1) At 10:00 does a soft proof of funds means just a letter that says I have a funding contract with XYZ cash buyer who is going to provide me with the funds to get this house? And do I need to state my actual cash buyer in that letter, that this person is going to provide me with the funds. 2) Another question, when I click 'contact agent' on zillow, I am contacting the listing agent, right?

Jerry you are a flipping genius, I’m in one of your programs and when I’m on the phone with agents and I tell them I’m working with a group of investors they always ask me what’s the name of the group what should I say I’m a little stuck to what I should say
The proof of funds hack and the EM hack will only work if the Realtor buys into the story that it is somehow a good idea. Also, the EM being due on a certain date (like 2nd day after the execution date) might be a part of a state-promulgated contract form, and changing that would require a special provision entry. I would like to see a realtor who will think that EM due on day 10 is something in the seller's interest. Overall, some of these hacks would only work if the seller has no way of getting another offer at the price that you are giving them. Also, no one can have unrestricted access to the house (or you might just move in your bags and start sleeping there). And if you did not warn the realtor that you are coming, in that state you might be trespassing, check the law.

Jerry I've been actively calling Agents. A few have said they don't take offers sight unseen and will not allow any inspection contingencies. Do you have a work around for this??
How are you changing promogulated contracts , on market properties are using forms that are all wirtten by a broker committee so how are you adding verbiage and or changing the contract ?
#1 can be avoided by not telling agents you are a wholesaler. You are the buyer. When dealing with on market deals its best to have buyers lined up and vetted before you start making offers.

So the buyer now owns the LLC, do they just let the LLC dissolve after the transaction has completed or do they keep it and maintain the annual reports, etc?
I just spoke with an agent today who had a negative view on wholesaling because of wholesalers that don't find buyers and back out of contracts... what do we do if we cannot find a buyer to assign the contract to?
Here is a hack. "Do" use a buyers agent + pay the listing agent 6%. If you're buying low enough then paying an acquisitions rep ( I think of this as a sales rep) is worth it for you to not have to handle this side of the business.
I have a question about using your buyers proof of funds on your own deal. Wouldn't his proof of funds list his name and his LLC and the LLC you put on the contract is yours and not his... is this still okay? Also about the earnest money, would you make your buyer give his earnest money to you so that you can put it into your own deal?

Or you can also utilize the cash buyers money, to buy the property in your name, you then quit claim deed the property back to the Cash Buyer immediately after Closing. Or, if a bank owned property, have the buyer as a second buyer addendum on the deal, with an agreement to quick, claim your interest over to them within the timeline necessary for the foreclosure. Meaning, some banks will require the buyer to occupy the home, or cannot resell the home for six months after purchase. Just sure that your buyer knows to keep everything as is with the names until the sixth month. Then instruct them to have their closing agent, have you quit claim deed over your owner interest in the property for the fee you received at closing. As long as it’s all in writing, and understood by you and the buyer, you can, Wholesale virtually any property! Just work in the Time-lapse during the foreclosures! Meaning, if a foreclosure renovation will take only 3 to 4 months, make sure to add the two or three months needed in your formula. Also called holding costs.

I do not understand why we are getting a hard POF from the cash buyer because aren't we going through a real estate agent who already has a cash buyer for the property, I'm confused.

@@krispassmore The question is why? If the property is not habitable sometimes agents and sellers won't allow access. However, there are buyers who will buy properties without going inside. Look for Buyers who will buy based on exterior photos only. They can get an inspector to inspect the foundation from the outside. Find out why the seller is selling the house? In the case with direct to seller, the seller is most likely embarrassed and this is where building rapport comes in to play.

Difference is I got mentors now before I had to one to push or help me. I would love to but rn im starting this rn what's your number tho for we can keep in touch
Thats, not the issue in number 6 Usually if you are a licensed agent you have to be working for a broker and he gets the split on whatever you do. so you lose 3%. The only way to get around that is to be your own broker/agent then you would get the whole percentage. Correct me if I am wrong..nut I believe thats how it works.

why do estate agents in the U.S need to have a license? They don't seem to do that in Scotland. I ended up using an estate agent here to sell my first flip and the sale fell through twice and then completed the 3rd time all because of me. I kept a list of interested parties and when 1 sale fell through it took 12 minutes to get the second at a higher price. Estate agents in Scotland don't know how to take photographs of a property or know much about them in my experience and solicitors have dropped the ball numerous times and given bad advice costing hundreds of pounds. I'm wondering why the U.S agents seem to be wealthy and need a license though..

Most agents (I'm in the SF bay area and surrounding areas and have talked to a lot of agents), and most of them want deposits within 3 days (yikes!) and don't want 5-7-day inspection contingencies. So, I guess my strategy is to get cash buyers BEFORE I even get a property under contract.

You work with with a group of investors you are one of the buyers but don’t always have the most resources in the area at the time, so sometimes you assign it to someone on your team who can handle more at the time
Took action about 2 weeks ago , got a property under contract on market and now found a buyer for it , ready to close in 3 weeks !!

You need to have a Cash Buyer ready to go when working with Agents or you need to be ready to pay the EMD at title until you find one

No. As a wholesaler you have to bring deals to flippers, but there is no guarantee that the flipper/ buyer will want the deal.

@@krispassmore The question is why? If the property is not habitable sometimes agents and sellers won't allow access. However, there are buyers who will buy properties without going inside. Look for Buyers who will buy based on exterior photos only. They can get an inspector to inspect the foundation from the outside. Find out why the seller is selling the house? In the case with direct to seller, the seller is most likely embarrassed and this is where building rapport comes in to play.

Thanks for asking. I'm actually not doing wholesaleing right now. I found a solar company who im working with witch is absolutely amazing it reminds me of wholesaleing in alot of ways. Difference is I got mentors now before I had to one to push or help me. I would love to but rn im starting this rn what's your number tho for we can keep in touch
Thats, not the issue in number 6 Usually if you are a licensed agent you have to be working for a broker and he gets the split on whatever you do. so you lose 3%. The only way to get around that is to be your own broker/agent then you would get the whole percentage. Correct me if I am wrong..nut I believe thats how it works.

why do estate agents in the U.S need to have a license? They don't seem to do that in Scotland. I ended up using an estate agent here to sell my first flip and the sale fell through twice and then completed the 3rd time all because of me. I kept a list of interested parties and when 1 sale fell through it took 12 minutes to get the second at a higher price. Estate agents in Scotland don't know how to take photographs of a property or know much about them in my experience and solicitors have dropped the ball numerous times and given bad advice costing hundreds of pounds.

Most agents (I'm in the SF bay area and surrounding areas and have talked to a lot of agents), and most of them want deposits within 3 days (yikes!) and don't want 5-7-day inspection contingencies. So, I guess my strategy is to get cash buyers BEFORE I even get a property under contract.

No disrespect but Jerry you don’t be giving all of this stuff for free. I have tried to download your contracts and other things you say is for free but it isn’t for free! Your site requires an email address and once a person submit the email address they have to listen to a long video which I have done and then at the end of that you have to pay for whatever the item it is that you said was for free! You give good game and I’m grateful for that but its not for free Sir!!
