Waiving the appraisal contingency makes your offer stronger as you are promising to bridge any appraisal gap. Your buyer may however be concerned you can’t actually cover the gap if you don’t also submit some proof of funds

I just did this today. $5k offer on a $60k listing. Except after my 10 minute argument, the agent said "OK, I'll send this over to the seller". No fight, just..."that completely makes sense." This is my 1st time after watching hours of your videos.

technically, unless the client specifically says “don’t show me offers under x amount”, its actually against an agents fiduciary duties to fail to show the client an offer. they could get their license suspended for that

I’ve had some agents so unwilling to put offers in that I have a separate agent on speed dial that will write up any offer for me and present it. That way they have to present it to the seller, and my agent thinks it’s awesome, they submit offers without getting dragged out to a house and doing CMA’s etc. It’s basically being an acquisitions manager. 🤷
Just to share with you Mark, if the agent has specific instruction from the seller about what kind of offers he/she would entertain then the agent doesn't have to present it to the seller. Such instructions could include offer price limit, certain contingencies, etc. .....
The agent wasn't doing his job, his job is to present all offer to seller like you said however, the agent wouldn't be doing his job by advising the seller to take your offer as it's so low, the best thing would be is drop the price and let the home sit on the market for one week one market and then accept highest offer. You are correct this is a horrible agent.

The price, from the comparables you mention, is "fair", but the prerogative and legal responsibility of the Seller's Agent is to look for the requirements and maximise what the purchase price is of the Seller's property? You are right with the logistics of how you rationalize the pricing of the offer, but he doesn't represent you? That would be a role of a Buyer's Agent. I am inclined to agree with the Seller's Agent, no matter how farcical the pricing of their listing price.
I did a little of my own research. The seller of this property just bought it in March for 50k at a sherriffs sale. Unfortunately they over paid and are trying to off the property on some other unfortunate buyer. Ill be keeping an eye on this property to see what happens. Hopefully Jerry posts another video on it!

nothing worse than dealing with annoying sellers and agents that get emotional and personal. like you don't have to be mean or hostile. just say no and keep it professional. im so sensitive, a bad call will make me give up making offers for the day.

The listing agent feels the property can sell for 210K(she sounded like she knew her stuff, but she definitely could’ve been talking out the side of her neck), it’s listed at 85K, I’m thinking a more realistic offer would be 60K considering it’s condition.
