My only question when it comes down to "buying" the property is assigning the purchase agreement to the flipper. What happens if the agent finds out about it and causing a hesitation in the deal? Is this where you would attatch the assignment fee to the purchase agreement?
The agent did find out in this deal. It doesn’t matter. You have the right to assign the contract. Has nothing to do with the agent. They get paid either way

Some flippers buy at 75% of arv less repairs, which is about 10-12% but it depends on the flippers financing
