@J Davis so many of us went education and hard work for 20-30 years and still broke. Learning this at a young age is learning VALUABLE functional knowledge. He will learn in life with time either way. I think alot of college is just pushing us to be liberals and work for the man forever and stay slaves. A young person would do well to get into this early. I wish I started sooner.

People are reutnting to business and working for themselves like the old days and being more savvy about it, rather than go into debt for school like the liberals taught us for the last 60-70 years to be broke slaves who still depend on them for everything. I think letters behind names is more for people's pride unless it's a really needed service. Now you have so many people drowning in debt with degrees and cannot get employed doing even what they went to school to do.

@@yo848 Yes. Wholesalers find distressed properties, lock in the lowest deal possible on paper ASAP, and the turn around to sell it to ANYONE at a profit. Usually you’ll promise to have cash in their hand within 7 days. Very doable.

Jerry really knows what he's doing and I just found him on youtube this morning. I would just like to point out one thing, for those of you who want to wholesale out of your area. Did you notice that Jerry had an "established, qualified" contractor in Idaho, to go look at the house? That's CRITICAL! If you wholesale out of your area, you MUST have what's called solid, quality "boots on the ground." If Jerry never had anyone look at the house, there could have been foundation issues, structural issues and he could have gotten burned big time. But he sent over a qualified person to check out the property. BTW, if any of you are skeptical, I've sold houses in less than an hour as well. No, it doesn't happen everyday, but it happens. It seems as though Jerry has a very solid team and that's the key to success. Kudos to Jerry! Best of luck to all of you.

True, but more powerful to say something like, "I'm physically in Arizona, but I'm a serious cash buyer, unlike a lot of the other guys that keep stringing you along. " Having said all that, great video. You can hear the seller trying to convince himself to sell to you. A lot of clearing of his throat and run on, you know, sentences.

I think his experience has a much larger affect than books. Books will never be efficient as they stretch something that can be said in 40 pages to 300+, just to get published. There’s better sources of info nowadays.

Jerry, thank you for always sharing your process! I used the software for a while and it helped me so much to understand the costs and variables. Also great how I could organize the deals, very neat! You negotiation skills and approach is excellent, always carrying yourself to make your offer but sound so resourceful. I ended up going for a real estate license because I felt wholesale risk and my own lack of knowledge could put me at liability. Nevertheless, I look forward to find great flips!

Having said all that, great video. You can hear the seller trying to convince himself to sell to you. A lot of clearing of his throat and run on, you know, sentences.

I think his experience has a much larger affect than books. Books will never be efficient as they stretch something that can be said in 40 pages to 300+, just to get published. There’s better sources of info nowadays.
