    Good information. The plans that I submitted to my city for my detached ADU had to be site specific. So whatever plans you get online, they most likely have to be modified to show your existing property lines and existing structures.

      You also need a survey to mark the property lines , title 24 energy calculations, possible structural calculations, structural details , foundation plan , framing plan , green building code notes, and general notes/ electrical notes, cool roof specifications. It’s not just floor plans and elevations.

    I’m a designer in San Diego and I direct people to the county website plans all the time, for some people on their specific lot (typically, oversized and completely flat with great access) it absolutely is the best option. Still, most lots and situations are more challenging, or a client just wants a custom solution so I’m plenty busy designing ADUs. For a client that just wants the cheapest and simplest box to rent out I don’t really want to design that anyway or work with a client like that. Great designs arise from a challenging program.

      That said, I haven't personally helped many people with garage conversions. I've got one client in the south bay at the minute and I'll feel more qualified to do a long educational video once I've been through that process.

    Thank you for this amazing presentation. 👏 I'm a designer, so this explanation was really good. Just a design tip, you can get uncertified site plans online through GIS and satellite mapping, and it's perfect for designers because we would prefer the .CAD file creation.
    I'm on a mission to help planning and building nerds just like you to help supply persuasive design solutions.
    I would love to use the San Diego configurations to produce 3D Video Walkthroughs for marketing and sales and see how I can package those ready to sell.
    I will probably start that process now.

    Hello, thank you for providing such an informative video. I hope you can help me answer this question:
    Can I utilize one of these free plans from San Diego to submit to another county inside California? I'm not sure whether these plans can be utilized in other locations, but as I understand they are completely modifiable in Autocad so I was wondering if I'm allowed to use them as base.

      I’m not sure about the intellectual property rights. You can check with San Diego county. And maybe ask who the original designer was if you need modifications

    The Mountain View, CA Planning Department does not count up to 800 sq ft of an ADU in the floor to area ratio (FAR) because of the state requirement. However, this city department says the junior ADU (JADU) square footage is included in (and therefore, not separate from) the FAR. Do you think that, based on what is or isn't in the state law, the City has the discretion to specify that the JADU square footage be counted in the maximum FAR allowed for the lot?

      You know, I'm not really sure. You may want to write to the HCD for clarification about your specific situation. I think subdivision e in section 65852.2 of the government code says you get ONE of those structures to ignore FAR but that the city doesn't have to approve both. But it just seems odd for them to fight the JADU because cities are often so permissive for conversion of interior space of the primary house. I could imagine, even if this were an obstacle, that you might explore getting the ministerial permit for the detached ADU, then once it's done you apply for a variance for the JADU - a friendly planning commission might let it through. Not specific advice for you, just general information for folks reading the comments.

    Hey there. Thanks for your great video. What if you already have a un-permitted unit and you just want to get it legalized? Can you do that on your own? Any advice on the steps involved. Much appreciated!

      Hi Eric, it is possible for a homeowner with a non-conforming unit to bring it up to code and make it conforming. I'm not a lawyer, and this topic is particularly edgy depending on your situation, so I'd rather speak with you in private and with more context about your specific situation. If you email me at ryan@how-to-adu.com I will help you research this subject.
      Anybody else with questions about non-conforming units, I will say a few things:
      🏠 It's possible to bring your unit up to code
      🏠It might be very expensive, even if your unit is already completely up to standards
      🏠You may need plans of your existing home and the lot, even if you're not proposing any change to the unit. I will make a separate video about this specific subpoint because it comes up a lot. There are websites and apps that can help with this, but you may need a professional if the city/county requires it.
      🏠You may need to do some work like open up the wall to show a local agency inspector the inside of the walls, even if the unit is built properly and completely finished
      🏠Local agencies have a responsibility to make sure that housing is safe
      🏠Local agencies vary greatly on how proactive they will be about that responsibility
      🏠If you have a unit that is not permitted and approved, there is significant risk in letting somebody live there. I don't like making generalizations about this without knowing a lot more about the unit. Sometimes it's a legal addition, but not an ADU - other times it's not habitable - and just like you shouldn't want a doctor to diagnose you in the comment section of a youtube video, I have to know a bit more about your specific situation.       That's a toughy. I'll put it in the pipeline though to see if an architect wants to show how complicated it is. It's quite complicated!

    Pre-designed plans only work in a perfect world. Any changes will trigger a review that defeats one of the benefits of stamping approval at the counter. Title 24 will need to be recalculated. Attempting to DIY ADUs is a stretch for most people. The attempt of saving money can backfire in costly mistakes, the unknowns, inferior contractors, and delays that stretch for weeks and months. Even working with separate designers/architects and contractors can lack synergy and cooperation. This leads to delays and stress. Building ADUs is complicated.....Just ask Kol Peterson

      Hmm. That’s a good complicated question. There are a lot of strategies when structuring the ownership and transfer of these because they’re big investments, big assets and have a large effect on taxes. It’s hard to talk about broadly. You really want a financial advisor who knows your family’s situation.

