    Hey Ryan, I've already built my ADU but didn't know about the CALFHA grant. Is there any recourse? Or, is it too late for me now? Thank you.

      You should reach out to the entities that process the grant for official information. My understanding is that if your project is truly completed, then those entities will not want to take your application, but they could change those policies without telling me!

    What I am unclear on is how do you get a bid without a design? Does Realm help you get plans made first? Also does it have to be a SFH or would they help with building ADUs on a multifamily property?

      Great question. Most of the clients I’ve interviewed have refined their scope through the bidding process and only finalized their designs after that. Even the conversions, which were a bit more limited in what they can do in the design, have gone through that process. Having said that, realm can introduce people to designers first. I haven’t interviewed anybody about multi family but I imagine they’d love that too

      @@HowToADU It is normal to get a bid before the design? That seems really confusing to me because how can they give a bid before they know exactly what they are building?

      @@probst9999999999 Hi there, the bids Realm provides are based on the 100s of quotes seen a week in each zipcode, within 5% range of hard bids based on sq.ft., number of beds and baths, etc. and provides a range for economical vs. premium materials - also helps homeowners in the early stages compare various versions of the projects they are considering. Of course, the hard bids are most accurate, and Realm will introduce design & build firms / architects / even pre-approved city plans depending on the homeowner needs. And yes, multi family, new build, SFH all serviceable!

      ​@@probst9999999999 I usually try to explain that it's iterative. You have a brief project idea with a rough plan, you get a rough estimate, you go back to the drawing board and tweak stuff based on that estimate, you go really scope your project, you get a real bid, etc.
      I meet a lot of homeowners who go 100% of the way with an architect and never talk to a builder until the plans are DONE. They then find out their architect designed a $300,000 ADU and they abandon the project. And they're out all the design fees and the time invested. And importantly, they have nothing to show for it.
      Additionally, a lot of people are considering design builders or other hybrids.
      While you can't get a real bid without real plans, finish schedule and a scope of work... you don't necessarily want to only start talking to builders when all of that is done. Hope that makes sense.

      The CalHFA ADU grant in California is fully subscribed. I have seen people list companies like Realm as a pre-development cost when they do receive the grant.

      @@HowToADU Hello Jason l am told that l am on the list. I tried to check to see if l am on the list thru the website it said redirect on my laptops. I texted HPP and asked about if any funds was allocated to the public. I am on the list. So my question are not getting answered . I just have a disabled family member to take care of. So do you know if anything about the ADU grant being put on hold? I have been this list March 2023. I wish they would sent updated information out letters .Thank you
