It’s such a rarity to find someone who is not in business just for the dollars. I admire the fact that you share your plans for free. We need more people like you in this world!
Wow, Derek is such a star for open-sourcing this! 😃And $60k in 2024 is a stunning price for such a functional and spacious home (especially including good quality materials). Kudos! 👏👏👏 9:14 The practicality, fire resistance, and wheel chair accessibility of the front yard is so appreciated. Thank you for sharing! : - ) ❤
Thanks for the feedback. No housing option is perfect, but the fact that zoning laws are changing to allow multi fam housing on lots that have only allowed a single house for decades, is a good thing.
Thanks for your inspiration! I’m currently building a small 900 foot house with no experience. It’s amazing how helpful people are and how helpful UA-cam is
Do you know how wonderful you are for being this kind in sharing your process for nothing with us? This is going to change so many people's perspectives and life just because you made it freely available to them. Thank you so very much. I see you, you bright beautiful heart you! 😊
Get rid of the ladder, build storage-capable compact stairs, and add a safety railing upstairs, and wow, this is such a versatile design for even older people!
I agree - a lot of ADU would be required for older people. There is space near the bathroom to build a proper stairs. Also I would put up a full wall at the attic space since the middle is 7 foot high.
"Collaboration, not competition!" Awesome way to live. Thank you for your generosity of spirit in sharing all of this precious information and expertise. Most folks would charge for what you freely share. 🙏
FINALLY.......someone willing to share it all for the sake of others. Kudos to you. Love it. Only addition I'd make is use the space opposite the kitchen. by bathroom. Pantry, cleaning closet for broom, vacuum, etc. Nice job.
As someone looking for something affordable to build for section 8, thank you! You're helping solve the crisis so many of us are fighting to build. Housing doesnt need to be unattainable for families.
I LOVED this!! I’m a realtor, and now Modular home dealer, and my company also also sells ADU ‘s. I am on a mission to help people afford their own home, especially in light of all the corporations that have bought up housing in our area.
THIS is the kind of radical solution focused content I've been missing. For the last 5 years it's been a lot of custom, one-off, often very expensive projects that are from builders who disproportionately cater to folks who have the cash for traditional homes. I want revolutionary housing ideas. No, this isn't viable in my area but in time I think it may be. I love how the resources are made available and how PRACTICAL and lovely the resulting dwelling is. THANK YOU so much for introducing me to this creator.

Thanks Mat. I like this concept much better than the standard Tiny Home. This design has a lot of room for changes inside. One could easily add a granite top island in the kitchen with seating on the outside. It is probably worth spending the money to have a multi-functional clothing storage unit built into the left side of the closet. No one design is fit for everyone but this layout can easily work for singles, couples, and even seniors. Brilliant!
Love that the loft is 7 feet; it's amazing to be able to stand up in there! The only con I can see is that ladder to go the the loft. As I get older... this is starting to look more like an issue. But if there's some way to add a proper staircase and keeping most of the design & finishes: this is a bang up ADU!!!
Its good and refreshing to see, a busniness doing quality work, helping their niehghbor, still making a proft, without being greedy. I agree, use good quality materials or products to start. Thank you I will share your sight with people, MrADU Guy. Like the design, simole, spacious, effiencent, looks good to.
What a stand up guy using his skills to help solve the housing crisis! 👏🏽 Will be subscribing to his channel in exchange for all these free resources - awesome!

Very well thought out and very well explained. I'd even add that a square plan saves you on exterior wall and energy costs. Sharing your expertise, let alone your drawings and material lists, is inspirational and admirable. 👏👏👏

You are such a kind and compassionate person for sharing this! Most builders are all about the money and cheaply built homes. I admire your honesty has so many builders discourage anyone from buying there own homes. Now, if we can get the financial institutions to help cut out builders and eliminate the high cost of building to make it more obtainable for young families and older people that don’t have the financial means to acquire a home of there own. Bravo to you.!
Thank Derek for sharing all of your tremendous information and insights with others. If people have the opportunity for their own housing, it will change their lives for the better. 💕
@ThatADUGuy For the loft that is a bedroom/living space instead of just storage, an optional pull-down staircase with hand rails and loft guard rails to prevent drunk and/or still sleepy people from falling to the ground floor would seem prudent.
Excellent. One of the best videos I have ever seen on smaller homes. I would happily live in one of these homes if my city allowed it Thank you, Derek, for your generosity and helpful public spirit. I have know excellent craftspeople for most of my life. This is a great design.
