10 Steps to a PERFECT Loan Signing, every time!
Accept the closing from the hiring company
Call to confirm the date and time of the loan closing with the borrower
Print (or Pickup) the documents, and arrive 15 minutes prior to closing
Introduce yourself as the Notary Signing Agent
Confirm and review the borrowers identification
Review the CD/ALTA/HUD Statement
Get documents signed, dated, and notarize the documents needed
Double check documents for errors
Confirm closing was completed with hiring company
Drop the loan package off

Very helpful video. I never thought to outright tell the client to make sure they get their questions answered before the closing date. I'm a signing agent 5 months in. I too have learned to give the Closing Disclosure first. But I'd say 25% of the time the closing stops right there while they try to contact their loan rep because they don't understand or agree with the numbers. Sometimes the CD I have is not the same one they were given. Also, I mostly do refinances which are often 140 pages. No way to do those in 13 minutes! Thanks for the insight. Regards.

As Ive started this journey I would like to be at 3-4 closings a day at $125 min. each. The tip at the end was gold!!! Thank you so much for that tip because I am at 45-1hr right now. On the same day you dropped this video I had a signing that took 1hr and 55 minutes to do. Because I did not know that tip. They were crossing out sentences in the terms, they called and asked if they could first. But they had all these questions that I just could not answer b/c I wasn't allowed. But it was very interesting to say the least.

Thank you for posting this. I'm getting my notary commission and have been thinking about doing LSA work. How is the notary exam taken? Is it online or do you have to physically go somewhere to take it?
You have a small pile. It takes me at least an hour to go through 150 pages. Usually the lenders release the docs 2 hours prior to the closing, sometimes they are late and you wait for another hour, then you print 300 pages, review it, and it takes another hour. Then you drive. And usually there are 2 signers, 3 kids, 2 dogs, cats, everybody is jumping around, a signer get me an “important “ phone call, another signer must feed her kid right now, sometimes the signers come late, or have questions and call the lender, etc, etc. Then, when I leave, I have to report the status, scan the docs, email them and drive another hour to the next appointment. So, one signing takes 4 hours. How many signings can I compete in 1 day?
And It’s hard to commit to another signing as you never know what will happen with this one.
I take more than one signing if one of them is at 8am, another one is at 2pm and another one is after 6pm. I don’t commit to anything that is in less than 2 hours apart.
If I refuse to do the signing due to the lender being late, then I receive bad feedback like the one who brakes the commitment at the last minute.
Sometimes I print, drive, meet the client, he calls the lender, and, an hour later he refuses to sign. I’ve already spent 2 hours of my time, 300 pages of toner and imaging drum, gas, tires, declined another signing opportunity, and all I get is $20 printing fees.

How do you keep the documents in the correct order after rummaging through them with the borrower's?
Ive heard the escrow, title companies, and realtors require or like the documents to be in the order they were given to you.

I’ve been working in banking for over 15 years, and closed on mortgages and HELOCs (for myself and my clients).. I know every document that goes into closing package, but I thought title closing agent is a bit more involved (preparing title work, etc), AND THAN doing the closing (signing).

Thank you for sharing this. Recently appointed and commissioned in July this year, I jumped the gun and began education to become an NSA. I am now certified, but I am super nervous to accept my first signing. I think that I need to stick with the notarial acts and continue to get my feet wet, but there is part of me that wants to jump into the singings. Well done Jon! I've watched a few of your Trng videos the past yr or so! I have a few Questions - Now 1st of all regarding this Signing..How many pages for this REFI, looks like 25 -30?!, Mine are Always between 100 -200 pgs! 2nd- Should we assume you fill out the Journal after the Signer has departed?! 3rd- How many times have you had to stop to Call Title or Lender with questions..and How many times did you get No Answer & No Callback, which generally is a problem After hrs! Typically I also have 2 Signers which of course adds time...Not to mention the distractions- pets, kids, Signers phone rings, etc, etc. I took some more Notes as always and like the rubber tip, I also have the medium size pens! I rarely get finished with a Signing in less than 1 hr but I'm still trying..Thank you !

I agree. I have NEVER had a loan signing that had only 30 pgs or so. ALL of my signings have been at a minimum 170 - 225 pages with 2 signers and 10 docs in the package that required recording the notarization in my notary journal. That TINY doc set is not realistic in my experience.

According to this video, the agent received and accepted 10 assignment at the same day, all of them are wishing 10 miles radius from each other, all have 1 signer involved, 20-35 pages package, and all lenders released him the docs a night before.
