She basically said no, don’t want to deal with it right now, have other situations I’m dealing with. Had he come up to her asking price he might have gotten the deal done, but then he doesn’t win and get to make a video as the aggressive (a baseball bat and handgun, wtf?) Big Man.

I’m in the car business and wanting to get into real estate. Jerry, I think your good at what you do and please don’t take this comment the wrong way. But as I heard the conversation, I think you had her won but when she gave excuses, you should have read the fact she wasn’t ready. You should’ve picked that up and left it as is and just let her call you back. Leave in good terms. Some key facts I saw was her having trouble with a dealership with her car. Maybe she would need more money to fix that car and I think that’s when she would’ve called you. It’s good to be persistent but older people are very sensitive. I love your videos because I can use this as an example in case I encounter it.

Jerry, I've dealt with this type of person before. Your landlord is a hoarder herself! That's why she got so defensive. I heard it in every word from a certain point on. They always WANT to get rid of things but their attachment and mental disorder won't let them. I recommend looking up how to talk to a hoarder (which I'm sure you've already done.) Trust me, it's not easy and they are very, very difficult to part them from their possessions. Tip: I've actually paid to help them pack and move their stuff where they want.

Great video jerry. I feel really strongly on avoiding that question at all cost. I may bring the question up as I am speaking to the seller and getting to know their vibes if I feel they are not going to go crazy, but as soon as you called her I felt vibes that where not in line to ask that particular question. I felt she was already kind of out of patience. We know the seller wants to sell, now we can figure out the problems with the property and start talking about offers and why. These conversations can go side ways many times, because of a question like "Why do you want to sell" I say cut to the chase and get their home sold.

Love the content. It may have went better if you had got consistent agreements throughout. For insurance, when she tells you a problem ask her "if that problem were solved is there anything else that would keep her from selling." Do that until there is nothing left and then go to work solving the problems with her. This allows you to get to the real issue, instead of surface level problems. When she responds, you have her permission to solve the problems and her approval to move forward.
JERRY!!! you're a crazy man! And that's why we all love you! But The REAL problem here is not her being a tired landlord, or the tenant being a hassle, or the hoarding on the part of the seller/tenant. Not even her "transmission" LOL! the problem here is she's afraid of change. That's probably what it is, I know many hoarders, they don't like letting go of things, and they will make up ANY excuse not to upset the comfort of "how it is." She's not motivated yet, hoarders need lots of warm coaxing. I'd put her on a weekly follow-up, probably 10 days and ask every time how I could solve her problems (especially with your amount of liquid capital). Such a great video

Haha Jerry that's too much 😂😂 loved the video. Funny you recommended this after me talking about my first (non)deal haha. I think her issue was that she had a very close connection with this woman that you didn't share. She even mentioned she was also keeping stuff at the house herself. Perhaps to them it wasn't trash. She said she was working from home. Maybe she repairs furniture and was wanting to sell it. Perhaps you saying "I'll trash it" Or "I'll deal with her myself" triggered the seller. Who knows. In my very first deal, I delt with an angry old man before and he had a strong connection with his house. He raised 3 children in it and had alot to say. I got him to sign the contract and found buyers who apparently had been trying to get his house for years. I guess my calmer caring tone got to him since I'm not as hardened as some of these real estate vets lol. But after finding out the ceiling in the garage was caved in. I had to ask him to come down on the price, he refused and decided he'd fix the house himself (at 82 years old) since he was a handyman and didn't want to sell anymore. He apologized for "ruining our friendship" but. So goes the game sometimes!
You are still a flipping genius! She was not ready to sell, likes the drama & doesn’t want to be the “bad guy” kicking a tenant out. Although she’s happy to “bag them” behind their back. Also, you were offering to solve her problems which she would have seen as a negative because that would mean you see her as weak & thus take advantage of her. If you could have made her feel like it was her idea then she would have felt in control still & not have her back up. That’s how I saw it anyways.

But The REAL problem here is not her being a tired landlord, or the tenant being a hassle, or the hoarding on the part of the seller/tenant. Not even her "transmission" LOL! the problem here is she's afraid of change. That's probably what it is, I know many hoarders, they don't like letting go of things, and they will make up ANY excuse not to upset the comfort of "how it is." She's not motivated yet, hoarders need lots of warm coaxing. I'd put her on a weekly follow-up, probably 10 days and ask every time how I could solve her problems (especially with your amount of liquid capital). Such a great video

Haha Jerry that's too much 😂😂 loved the video. Funny you recommended this after me talking about my first (non)deal haha. I think her issue was that she had a very close connection with this woman that you didn't share. She even mentioned she was also keeping stuff at the house herself. Perhaps to them it wasn't trash. She said she was working from home. Maybe she repairs furniture and was wanting to sell it. Perhaps you saying "I'll trash it" Or "I'll deal with her myself" triggered the seller. Who knows. In my very first deal, I delt with an angry old man before and he had a strong connection with his house. He raised 3 children in it and had alot to say. I got him to sign the contract and found buyers who apparently had been trying to get his house for years. I guess my calmer caring tone got to him since I'm not as hardened as some of these real estate vets lol. But after finding out the ceiling in the garage was caved in. I had to ask him to come down on the price, he refused and decided he'd fix the house himself (at 82 years old) since he was a handyman and didn't want to sell anymore. He apologized for "ruining our friendship" but. So goes the game sometimes!

You are still a flipping genius! She was not ready to sell, likes the drama & doesn’t want to be the “bad guy” kicking a tenant out. Although she’s happy to “bag them” behind their back.
Also, you were offering to solve her problems which she would have seen as a negative because that would mean you see her as weak & thus take advantage of her.
If you could have made her feel like it was her idea then she would have felt in control still & not have her back up.
That’s how I saw it anyways.