I’m blown away. Derek, you are a smart, hardworking, passionate and generous man on a mission. As a fellow carpenter/ builder, I truly appreciate and admire just how fantastic the work and the price point on this build is. Thank you for open sourcing this. You are a gem 💎
Absolutely impressed with this man and his vision, not to mention how awesome it is that he is sharing the method and not just the result. I’ll surely be heading to his channel for more info. On the design itself, while it’s easy to nitpick any design, it’s much more difficult to design a space that actually works. He proves it does by living in it, which also informs his work. Anything can be modified to address the abilities/limitations of the intended tenant. That makes for a good plan that can be used anywhere that local codes permit.
I really like this home. The two things I would change would be placing the washer area in a designated wet room and creating an indoor attic access. Also high windows on the wall in the living room area would provide light whilst maintaining privacy.
If you put a slanted roof on it, you could incorporate stairs opposite the kitchen and put the laundry under them, gaining closet space in the lower room. I hate heights and ladders so that space would be unusable for me in its current form.
There's already a wasted corner between the kitchen, bathroom, and ladder. He could have made a spiral staircase in that space and had something static that would be a lot sturdier and less annoying because it doesn't have to move.
Certain modifications could be particularly attractive to older individuals or young ones who are uncomfortable with heights. As someone who tends to be clumsy, I genuinely believe that having real stairs and robust loft safety railings is essential for my peace of mind. 😅😅
I especially appreciate and love that he mentioned the use of GOOD materials like real wood floors and granite countertops etc. MOST new builds being built today are made out of vinyl floors and fake plastic marble countertops. These greedy builders are then selling these house for millions of dollars. Completely absurd. Thank you for sharing your knowledge and free plans!!!
@6:27 - Same logic I used for my van build. When you're trying to maximize efficiency of a living space, it's worth considering how much time in the day you spend in each area. For the bathroom, I spend probably 20-30 minutes a day at most, between the daily shower and toilet use. For this reason, in my van build the shower pan was in the floor, and hidden when not in use. With a shower curtain that wraps fully around when it's needed. Otherwise, that space shares real-estate as the entry way to the van, with a foldable countertop where the 3-burner cook top goes when I need to cook meals.
Seriously? I have a 3,600 square foot house and feel it’s not big enough. I can’t imagine living in anything smaller. Is the size of your home a standard size in the UK? Are all/most homes that small there?
Homes in the United States are larger than those in many other parts of the world. The average single-family home in the U.S. is around 2,500 square feet.
@@vanessahornsby1811 , If you don't have a large family there's really no 'great' reason for so much sq. footage__speaking from experience, as I used to have a 7bdrm., 3fl. plus full, finished basement with 2nd. kitchen, and 3 1/2 bthrms., plus attic space, on a 151' x 50' lot, with detatched garage. Just so much more to clean and maintain. 😛 Sure, it was nice to have a sewing room, a playroom and separate train room for my 2 sons, an office for my (ex)husband...but "I" was the only one doing the housework, many times, the yard work, too! 💩 I used to like the idea of a large home with a room for each person and for hobbies/pets/storage, however, over the years, discovering and learning more about smaller houses, like cottages/bungalos, I'm pretty sure somewhere between 500 and 800sq. ft. is the perfect size for 1 - 3bdrm. home for 1 - 3 persons__with outdoor spaces for gardening, and other activities as a bonus! 💖🙌😺
I wish he was honest about living there. It’s obviously not the house he lives in. Look at how empty his cupboard is when he makes his tea.its fine he doesn’t live in it. But why lie? I like everything but the ladder to the loft and it would need a few shelves. Otherwise good
I love it! Except as a 73 year old, I'd rather have a set of stairs to get up to the loft. And some sort of ledge along the front of it, so I wouldn't fall off.
This is a really nice house and it seems like a super cheap price, it would be cool if you started building a network across the country of contractors who could build your house and then you get feedback from customers so that way you could filter out the bad ones. It would also be really cool to build some tiny home villages maybe with all the same design so it’s cheaper, but that would be beautiful to live in. You could include some Airbnb vacation rentals as well. If you’ve already done this, I apologize in advance. I’m about to check out your UA-cam channel. I like that u can stand up in the loft. Maybe you could host meetings/potluck once a month about tiny house living. It’s so great that you provided the plans and shopping list for free! You seem like a wonderful guy thanks so much ❤
I like it. Gonna have to check it out. At 73 I would have to have a pisser by the bed though. Maybe raise the roof some, and have a second floor with a staircase. Maybe sleep in the bath; OK, with a wall between.
