How wish I have seen your videos and known you earlier. I enrolled with another mentor and until now I haven't really learned anything yet. Your training videos were clear and direct to the point, simple and easy to understand. I had been reading the instructional material they sent me for over a week now and i have read hundreds of pages and I did not get to where I was looking for BUT in the first 2 videos you made, I was able to understand how to move on. How to determine where to look for properties? Especially if driving for dollars? I.e. I choose a zipcode but that zipcode can cover dozens of square miles and tens of thousands of homes. Should I narrow down further? And how?
This is a great video! I’ve watched it about 10 times so far and taking notes. Question: Am I mistaken or does the Wholesaler actually make $20k in this example? Because it seems like $10k was calculated into the offer for the agent and another $10k was added into the offer to the cash buyer. Either way, $20k is a great day but I just want to make sure I’m following along correctly. Thanks for all of the teachings!

My husband and I opened an llc recently and we plan on being real estate investors by starting out first into wholesaling and we have been confused as to how to proceed. When reading through the contract as long as there isn't any language that states specifically that the contract isn't assignable you don't need to do anything to the contract. If you are in a state such as California that does have that language you simply will need to sign an addendum once the contract is executed to assign it to your cash buyer. are we consisdered the "buyer" through out the whole deal? Also do we pay the EMD or the cash buyer pays it ? also do we send the contract deal to all cash buyers that we have that fit the criteria or just one specific one
Hello, Kara! Great questions. You are the buyer for the transaction until you assign the contract to your cash buyer. As far as the EMD (Earnest Money Deposit), you can pay it or have your cash buyer pay/reimburse you for the deposit on top of your wholesale fee. Typically you are bringing the property to the cash buyer that wanted that type of home in that area, but it is always good to have a few backup buyers. Understanding your cash buyers' buying criteria as thoroughly as you will vastly increase your odds that they will buy your deal! Cheers, & happy Wholesaling, Kara! 🏠

So if you can't find a cash buyer within 3 day to pay the EMD for you. Can you back out of the deal then and not have to pay, or how does it work. Or if you find a CB on day 4, would you still have to pay the EMD your self?
Hello there, Aleksander! You need to read the terms of your contract before signing. When you read the contract, you want to see how long the inspection contingency is and if the EMD (Earnest Money Deposit) is refundable. 1st, we recommend always having your cash buyers' lined up and qualified before you get the deal under contract. 2nd, let's say you have a 7 or 14-day inspection contingency. You may cover the EMD temporarily and negotiate for it to be paid back to you by your cash buyer or even cover it to get the deal closed. 35:12 Question regarding the inspection contingency clause… rather then something as drastic as a fire the second day, what if your cash buyer decides he doesn’t want to do the deal anymore…that or all of your cash buyers back out. How do you protect yourself from getting stuck with a house if things don’t go to plan?
Hello, Salt! When it comes to protecting yourself from unexpected situations, such as a cash buyer backing out of a deal, you can take a few steps to mitigate the risks. 1.) Diversify your buyer pool: Instead of relying solely on one cash buyer, consider having multiple interested parties. 2.) Include contingency clauses: Contingency clauses, such as an inspection contingency, can provide you with an exit strategy if certain conditions are not met. For example, if the buyer decides not to proceed with the purchase, you may have the right to terminate the contract and retain your earnest money deposit. You need to understand the contract before you get into it, and if you want it to include particular things, such as a refundable EMD, you'll need to ask and read it before signing. One thing I have been wondering about is what makes fix & flippers want to work with wholesalers instead of just doing this research on their own and cutting wholesalers out entirely? I’m confused about this because I feel like fix & flippers would want to get as low of a price on property as possible, so I don’t understand why they would think there is a need for us in between. Appreciate the kind words and glad you enjoy our content! :) To answer your question, there are actually many reasons why fix & flippers would want to work with wholesalers instead of getting every single deal for their company on their own. Since there are many reasons, I will cover one big reason and you let me know if it makes sense to ya! Fix & Flippers / Cash Buyers are more than "Cash Buyers." They are also business owners! And when you own a business, you have more responsibilities than just having to find deals... For example, if you own a fix & flip business you may also be running the marketing for your company, you may be involved in hiring, you may be managing multiple fix & flip projects at a time, you may be working with real estate agents to sell your properties, etc., Why a Fix & Flipper pays Wholesalers for deals, and why a Fix & Flipper simply doesn't put all the properties available under contract for themselves is because of one thing: TIME. Fix & Flippers DO NOT have enough TIME to put all the deals available under contract. So, you, as a wholesaler provide a massive amount of value for a Fix & Flipper by getting deals under contract. If a Fix & Flipper wants your wholesale deal, now all they have to do is sign an assignment agreement and pay you ~$10,000 for the deal. Now they have a fix and flip deal for their company that may pull in $30k, $40k, or $50k+ of profit for them! Not all fix & flippers are the best at finding deals. Some may be fantastic at the project management side of the business, but have a hard time getting deals under contract. Also, even if a fix & flipper is great at getting deals, a lot of them have an appetite for more deals! You, as a Wholesaler, help fulfill this appetite! I just have one question, say I get a property under contract and bring it to my cash buyer with all of the information you mentioned and they love the deal. What’s preventing them from going directly to the seller and making the purchase and cutting me out of the deal completely?
Shouldn’t they not know about the seller. I though you present yourself as if u are the seller but you’re just assigning the contract or double closing.
Once you make the contract you technically have the right to sell your contract rights so they would have to go through you once you do get the contract

