    What Harvey doesn't realize is that landlords will re-surface tubs instead of replacing them, and YES, that stuff will peel and flake off, no matter what you do. Been there, seen it happen.

      I've had the exact same thing happen in the apartment that I live in now and have been in for 4 and a half years. Once that stuff started flaking it didn't stop and it took me four full days to remove all of it if not bath time was disgusting ... that stuff was horrible

      Yes they do peel. My ex-husband re painted our tub and (he was a professional painter, because he went to trade school for painting and wow was He was meticulous) with normal use the whole tub flaked and peeled. I was the one who cleaned, and all I used at that time was a cloth and non abrasive cleaner to clean the tub, and the tub peeled and flaked big time. Not like I use nowadays with scrub brushes etc. if I had used a scrub brush on that tub way back when I’m sure I would have had that thing stripped in a day lol.

    The second case leaves me scratching my head, the plaintiff keeps saying the 'photo didn't come out', what does she mean, with a phone, you can see the photo straight away, if it doesn't look good take another photo, it's not like we are back in the 90's and you have to send off a reel of film to get it developed, ha ha ha...

      @@maeilive just because it looks like water damage, the landlord has to prove that the tenant did something to cause the water damage, and many people do this by getting expert testimony. In this case that could come from a flooring company or a plumber. These landlords had no proof of anything.

      We we're landlords. We lived next door. We renovated from floors to walls. The actual moment the tenants called my husband went right there immediately took care of what they needed. Microwave broke it was replaced within the hr. with a brand new one. Than frig. Brand new one in hrs. Had to wait until our son got home to pick it up. We put their food in our extra one. New frig had to be on 24hrs. before putting their food in. We had 2 different families of tenants. We painted once a year. I don't understand slumlords. It's part of being a landlord to make sure everything is working at the landlords cost. Unless the tenants are pigs and cause damage. You do not keep the security deposit. Sometimes it's wear and tear. We we're lucky with the tenants we had. We sold the house the new owners we're happy it was turn key. When we put the house for sale we brought a new flat top stove and washer and dryer. They worked but we're old. So I will say landlords do what you're supposed to do. Tenants try and leave the house the way it was when you rented it.

    I just got on the waiting list for section 8 the way people talk about people in it gesh. Make me not want to get it paying 2700 a month is alot but its like its a crime 😂😂

    I took video while walking around with the landlord. When we moved out he tried to say we did the damage. The apartment was cleaner than when I moved in. I scrubbed the nasty stove the day I moved in, the next day removed the moldy caulking in the bathroom shower and cleaned the carpets. Because I had the video with him in it he had to give me all but $100 of my deposit back for repainting.

      That is a great idea! Thank you! The next time I move (hopefully there isn’t a next time, because I hope to be approved for a mortgage) into another rental, I too will video while going through the property with the landlord! Very smart. I always take pictures of any damage with the date when I move into a place, but I love your idea even better!

    I think I have had three or four maintenance issues. On Halloween, I'll be here thirteen years.
    Some people expect a landlord to refill the toilet paper holder.
    And some landlords want 💲💲💲💲💲 for normal wear and tear.

    Most landlords have an attitude with people on government housing and they treat the tenant like crap and not everyone that's on government housing are bad people

They do not care for Apts because they only pay a small portion while tax payers are paying the larger portion of the rent. If they mess up the apartment it becomes the landlord's problem because going after the tenant's in court is useless because a majority of them don't have any money.

      ​@mariatorres9789 I get what you're saying but I'd like to add, that when those tenants mess up apartments or houses, they LOSE their voucher from section 8. So 9/10 times, section 8 tenants do not f*** around.

    Plaintiff in the first case sucks ALL the oxygen out of the room! And she's whining that she didn't get a chance to say what she had to say? The judge gave her plenty of time. The Landlord should be thanking the powers that be that she no longer has to deal with Paul.

    I really wish that in the second case the defendant would have counter sued! There is no doubt he would have gotten most of his damage deposit back, minus the minor damages for the holes in the walls due to hanging his tv and hanging some pictures up. I hate that he let these horrible landlords get away with stealing his $1225.00!

    The housing authority doesn't care about what you and landlord have a lease agreement about. you have the responsibility of looking over that lease and deciding whether or not you want to agree with the landlord on that on that period

      2400 is the price for a one bedroom and sometimes even a studio where I live. I currently pay 4500 rent for a 3 bed townhome with no backyard

      Not all landlords. We had tenants renting from us and their rent was $1100 a month for three bedroom two bath laundry room kitchen dining room. They never had the full rent they would get a $600 and say the rest was coming the next day and it wouldn’t we actually let them stay another six months but we informed them we weren’t will be a victim yet we let them know six months ahead of time they had three children. They didn’t care they stopped paying all together so I had them removed. I felt bad for them but we did everything we could to work with them and help them meet their needs and they weren’t meeting ours they were sneaking upstairs and adjusting the thermostat I had to get a cover for it and in the winter I kept the house at 75 and in the summer I kept the house at 73 and it didn’t matter they didn’t work with us they didn’t care they broke the rules they damaged property and we gave them six months notice we thought we were doing them a favor because they weren’t paying rent anymore. Luckily nobody asked us for any background on the tenants when they moved out because I would’ve told them the truth.

    A tub is painted by a landlord who is too cheap to replace it. The paint flakes because the landlord used a cheap product.
    The couple are cheap.

    I rent and I always change the HVAC filter myself. Both at an apartment complex and renting an actual house. The landlord shouldn’t be responsible for simply changing a filter. I even had to buy them myself! The landlords never provided air filters.
    That’s crazy. All you do is take out a filter and put a new one in! That’s not complicated! If anything give instructions on how to change it and which direction to place it in and maybe even put it in the contract so people do it.