I would put stairs in the dead space in the kitchen area and bathroom to the loft. Older people are not going to be able to use ladders like the younger people. The stairs would have railing and railing around the hole in the floor in the loft. It could also be storage in the stairs drawers and cabinets.
I’d like this idea. I live in a house. It was built in 1900. It is 690 ft.². It’s a great size for one person or maybe a couple. I love it. Plan to live here till the day I die if I can pull it off. My backyard is big enough that I might’ve been able to put in one of these, but I didn’t even think about it. But there are several places around me that have two houses on one lot. And they usually have an alley so there’s one entrance in the front and one entrance in the back. It really works well and it’s a good way to add housing without getting ridiculous.
Pretty impressive! I like the responsible landscaping. The only drawback I can see is that it wouldn't work very well for a family with kids. It could if the upper loft was split into two and stairs were added. Great work!
This is exactly the type of thing I am looking for. My current home is about 800 sf too large (too many unused rooms and the living room is huge). Add a staircase and replace the tub with a ada friendly shower and its perfect!
I love the pay up front for quality. So often, ADUs are either luxuroius or cheaply built. A balance can be met for lower cost of ownership. Headed over to give a follow.
I love the philosophy here! I would want to relocate that attic access to indoors (or possibly in the rear of the house) for safety reasons. I wonder if stairs to the loft would fit in the kitchen where that little corner is across from the fridge. There could be storage under the stairs (or maybe even the laundry). And for older folks potentially a shower only instead of the tub / shower combo (and possibly no loft if they can't do stairs). That seems like a great size for one person.
This is a great idea. I think this may be the answer to the affordable housing problem. I'm a senior and thinking that this would be ideal for the elderly. Perhaps one of those "stair-lifts" could be added to the loft. Local officials will have to be convinced allow zoning and building codes for this type of structure. Maybe the American dream is not dead after all?

What an awesome guy and build as well. That ADU is very spacious and laid out very well.
Thank you all for sharing this content and information with us ❤
Thank you!
I like it. Gonna have to check it out. At 73 I would have to have a pisser by the bed though. Maybe raise the roof some, and have a second floor with a staircase. Maybe sleep in the bath; OK, with a wall between.
The collaboration mind set is amazing! Way to make positive changes!
I would put stairs in the dead space in the kitchen area and bathroom to the loft. Older people are not going to be able to use ladders like the younger people. The stairs would have railing and railing around the hole in the floor in the loft. It could also be storage in the stairs drawers and cabinets.
Great idea
Thank you Derek! I love that you are collaborating rather than competing. Excellent! And very inspiring.
Beautiful home!!! I cant do ladders so id sleep downstairs, perfect home!!
Great to hear this feedback, thank you!
Wonderful!
Glad you think so! Thanks for watching :)
Superb! we need more people like him!!!
Kudos to Derek!
Agreed! Thanks so much for watching!!
One of the main reasons I bought my house was because of the lot size. I plan to add one of these in the future.
Yes!! Do it!
I love the whole concept ❤❤❤good luck 🎉
I love the philosophy here! I would want to relocate that attic access to indoors (or possibly in the rear of the house) for safety reasons. I wonder if stairs to the loft would fit in the kitchen where that little corner is across from the fridge. There could be storage under the stairs (or maybe even the laundry). And for older folks potentially a shower only instead of the tub / shower combo (and possibly no loft if they can't do stairs). That seems like a great size for one person.
Great input, working on a similar floorplan.
Great points. The AARP has a great national model code for ADUs. Show those to your city. 🎉🎉
Wonderful. Thank you.
Only thing I’d do different is a steel tub and tile /or solid surface surround for longevity, and wood blinds or shutters. ❤
Great tips!🎉🎉
Great design!
Glad you like it! Thanks for your comment :)
It’s nice when the bathroom feels like a spa. You can put the, washer and dryer, in the bathroom, to create, the spa feel of a larger bathroom.
Great input, thank you. We are always learning based on what others want.
I have been trying to downsize in Texas for YEARS. Zoning laws have prevented me from moving forward. This is so encouraging!
This is a really great idea and wonderful that someone like you is doing this! Definitely benefiting so many people with this
Thank you so much for watching :) :)