For starters once you have put the deal under contract it is binding to you until it is assigned to your cash buyer. Thank you for this informative information. Question: If you can not get the property under contract within 72 hours, is that when the wholesaler would either come out of pocket or have a Transactional Lender with the earnest money ?
Hello Perridia! Thank you for the question! Typically we have our cash buyers lined up before the deal gets executed. It is very common that the contract is assigned within that 72-hour window and then the cash buyer takes care of the Earnest Money Deposit (EMD). If you are unable to assign the contract before the 72-hour EMD window, then, Yes, you’ll have to cover the EMD temporarily until the correct cash buyer takes over the contract and can negotiate to have it reimbursed upon the assignment of the contract. Yes, you can either come out of pocket to input the EMD, you can borrow funds from a private money lender, and/or if you have a relationship with a Transactional Lender then they may be open to loaning you the EMD amount. It all depends on the lenders themselves! Your relationships with your cash buyers are very important! Once you have done a few deals with them you will know how they best work with you. It’s important to note that not all cash buyers are created equally and you need to qualify them before you start making deals so you know exactly what their buying criteria are! Also very important is that you read the contract before you sign it. You want to make sure the EMD is refundable as well as includes at least an inspection contingency in order to be protected. I’m in Texas, a couple laws passed about doing wholesaling in the state without a license that basically states that both the seller of the property and ultimate buyer must know that you, the wholesaler, are not acting as a real estate agent or real estate broker. Would this conflict in the discovery call step buy telling listing agents that you are a real estate investor?

In Texas, wholesalers can get into trouble when they cross the line and market a property instead of marketing the rights to assign a contract for a property. That's why seeking experienced legal advice is often advisable, especially early on. How wish I have seen your videos and known you earlier. I enrolled with another mentor and until now I haven't really learned anything yet. I had been reading the instructional material they sent me for over a week now and i have read hundreds of pages and I did not get to where I was looking for BUT in the first 2 videos you made, I was able to understand how to move on. How to determine where to look for properties? Especially if driving for dollars? I.e. I choose a zipcode but that zipcode can cover dozens of square miles and tens of thousands of homes. Should I narrow down further? And how?
This is a great video! I’ve watched it about 10 times so far and taking notes. Question: Am I mistaken or does the Wholesaler actually make $20k in this example? Because it seems like $10k was calculated into the offer for the agent and another $10k was added into the offer to the cash buyer. Either way, $20k is a great day but I just want to make sure I’m following along correctly. Thanks for all of the teachings!

I have a friend who was totally broke a few years ago and became this successful flipper in SA TX I asked him how he went from being Broke to making over 10K a month and he said he watched your videos and wholesaled his first few homes . When reading through the contract as long as there isn't any language that states specifically that the contract isn't assignable you don't need to do anything to the contract.
If you are in a state such as California that does have that language you simply will need to sign an addendum once the contract is executed to assign it to your cash buyer. We do think it is very important to review specific laws on a state-by-state basis though so always talk to a real estate legal professional in your area.

Hello, Kara! Great questions. You are the buyer for the transaction until you assign the contract to your cash buyer. As far as the EMD (Earnest Money Deposit), you can pay it or have your cash buyer pay/reimburse you for the deposit on top of your wholesale fee. Typically you are bringing the property to the cash buyer that wanted that type of home in that area, but it is always good to have a few backup buyers. Understanding your cash buyers' buying criteria as thoroughly as you will vastly increase your odds that they will buy your deal!

So if you can't find a cash buyer within 3 day to pay the EMD for you. Can you back out of the deal then and not have to pay, or how does it work. Or if you find a CB on day 4, would you still have to pay the EMD your self?
Hello there, Aleksander! You need to read the terms of your contract before signing. When you read the contract, you want to see how long the inspection contingency is and if the EMD (Earnest Money Deposit) is refundable.
1st, we recommend always having your cash buyers' lined up and qualified before you get the deal under contract. 2nd, let's say you have a 7 or 14-day inspection contingency. You may cover the EMD temporarily and negotiate for it to be paid back to you by your cash buyer or even cover it to get the deal closed. It just depends on the deal and your relationship with your cash buyers'.

Keep in mind, when wholesaling with real estate agents and on the MLS we'll be using the state contract that all the realtors use in your area. The agent will write up the contract for you!