    What do you think it will cost for converting your garage into an ADU. One bedroom to fit a full bed with a walk in closet., a 10 ft kitchen, and a six ft complete bathroom.

      Garage conversions are notoriously hard to predict the cost of because every existing garage is different (additionally, even if you think it's very straight forward, you never know what the city will require). Another variable that matters a lot is your location which will affect the cost of material and labor.

    I am a business owner. If I say it was being built as a home based business rather then a ADU, are there advantages and disadvantages of saying either way?

      Hi David. Great question! While I can’t give legal or financial advice for your specific situation, I’m happy to help you with general information and research.
      I’d describe ADUs as a type of structure one can get permits for in California no matter what use one intends (except for short term vacation rentals).
      So you request an ADU permit whether it’s a going to be used for family, as a long term rental to strangers, or a home office for your business.
      ADUs have a lot of requirements that make them a bit expensive for a home office, but they can be used that way.
      Getting a permit for an accessory structure that serves as a home office may be easy in some jurisdictions and impossible in others. If it’s hard to get the permit for a detached home office, an ADU permit may be an option you can pursue instead.
      If you’re wondering if the expense of building an ADU can be treated as a business expense, that’s a question you should bring to a financial advisor familiar with your situation.

      It’s a bit complicated but generally ccrs can still enforce design restrictions as long as they wouldn’t completely prohibit ADUs or make an ADU under 800 sq ft almost impossible on your lot. If you want info about a specific ccr rule you can email the HCD

    I live in New Hanover County, North Carolina. I would like to know from you, are there other states getting involved with ADU’s. I would like to age in place by building an ADU and having relatives live in the main house and I would live in the ADU to be close by since I have some medical issues. NHC has controversy with home owners who don’t want Vacation rentals, air b & b, but is there any special situation that can over ride those issues and help with some one in my case?

      Great question. Many states and cities are adopting rules around ADUs specifically. But you can often start by talking to your local planning department about what is allowed for you. It's very likely that there is a way to build a little house in the backyard even if it's not called an ADU. You may have to go through some discretionary permitting process with a review process where the neighbors can weigh in, but that's not always the end of the world. I often start by researching what's already legal and possible locally and work from there.
      In many states, you can also voluntarily deed-restrict your new construction so that it can't be used as a short term vacation rental, and that might reassure the city. Check with a lawyer about your specific situation if that comes up - I'm just a guy on the internet providing general information!

    Who determines rent, owner or market? Part of the housing issue is rents out of line for so many non professionals , retail staff, non teachers in schools, many civil servants all necessary, all needing a place to live.

      That's the rub! ADUs help create a bit more housing, but if vacancy rates stay as low as they are today, then landlords comfortably raise the rent the most their local government allows them to each year. That's certainly the case where I live in Napa, and it's gotten to the point where rents are prohibitively high in the area.

      It depends. If you have a multifamily dwelling or the property is in a jurisdiction that allows that for single family dwelling ADUs, then maybe. In general the state rules only allow for one detached ADU and/or one JADU for single family dwelling properties. You can also look into the possibility of using underlying zoning rules and/or SB9 in your situation to build two units.

      In California, the state law specifically allows homeowners to have both a Junior ADU and a detached ADU.

      This isn’t legal advice for your specific project. People can convert pretty much any material into a legal residence by working with the local planning/building agencies. Having said that, most tuff sheds are pretty expensive to bring up to code and are often comparable with starting from scratch. I say the same thing about a lot of shipping container projects. But do your own research and talk to the local agencies about your specific project. Bring drawings of how the shed is built if you can

      That’s pretty typical. I work at an architecture firm where we charge about that ($9-18k) for full plan sets and permit submittal. Hopefully your blue prints include structural, MEP, title 24 and other costly engineering and construction calculations.

      That’s cool! A lot of the time there can be big requirements between a non-living accessory structure and a full adu with bathroom, kitchen, utilities and energy efficient conditioned space. Planning department and building department should be able to help

    We are hired to solve your head aches , plain and simple. Owners don’t appreciate it until they are more involved in the process. They think the process is just a floor plan and done. There are more drawings annd documents / consultants involved and , I won’t list them all today to not give away the recipe. Appreciate your designer or architects. It’s going to a brain surgeon and saying , let me give it a shot. It takes years of experience to solve people’s problems in the design field. Unfortunately those design shows on tv make it look so easy. “ what’s that old saying “ 20 years of experience for this one design “ . Owners are paying for the experience as a service not a final product.

      Depends on local rules, but I think most yurts won’t meet standards of permanent dwellings in CA. But maybe there’s cool yurt tech I don’t know about :-)
