This is WHY I LOVE getting deals from agents. My last 5 deals were lots from agents I assigned to builders. I just have to continue finding more agents and deals from them.
Want yall to know, i had a friend that flips houses call me and say "you need to do wholesaling, its MADE for you". Ive been in hospitality my whole life and now in nursing and marketing. I set up a few iinterviews with companies that interviewed me etc. Im not willing or able to just walk away from a successful healthcare w2 job. BUT, One guy stood out as very honest while interviewing. Who told me after we spoke that i just should learn and do it on my own. He would ONLY reccomend Jamil, stating you are ethically solid and honest to a T. Just wanted you to know, i appreciate the education, and that you are highly regarded by owners of the bigger companies. God Bless, and thank yall for sharing the wealth of info.

I have an agent right now that literally told his seller what price not to accept & verbally told me over the phone that the price can't be too low because he needs to get his commission & the seller wouldn't budge. I set up a window inspection for the home & met the inspector there, then talked with the seller. Well, the agent didn't tell him the real price I offered while negotiating. The seller himself was actually very willing to sell for less. We worked out a deal for less than what me & the agent agreed to, I told him to let his agent know to send me the contract at that price, & now the agent is taking long to draw up the purchase agreement. He says his broker has to do it but won't give me the contact info to his broker. That agent tried to sell that house for over 130k more than it is worth 😂 for more than a year.
@@tdot8398 the agent still gets a commission check, which is completely undeserved. They should be FINED, not paid. I can appreciate you wanting to get the deal done by any means. I just hate to see unethical people get rewarded.
Jerry, could you make a video on how a person can exit the business when it’s successful? For example is IPO even possible for a wholesaling company? How do you put a price tag on a wholesaling company?
When using the sniper approach is it best to look for listings in zipcodes you're not working in being that the purpose of the call is not to get an accepted offer...or target overpriced listings in zipcodes you are working in?
Good video. Jerry made a point that agents don't know what to do w a fixer upper or don't know know what to do with it. Can he elaborate on that? It seems like fixer uppers usually sell faster than a retail listing if listed on MLS.
Agent relationship is difficult when they insist not working with me in Oklahoma, referring back to a Law that Passed in 2021 not allowing wholesalers. How can we overcome these types of barriers?

I'm new to wholesaling, but isn't that illegal for the agent no to let the seller know?

If I whosale with an agent in Illinois does that allow me to do more whosale deals and avoid the rule of only 1 deal in a 12 month period?

Sometimes but often when an agent sits down on a listing appointment, if its distressed, they don’t know how to help the seller.

OK law only requires a license to publicly market a contract for sale. That has nothing to do with securing a contract to buy using an agent