35:12 Question regarding the inspection contingency clause… rather then something as drastic as a fire the second day, what if your cash buyer decides he doesn’t want to do the deal anymore…that or all of your cash buyers back out. How do you protect yourself from getting stuck with a house if things don’t go to plan?
Hello, Salt! When it comes to protecting yourself from unexpected situations, such as a cash buyer backing out of a deal, you can take a few steps to mitigate the risks.
1.) Diversify your buyer pool: Instead of relying solely on one cash buyer, consider having multiple interested parties.
2.) Include contingency clauses: Contingency clauses, such as an inspection contingency, can provide you with an exit strategy if certain conditions are not met. For example, if the buyer decides not to proceed with the purchase, you may have the right to terminate the contract and retain your earnest money deposit.
You need to understand the contract before you get into it, and if you want it to include particular things, such as a refundable EMD, you'll need to ask and read it before signing. If you're ever confused, it is good to talk with a lawyer that specializes in real estate in your specific area.

One thing I have been wondering about is what makes fix & flippers want to work with wholesalers instead of just doing this research on their own and cutting wholesalers out entirely? I’m confused about this because I feel like fix & flippers would want to get as low of a price on property as possible, so I don’t understand why they would think there is a need for us in between. If you could clarify this that would be great! Thank you!

To answer your question, there are actually many reasons why fix & flippers would want to work with wholesalers instead of getting every single deal for their company on their own.
Since there are many reasons, I will cover one big reason and you let me know if it makes sense to ya!
Fix & Flippers / Cash Buyers are more than "Cash Buyers." They are also business owners! And when you own a business, you have more responsibilities than just having to find deals...
For example, if you own a fix & flip business you may also be running the marketing for your company, you may be involved in hiring, you may be managing multiple fix & flip projects at a time, you may be working with real estate agents to sell your properties, etc.,
Why a Fix & Flipper pays Wholesalers for deals, and why a Fix & Flipper simply doesn't put all the properties available under contract for themselves is because of one thing: TIME.
Fix & Flippers DO NOT have enough TIME to put all the deals available under contract. So, you, as a wholesaler provide a massive amount of value for a Fix & Flipper by getting deals under contract. If a Fix & Flipper wants your wholesale deal, now all they have to do is sign an assignment agreement and pay you ~$10,000 for the deal. Now they have a fix and flip deal for their company that may pull in $30k, $40k, or $50k+ of profit for them!
Not all fix & flippers are the best at finding deals. Some may be fantastic at the project management side of the business, but have a hard time getting deals under contract.
Also, even if a fix & flipper is great at getting deals, a lot of them have an appetite for more deals! You, as a Wholesaler, help fulfill this appetite!

I just have one question, say I get a property under contract and bring it to my cash buyer with all of the information you mentioned and they love the deal. What’s preventing them from going directly to the seller and making the purchase and cutting me out of the deal completely?
Shouldn’t they not know about the seller. I though you present yourself as if u are the seller but you’re just assigning the contract or double closing.
Once you make the contract you technically have the right to sell your contract rights so they would have to go through you once you do get the contract

To answer your question to what's preventing them from going directly to the seller is a two part answer. For starters once you have put the deal under contract it is binding to you until it is assigned to your cash buyer.
Secondly it's very important to take the time to build rapport with the cash buyers you work with and get to know their business. By doing this you also get to reinforce the value you bring them and help build a strong long-lasting mutually beneficial relationship.

Thank you for this informative information. Question: If you can not get the property under contract within 72 hours, is that when the wholesaler would either come out of pocket or have a Transactional Lender with the earnest money ?
Hello Perridia! Thank you for the question! Typically we have our cash buyers lined up before the deal gets executed. It is very common that the contract is assigned within that 72-hour window and then the cash buyer takes care of the Earnest Money Deposit (EMD). If you are unable to assign the contract before the 72-hour EMD window, then, Yes, you’ll have to cover the EMD temporarily until the correct cash buyer takes over the contract and can negotiate to have it reimbursed upon the assignment of the contract. Yes, you can either come out of pocket to input the EMD, you can borrow funds from a private money lender, and/or if you have a relationship with a Transactional Lender then they may be open to loaning you the EMD amount. It all depends on the lenders themselves!
Your relationships with your cash buyers are very important! Once you have done a few deals with them you will know how they best work with you. It’s important to note that not all cash buyers are created equally and you need to qualify them before you start making deals so you know exactly what their buying criteria are!
Also very important is that you read the contract before you sign it. You want to make sure the EMD is refundable as well as includes at least an inspection contingency in order to be protected.

I’m in Texas, a couple laws passed about doing wholesaling in the state without a license that basically states that both the seller of the property and ultimate buyer must know that you, the wholesaler, are not acting as a real estate agent or real estate broker. Would this conflict in the discovery call step buy telling listing agents that you are a real estate investor?
Hello, DrTeeth! You are not acting as a real estate agent or broker when saying you're a real estate investor, so you should be fine. In Texas, wholesalers can get into trouble when they cross the line and market a property instead of marketing the rights to assign a contract for a property. That's why seeking experienced legal advice is often advisable, especially early on.
