Great video as always, some other variables that come to mind: -Seismic Design Category -Basic Design Wind Speeds and exposure category -Snow Loads -Annual Precipitation - both code requirements like rain screens that are tied into climate zone and tons of best practices that are not code required -Soil type/bearing capacity -Prescriptive vs engineered structural design - like you mentioned the idea of moving a wall two feet, is generally much easier if everything is prescriptive, vs the expense and time of having it re-engineered -WUI (Wildland Urban Interface) fire resistant construction requirements -All electric vs using gas - one or the other may be easier or preferred based on existing conditions and individual preference -Roof design - for various reasons from the ability to easily support a solar array, minimize shading, or coordinate with existing architectural elements -Windows - you touched on it, but a big thing is having privacy in bedroom windows
New York City will start to allow ADUs next year which is great. I would like to convert my garage into one. I know these plans are for California and NYC is very different than Cali because climate and city codes will be different
These will be a great starting point for you to sit with an Architect to comply with your NY requirements. I suggest you find a young freshly licensed Architect to sit with solely for the initial consultation so it's cheaper for you to learn the laws that are fresh in their mind. If you are hiring contractors to do everything for you, they usually have Architects they can recommend that have a ton of experience in your area, which gets things through the process much easier, but cost a bit more. Good luck.
Ryan I want to thank you for all your hard work and support. Another easy to understand video.❤ I’m disabled and trying not to lose my home. I’m trying to build an ADU for myself to live in and rent my main home. I don’t have anyone to help me and I’m wondering where you are and if you do any consulting..? Thank you for your reply if you happen to see this. Thanks again, Sue, a sub of yours for a long, long time.❤ PS I live in Northridge, California and my home is almost exactly at North to west from front to back…if that makes sense.
@@HowToADU I appreciate you taking the time to reply. If you can recommend anybody in the Los Angeles area, or even a Southern Ventura area, it would be very helpful. Have a wonderful day!
First im no expert but I do have eyes and some experience from a long time ago.. construction quality is totally different. Also, many mobile homes, again from the past, will actually come on wheels. Those will be taken off the axle on the subframe and left under the unit when installed on the property.
And then there are Modular’s built in factories, and set on constructed site foundations. Manufactured Home is name of Mobile Homes from the old days. Yes it can be confusing.
If it's existing, some cities will call that an ADU and others might not. If you're proposing an addition with a bathroom and a kitchenette, you can certainly use an ADU permit to do that in a lot of cases. The minimum size in the code for a studio efficiency is 150 sq ft. (And I've seen smaller permitted units with exceptions)
I have been drawing and Designing homes, additions and remodels for 19 years. I have 4 ADU plan sets that have been built in the Sacramento area, that I would like to sell on line. Can you help me?

Aw, thank you. I hope you have great luck with your project. I'm up north in Napa, but there are lots of great professionals around the LA-area!

Printing: In Sonoma, the county and (many) cities are NOT accepting paper plans anymore. You use PDF and submit online.
That’s cool! City of napa made my friends hand deliver an sb9 project just this week!
Thank you for sharing, Bunch of knowledge, However where can I see the list of free ADU plan for California?
Sharing the goods!
Great video!
Do you have any plans for 1200 ADU for Los Angeles county, 3 beds 2 bath?
Hi again.
What’s the difference between ADUs built off site vs a mobile home? (Manufactured?)
Manufactured is one type of offsite build, like a subset.
First im no expert but I do have eyes and some experience from a long time ago.. construction quality is totally different. Also, many mobile homes, again from the past, will actually come on wheels. Those will be taken off the axle on the subframe and left under the unit when installed on the property.

can i hire you to do my plans and blueprints my attached ADU is already built
is a 200 sq ft room addition with bathroom considered an ADU?

That's cool - do you have a website you want to share here?
The climate zone map for California shown is unlike anything i have seen or can find online. Can anyone clarify if any of those numbers are accurate?
Here’s the pg&e page www.pge.com/myhome/edusafety/workshopstraining/pec/toolbox/arch/climate/index.shtml
Where’s the link to the floor plans? Thanks

I covert the garage to an ADU in 2011, so far is good $2075/monthly.
Nice! The renter probably loves that
Do they got a phone number or address I can search for?I need to make a correction to my adu
I have land with utilities with a mobile home. I want to take off the mobile home .and replaced it with adu .
That isn't how it works. You remove. The mobile ho.e then build a home.
In regards to your private group to join, it appears that the links no longer working
