Hi guys, just sharing my experience here: I've got more time than money and I love the physical building part so I'm building an ADU myself in my back yard. I have 7 years of building experience with a contractor and I'm still learning a ton about the building process. I got up to the point of forming the foundation while working 36 hours/wk for the contractor but I've been full-time on the ADU since May. I hope to finish this ADU by December and I'm looking at zillow weekly to see what types of houses are available and at what price. Not sure how I'll fund that next project. I'm looking at comparable rents to see what I might get for the ADU. Hoping for ~3k/mo at mid-term for 2b/2ba 900 sf. Cost of the ADU looks like it is going to be about $150/SF (not including my labor to build, design, manage everything but pool demo, concrete finishing, and main panel upgrade).

Different cities handle the addressing very differently! Best to ask both the planning department and the local postal office if they can help you with the process (and ask long ahead of completion).
@@HowToADU you mean well... but stick to BAD state policies and Cities/Counties who derail growth of housing when we are 2,000,000 units SHORT, and not building nearly enough. imo, we need to be utilizing FACTORY BUILT homes, they can build a quality house in 6-8 weeks! $150sf. WHAT is wrong with that. Skill is in sinking that foundation to make it more stick built.
@@HowToADU they can, of course, BUT cities/counties should fast track the process. Think about it... THEY are inspected already, yet the municipality takes WAY longer to review than they need to! Especially when it takes only 6-8 wks to actually build the home.

Do not passively be an investor in real estate 😅 you will get played with and it's a terrible feeling when you don't have control of your asset
