If you have a 2 car garage with 2 parking spaces in front of it, can you designate one of those parking spots as the adu spot and would that fulfill the requirement?
Some cities you can’t build an ADU on a rental property. It doesn’t make sense so the owner must live on site? In other words it must be your primary home. Is there any updates on this.
You forgot to say that your main house will become rent controlled which a lot of construction companies fail to mention.

I would have picked a property with a BUS STOP RIGHT IN FROUNT. You can legally not have a parking space if your on a regular route.

Well if you had the room and hookups you could easily have a double or triple axle towable ADU and still rent or use it.
What about setback rqmts. for zero-lot-line homes?
Check with zoning and building dept in your county.
