Dan Lok I’m watching so closely... you’re coming to a fork in the road sifu... with all due respect, a concerted social media campaign fueled by a team of micro influencers is in order. When you have a message and resources you’re in a lane with many others. You, yourself, are unique. This market space is not. You’re a businessman. It’s my humble opinion you need an entertainer around to show you how to become an entertainer. That’s what this is... right? Business driven entertainment.

The next questions would be, how should one deliver information properly to ensure the highest probability of a YES? Is there specific phrasing to use for that? What information should be withheld?
tldr; How do you ensure you deliver the right amount of information in the proper manner to ensure a YES?

I love this because this marks the end of me hearing "I want to think about this." for the rest of my life. So Let's practice:
Diana: Because you call me to find out more about Watsu® [the service that I offer], I am assuming that you believe there is a possibility that WATSU is of interest to you, or you may even want to try it. True?
    Prospect: Yeah.
Diana: So before we go into our conversation, can I ask you a couple of questions?
    Prospect: Yes, of course!
Diana: At the end of our conversation, there are 3 things that you could say to me:
The first thing that you could say is:
Hey Diana, that sounds good, let's book an appointment.
And that's good, we can work together, and I can facilitate you to have a Watsu experience.
The second thing that you could say is:
    No
And that's ok. I want you to know that it is perfectly fine for you to say no if it is not a good fit. And, I can say no to you too.
There is a third thing that you could say, but I don't want to hear is:
I want to think about it.
Because usually what that means it's a no. You're just trying to be polite.
So before we proceed, can we make a simple agreement. That at the end of this conversation, you will either say a yes, or a no, but not I want to think about this. Is that fair?
Dan, thank you for ending these unnecessary human suffering for us. You are brilliant!!

I would advise for this technique to work, you may wanna like practice the lines a little. I have tried it for around 7 months now and it is a hit and miss. At the start, I just did not sound confident saying that and prospects would still slither away. Now that I have said it to around several dozens of prospects, I want to say that it works (the surprise of their faces is pretty satisfying because I guess they have never seen such a direct conversation/meeting starter?) but I also had occasions of people calling me rude for limiting their options. But I had a feeling that those people were going to walk away anyhow.
But practice a little and works like a charm. This technique is amazing.
    Thank you Dan.

I’ve been using this technique for 15 years and it’s extremely powerful. Good to be reminded of it. We used to call it “breaking the pact” people often would agree with their partners before we would meet with them that they wouldn’t buy and would think things over before I’d even get in front of them. This sort of technique would break that pact.

  • @brettolson9544

I'm the hardest person to sell to. I say "I'll let you know", "I'll get back to you", "Let me think about it", etc, every single time. Then I go home and think about it and in most cases, I don't need the product but just want it. However, if it's absolutely necessary, I'll buy it. I've always just been super picky and selective about what I spend my money, time, and energy on. Which I think is a valuable quality in most cases. Also, I have a background in marketing, sales, and consumer psychology, so I'm always reading into the sub-communication of those who are selling me something, trying to figure out their strategy and tactics and analyzing why they're doing/saying what they are, and what they're trying to get me to do/think. And salespeople hate me cuz they can sense how I'm super stingy, skeptical, and analytical of them lol.

I like Dan because he is a clear and direct communicator and gives you applicable steps as a mentor. I'm learning! Sifu, can you also please, please do a video on what to put in the follow up letter of agreement and letter of non-disclosure? Thank you.

Step # 1. If you are in a home service market, try to be their 2nd, or 3rd estimate. Otherwise you will have a VERY hard time overcoming the "We need 3 quotes". Not impossible, but takes a LOT more time to build trust, and identify/solve price concerns. Unless you were referred of course.

That is my pet peeve.. "Let me think about it" After, I have completed the tour and I always feel it's a game! Because I ask questions before the tour then after everything... Let me think about it. I have other properties to see. I will get back to you. BUT... Before the tour..they are kissing my behind please show me the units you have available. Then... a flat no! I needed this video. Thank you Dan Lok! (:

I have tried this and it worked well. I gave my prospect the 3 options up front and she jokingly gave me a 4th option about doing whatever it took to find the money to work with me and she's now working with me so we closed.

Great video Dan. I agree with you its important to set the terms and control the meeting like you explained. It cuts down on wasting both peoples time. If someone is interested things can proceed and this whole being nice thing is crap. We are all adults and can accept rejection. If its not in the cards right now, it is what it is. Now that doesn't mean the future is a no but right now it might not be the right time for the prospect/ customer or their problem isn't a big enough pain in the ass yet. Keep up the awesome work.

This bullshit objection is also dependent upon how motivated the buyer is. I never heard this from a guy facing a jail sentence or a pending divorce action, hehehe!!! Some sales jobs are easier than others. When I did hear "Can you do better on your fee?" My response was, "Sure, I can double it if you like." End of objection. Somebody always makes the sale, you with a yes, the customer with a no. Great vid Jiaoshou!

Most salespeople don't like hearing no; I do. Of course I like hearing yes better but give the choice to hear no or maybe, I will take a no all day. It's all about time management and how fast you can get to a yes or no. This is a great way to get to a yes or a no as fast as possible. On the flip side, you will probably lose a few potential deals by forcing someone who truly is not ready to make a decision into a no but you will gain it back tenfold in the time saved from all the maybes that turn into nothing.
