. Anyway they strongly recommended bargaining and offering a lower price than what the landlord is asking. But things might have changed and it might be less of a renters' market. Best of luck!

We have had our VFSGlobal appointment in London - all documents supplied and await the 4-month visa from the embassy. Springtime in Portugal! One thing I’ve noticed from day 1 was the lack of any sound proofing. My multi unit building isn’t ancient, but most structures here are block and cement with some steel interior walls. There are only a few other residents living here year round and the rest are seasonal rentals. But I can pretty much hear everything…. Lol, good or bad. Bring me some vanilla extract as I can’t find it here yet… 😂

@@Mr.S65 When I applied for my D-7, I used a 6 month Airbnb. If they told you 12 months then they are just trying to cover all their bases. In fact, some say they won’t take an Airbnb, wrong. Some say you have to have a Portuguese bank account, wasn’t necessary for me. I mentioned that I wasn’t happy disclosing so much personal info to VFS Global ( they never even give you their name ). Took 60 days. Hope this helps.

@@Mr.S65 Get the Wise debit card. It allows you to carry 52 different country currencies and their exchange rates are better then any bank or credit card. I load Euros into the card, watching exchange rates, as they fluctuate. Use that card here to pay. Portugal likes fees, fees on everything…. Lol

We have lived in NYC for 20 years and now in Denver for 12 so we are city folk who understand noise, landlord restrictions, etc. Apt #5 looks like the perfect area and size for us plus an outdoor space for dogs to feel like they can move a bit more. Would you say a place like this accepts dogs? I notice no one really puts "pets allowed" on their adds. Man things have been difficult in the Apartment search in Coimbra. I ended up taking your suggestion and signed a lease with Radical. I worked with a couple Realtors and everything is flying off the market quickly. The prices everywhere in the world seem to be increasing fairly rapidly too.

But I think that many other reasons contribute, I heard from a report that only 11% of the overall purchases (rentals not sure) come from expatriates buying, maybe there’s a higher premium now for flats that are within walking distance to grocery or pharmacy, etc.

@@tinglestingles Yes and yes. Finding an affordable furnished or semi-furnished flat is a bonus and not many of them were available before the pandemic it’s a premium now for sure. I think you still have to present a negative RT/Pcr test w/in 72hrs to fly into PT unless it had changed. But rules are less stringent now in restaurants and hotels I hear, you probably know.

We can say with confidence that Portugal is not the cheap retirement destination it once was just a couple of years ago. We are in peak bubble territory. Eventually, everything will crash just like how they pumped and dumped Ecuador before. The cycle of life!
Prices are almost like Berlin flat. Even you get better flat in under 1k..you have to pay utilities seperately here but if these properties have utilities included than it's kinda ok but as per salary in portugal, this price is insane..how come someone pay that price
Unfortunately it’s supply and demand, like other parts of the world. From what I’ve read here, no the average Portuguese cannot afford these prices. I’m retired here on SSI and I’m not thrilled either. The “bang for your buck” isn’t there with some of these properties.

@@Mr.S65 The IRS will follow you everywhere you go in the world… lol. Your SSI I assume is US. Portugal and the US have a no double taxation law. So since you make the money from the US, you can file there and not worry about paying in Portugal. You get your NIF which you use to show you are paying the sales tax as a resident, like all Portuguese citizens do.
@@vodcome mine is a city pension which pays taxes in the US. But then again I keep hearing I must pay 10% tax to the Portuguese government which would be double taxation. , I will continue to file my taxes in the US (I’m from Boston BTW) but I was reluctant to pay an extra 10% for sure. Thank you!
Yeah, it's supply and demand for sure as well as it being a downtown location. As more of the buildings in town get fixed up, we'll see what that does to the market and the average price. We can't forget that most portuguese own their houses (read somewhere that Portugal and Spain have the highest home ownership rates in Europe), therefore most of the locals are not affected directly (unless they want to change houses), the problem is with the younger generation coming out from Unis, and getting their 1st jobs. When I graduated in the 2000s, it was easy to get a mortgage and buy a house in 20-30 years without even a downpayment...today this is almost impossible
Do they allow dogs ( your dog) in these open areas terraces?
Yes, you can have a dog on a terrace. If it's a shared space with other neighbors, there might be different rules but for a private terrace, you shouldn't have any issues. - Josh & Kalie

Hi. Radical is in Coimbra so they won't be of much help in Porto. Idealista is a listing site and not a property management company so it's a little harder work and you'll have to vet lister yourself. The two we know of are Liiiving and Feel Porto. Both have properties that are above market rate. Like some others here, I'm surprised how expensive things are or have gotten. With Portugal's notoriously depressed (lower) salary/wages, I wonder how difficult it is for locals to survive financially. I'm a potential ex-pat who's always thought of Portugal as a great place to land when retirement time comes around but I'm becoming increasingly concerned about the fixed income retirement brings and life there.