    Keeps the security deposit, sues for damages but doesn’t give credit for the security deposit. Its like when a little kid wants to buy something with their allowance but doesn’t want to SPEND their allowance on it.

    Painting a tub NEVER WORKS OUT !
    It's usually painted with epoxy, it can look great but it doesn't last, especially if a bathtub mat with suction cups is laid on the bottom of the tub.
    When removed the suction cups from the bathtub mat will lift the epoxy which causes unrepairable damage

    Last case, Plaintiff has a few screws loose about her failure to pay her rent, blaming the Landlord. And she was pissed at the housing code officer for checking on violations that was reported to that department. And after getting evicted, she expected a glowing rental report from the LL that just evicted her. And then the LL brought in a messed-up letter and claims about a messy divorce is why the letter is a mess and unreadable. And the LL did not read about the legal fees. LOL! And he did not have no pictures of evidence of cars on blocks. LOL!

      Well, if people had actual evidence instead of just "flapping their gums" (like the judge has said numerous of times) about in particular said evidences that they keep saying they have but obviously don't. Maybe it wouldn't be so frustrating and therefore make her in a "bad mood". It is hard to be happy go lucky when people just say take my word for it especially, when you're trying to solve their problems! For them! Hence being in court. YOU have to prove things, not just blah blah blah about them. It doesn't work that way.

    Section 8 does NOT allow a renter to pay for lawn care or household repairs. It is entirely on the landlord.

      Lawn care is part of our lease agreement in Australia.
      Landlords are responsible for repairs yes, but if the renter damages something inside the propertie ie carpet, holes in walls,the renter must fix it or it will be taken out of your Bond (deposit) when you vacate.
      I am on a government pension, it has NOTHING to do

      A contract is a contract and a lease, is definitely a contract. You sign it, you are hold responsible for what you sign, regardless of anything else.

    Plaintiff knows that when you move out, you have to give a 30-60 day notice. Even if it is section 8. And the defendant also has issues as she is not a good Landlord of section 8, which is more common for many years.

      Are you talking about the first landlord? If you are, she gave her about 90 days, as she gave it in July and the plaintiff moved out September 30th.

      A lot of people don't choose to. I'm glad your country pays a living wage. Here, my step mother is a nurse of 30 years, my father was in the military for 27 years. They are currently struggling to make ends meet even with their pay and they don't live in anything fancy, or do anything extravagant. They pay for my grandmother to live in a nursing home home and her bills, which has them in debt. Americans don't want to be broke.

      If you have a laminate floor there has to be a little gap left around the edge of the entire room to allow for the boards to expand when it's hot and retract when it's cold. It's only a few mm, but if they fit it edge to edge the boards will pop up. The little gap is why you put trim over the edge to the skirting board. So I'm guessing they did not leave the gap properly, as I know people this has happened to here in the UK.

    Sectional flooring is made to give you the ability to replace only the damaged sections and save you lots of materials, effort, and money. How is it the expert "part timer contractor" judge doesn't know that part...?? Huh, it's almost like she's not an expert in construction...??

    You rent take Pictures before you move anything in and take pictures when you have moved out. PICTURES ARE WORTH GETTING YOUR DEPOSIT BACK.

    Landlords story about air conditioner is bs. It wouldn’t even cool the room if he didn’t have the sides. Nobody buys and installs an air conditioner without the sides. It would totally not make sense. Landlord is lying.

      That's not necessarily true some people are super ghetto, like my neighbors upstairs in my apartment building right now have an air conditioner that is all jimmy rigged into a window without any siding thingy whatsoever. But you definitely are right about it probably not doing the best of jobs cooling things that for sure but people don't always have those siding things because they buy or receive those kind of air conditioners second hand...
      With that said I agree with you about calling bs on the landlord, she definitely blowing a lot of smoke and making up things

    Judge milian sure has an attitude about the picturesThe first defendant is showing her. Usually you complain about not having enough evidence now your mad, she gave you too much evidence. Her attitude sometimes is just out of line

      If you were a judge and my case was about my broken car, wouldn't you get frustrated if you asked for pictures of my car damage that I'm suing for and I gave you pictures of my broken bathroom sink??? The judge likes RELEVANT pictures, not IRRELEVANT ONES!!!

      @James-134 if u listened you'd have heard the defendant say the mailbox picture was to show the grass AND milian frequently says give me anything u want me to see to prove what ur saying. Besides that she gave her a stack of pictures for the house to show the overall filth it was left with. your hypothetic scenario doesn't apply she didn't show her Saturday night outfit she showed pics of how the entire property was left

    These cases make me so happy to be Australian!!
    Here we have condition reports!
    Prior to move in you have to initial and sign at the end that the photos in the report are all accurate of the home.
    We also have companies who only do ‘end of lease’ cleaning.
    Oh and our Security has to be a bank cheque and that goes to an account which is managed by the Rental Authority.

    in Florida you have to pay for pest control all repairs under $100, you’re responsible to change air filters and you’re responsible for pool maintenance, and you’re responsible for lawn maintenance.

      Not really.
      You NEVER get "pain and suffering" for a CONTRACT case (leases are CONTRACTS).
      Pain and suffering is for a PHYSICAL INJURY like for example... A broken bone from a car crash... Or muscle injuries from a dog bite.
      Not getting money back is NOT an injury.

    She was very unfair in the last case even when she proves they lied she still attacked her even giving him something they didn't even ask or argue for which is rent so I think being that they didn't include it in the itemized list they shouldn't have gotten it or she should've asked when did they rent again idk just not sitting to right with me
