So, what if the agent is using a realtor contract that does not have an assignment clause? My question is, do I use my contract or do I use the agents contract?
I love this channel. I've learned a lot. I just wanted to say, we are not 'anal agents'. Our broker requires us to only put properties under contract with either proof of funds or a pre approval. You are very legitimate but they don't want to tie the property up if the person can't close because its a disservice to the client.
@@FlippingMastery I viewed this video a fifth time then realized I do have a question 🙋🏽♂️ What if the seller is priced aggressively and does not want to include a clause for inspection/due diligence within the contract? EMD is not the problem. The listing agent mentioned that the seller is going to remove the property having been live on the MLS just under 3 weeks.
@@tgrei8809 If you cannot get an inspection period, I think you’d have to have an end-buyer already lined up and have him or her pay you a non-refundable deposit, all before you get the property under contract. Otherwise, if you get the property under contract with no inspection period and you cannot find an end buyer, you’d either have to close yourself (I guess you could do the double-close or close with LLC and sell LLC to end-buyer approaches) or you’d not close and lose your earnest money. Right?

On Market is pretty hard, I just had to pull from the contract because the seller did not want to sign off on the Assignment contract. Also had a buyer to lose interest after finding out the home was on market. I wish I found this video before that deal.
