    Be careful. ADU’s might require you to change or upgrade your electrical panel. Also may require a landscaping plan and removal of existing vegetation. Also may require a complete new solar system on main residence. Also make sure that the ability to insure your residence doesn’t compromise your cost benefit assessment. Oh…one more,
    do you need a new water meter to increase the size of the delivery line (ie. 1/2” to 5/8” ).
    Oh, make sure you include the cost of fire sprinklers, to be inspected by your local fire department. These costs should be considered in your budget

      I was required to plant a tree and plant ground cover. Neither made sense given the limited daylight. I had to upgrade all my duplex's electric panels to 200 amps..

    Hi Ryan, I want to convert my garage to a new construction attached Adu. My garage is 480 square feet and I want to make it around 749 feet. My dwelling unit is only 1000 square feet. My city El Monte told me that my adu shall not exceed 50% of dwelling existing. I been watching your videos and I see that the state law has an exempt for 800 square feet. What should I do about this? Thanks Ryan.
    “2. Attached ADU (new). The total square footage of an attached ADU shall not exceed 50 percent of the existing or proposed primary dwelling. In addition, the attached ADU shall not exceed 850 square feet for a studio or one (1) bedroom and 1,000 square feet for more than one (1) bedroom.”

    Hi Ryan. When you said that a JADU has owner occupancy limits, did you mean that if I convert my attached garage into a JADU and rent it out while I’m still living in the primary home, if I move out of the primary home at some point in the future I can no longer rent out the JADU? Thanks.

    Great information. Thank you. I very recently had an ADU built and installed in my 85 year old father's back yard (at my expense) so that I can help care for him, and I plan to convert the garage to an additional ADU at some point in the future (we live in California). My father and I need to find or create some sort of shared occupancy agreement to protect my investment - in case dimentia sets in at some point down the road and he decides to give my ADU to a unscrupulous caretaker (joking...mostly), but I've had no luck finding such a document or template anywhere online. Can you steer us in the right direction?

      I would write to an attorney that specializes in senior care or inheritance. You really want the document to be perfect.
      I’m not sure if they have something like this in NOLO, but those books often have template agreements for housing providers and tenants.
      For others reading this in slightly different situations, you may sometimes get template documents like this from tenant rights orgs.

    Can a property have two detached ADUs? Like an apartment above a detached gerage and another separate detached ADU.

      For this specific rule, you need to convert an existing space for one ADU. And the other ADU needs to be new construction under 800 sq ft. So if you have an existing 2 story garage, or if you have an existing detached structure, then either of those could be the conversion ADU. If you don't have one of those, then the specific example you gave would not be included for this specific rule about the statewide exemption ADUs.

    This could be game changing. If I understand you correct, it is possible to build 4 units via sb9 (on a single family parcel), in addition to 1 adu + 1 Jadu?

      This is what I’m saying. There have been lots of ways to do 4/lot without lot split for years and people are sleeping on it.

      Good morning,
      With regard to SB 9 lot splits and the number of units allowed:
      Government Code section 66411.7, subdivision (j) states:
      "Notwithstanding any provision of Section 65852.21, 65915, Article 2 (commencing with Section 66314) or Article 3 (commencing with Section 66333) of Chapter 13 of Division 1, or this section, a local agency shall not be required to permit more than two units on a parcel created through the exercise of the authority contained within this section.
      (2) For the purposes of this section, “unit” means any dwelling unit, including, but not limited to, a unit or units created pursuant to Section 65852.21, a primary dwelling, an accessory dwelling unit as defined in subdivision (a) of Section 66313, or a junior accessory dwelling unit as defined in subdivision (d) of Section 66313."

      In short: No, Any ADUs placed on a property will count as "units" for the purposes of any urban lot splits, and a local agency is only required to allow up to two units on each parcel where a lot split has occurred.

    What was the purpose of the unconditioned space?

      Depends on what you're trying to accomplish. I often see it as a laundry room or garage or perhaps a place to access utilities like the water heater.

    Hi Ryan! So I have a very specific question. A project with a JADU is having issues with the city and final CofO because the permit was issued as a single family residence, and left out the JADU. During the permitting process, there were even some comments in the JADU.
    I’m thinking this is just the city if Los Angeles being difficult when it seems like an easy fix. Do you think it’d help to get the state involved to push this along??

      The things you can combine are a detached ADU and a conversion ADU and a conversion JADU.

    Hi Ryan l applied for ADU in 03/23. 1 year later l got a call granting me the approval. Then l got a doc u sign sent to me but the signature was not mine. Then l got another call and l was cxl and told l am still on the list. I use this app to see if l am still on a list. So who do l talk to about this cause l am still heartbroken and my disabled family member😢

      Which entity did you apply through? You should talk to them and, if there’s anything amiss, you can communicate that to CalHFA.

      ADUs generally piggyback off the existing primary home's utilities. But this can still require upgrades (very often the case for electrical).

      This is up to the homeowner to figure out. And sometimes it's complicated because each jurisdiction and agency has different processes about utilities separation/metering.

      I have seen people do that. It is cramped, in my opinion. But I have also seen people do 200 sq ft studio apartments that are perfectly livable for short leases (like 3 months). So it's really about what you plan to do with the space.
