Thanks for this! One more comment on the ADU grant, in case there are more in the future. We qualified and then didn't once they lowered the amount, because there was no consideration for famiy size! So one single person, making 100k could qualify, whereas a family of five had to qualify under the same amount. All other rental income comparisons have adjustments for family size. If I wasn't married, for instance, I could have qualified. Yet since our incomes are combined, we did not qualify. Very frustrating and should be considered in the future!

He has passed these ADU grants, aka free money, for his property owning friends. None of these ADU's show up as leased rentals. Rather, they are primarily listed as sort term rentals through Airbnb, Vrbo, etc, or as home offices.
They distributed all the funding in a couple of weeks so they’d probably keep the restrictions if they repeated the grant. That’s another reason cheaper financing is a better option!

This guy is a legislator and should be aware of the cost of needless regulations. Importantly it costs money to wait for approval or approval or yet another approval. Just go to another State even the profit is less per u it but you get started right away and make money vs. waiting for yet another year to get approvals. The State does not deny your construction permit, they are nice about it and just ask for compliance, approvals, off site improvements to be completed befor you start etc.

Hard to know. We’ve got 80k ADU permits in California in the past few years. Which is great. In 2024, I bet ADUs will be 20-25% of the permitted units in the state. Could it be possible that 80k people also built unpermitted units last year? Maybe but they probably didn’t put in full kitchens and bathrooms. I think it’s much more common to do additions/rooms without independent utilities/facilities. Additionally, I think it’s probable that the number of unpermitted additions has gone down since the ADU path opened up. That’s based on two assumptions. One is that people have consistently built unpermitted units since zoning code prohibited popular options like room additions and ADUs. The other is that when you legalize stuff some percentage of the people who would have done it illegally instead choose the legal path. Anyway, all conjecture. Interested to hear what you think!

Just one question: who’s going to build these homes? Older construction workers are leaving the trade, not enough younger construction workers are replacing them, and republicans don’t want to allow immigrants to enter the country. So how are we going to get the construction workers to build these homes?
That’s a serious concern of mine too. It drives construction costs up when labor is tight. And bringing in more labor increases the need for housing in the short term which brings housing costs up! A lot of the workforce development programs that could tackle this are national/federal in scope and somewhat siloed from housing which is often a state level or local issue. Keep an eye on the channel as I’ll be talking about this issue more in 2024
I think incentivizing banks to offer a program is the wrong direction. This removes the home owner from being directly involved in the process. You are relying on lendars to do the right and fair thing. Keep grants/incentives directly into the hands of home owners. Another bad idea of trinckle-down economics. Opportunity for banks not home owners.

Hello, thank you for making your video but the problem the city for you on a commercial building about two car garage underneath the building to build ADU you getting so much problem with the inspector with the policy with the permit with all this thing is destroy the landlord destroy the economy is supposed to be taking little bit easy and then nobody helping and they keep telling get every single thing permit and there’s just so much permit and so much inspection and so much distress You don’t like to build anything I’m investor. I’m sick of it to build ADU city as a lot of issue. A lot of problem you cannot never win with the city that one inspector said one thing not inspector is something else please you trying to save California save Los Angeles save United the state one project send one inspector in exactly what’s the problem, you keep changing the inspector every Spector coming his own idea one wanted to be put one thing another one won’t change put something else that’s why I’m sick of it. I’m never want to build more ADU for any price could cost me almost $255,000 to build one ADU just because of inspectionunit building I was supposed to be built garage ADU and it cost me so much money. Lots of these show up as leased rentals. I’ve seen them in person. Although I’m sure you’re right that a bunch may end up otherwise!

We had to do cash. Because we just bought we had no LTV. Will HELOC or heloan after build is done.
