1) Since property agent registration number + cell phone number are both listed , in the public registry , If the person that call u is calling from a different number , that means the person calling u is a scammer. 2) If renting from landlord directly, Just ask for paper proof from landlord, to prove that the person u talking with, Is really the landlord or not . 3) Security deposit +rent , should be paid to the landlord, instead of paying to property agent 4) Its so rare for any landlord to ask for 3 months advanced rent . A person asking for 3 months advanced rent, Might be a scammer 5) Its normal for Security deposit to be paid in advance, But the rent should only be paid , on date of move in, after arriving at the property , and after getting the keys, and after meeting landlord at the property . With the above 5 precautions, Its almost impossible to be scammed.
Thanks for the tips! For no. 1, we agents usually work together with other agents. I would rephrase it to, if another person call you, make sure the agent you're dealing with informs before hand. You are also required to check the credentials of the person calling you, if not registered agent, don't proceed.

@ I think what’s more scary in Singapore for realtors back then was impersonation. But thankfully since we have a public register with CEA, the public consumers can easily run a verification online.
