I've had the exact same thing happen in the apartment that I live in now and have been in for 4 and a half years. Once that stuff started flaking it didn't stop and it took me four full days to remove all of it if not bath time was disgusting ... that stuff was horrible
Yes they do peel. My ex-husband re painted our tub and (he was a professional painter, because he went to trade school for painting and wow was He was meticulous) with normal use the whole tub flaked and peeled. I was the one who cleaned, and all I used at that time was a cloth and non abrasive cleaner to clean the tub, and the tub peeled and flaked big time. Not like I use nowadays with scrub brushes etc. if I had used a scrub brush on that tub way back when I’m sure I would have had that thing stripped in a day lol.
The second case leaves me scratching my head, the plaintiff keeps saying the 'photo didn't come out', what does she mean, with a phone, you can see the photo straight away, if it doesn't look good take another photo, it's not like we are back in the 90's and you have to send off a reel of film to get it developed, ha ha ha...

We we're landlords. We lived next door. We renovated from floors to walls. The actual moment the tenants called my husband went right there immediately took care of what they needed. Microwave broke it was replaced within the hr. with a brand new one. Than frig. Brand new one in hrs. Had to wait until our son got home to pick it up. We put their food in our extra one. New frig had to be on 24hrs. before putting their food in. We had 2 different families of tenants. We painted once a year. I don't understand slumlords. It's part of being a landlord to make sure everything is working at the landlords cost. Unless the tenants are pigs and cause damage. You do not keep the security deposit. Sometimes it's wear and tear. We we're lucky with the tenants we had. We sold the house the new owners we're happy it was turn key. When we put the house for sale we brought a new flat top stove and washer and dryer. They worked but we're old. So I will say landlords do what you're supposed to do. Tenants try and leave the house the way it was when you rented it.
I just got on the waiting list for section 8 the way people talk about people in it gesh. Make me not want to get it paying 2700 a month is alot but its like its a crime 😂😂
I took video while walking around with the landlord. When we moved out he tried to say we did the damage. The apartment was cleaner than when I moved in. I scrubbed the nasty stove the day I moved in, the next day removed the moldy caulking in the bathroom shower and cleaned the carpets. Because I had the video with him in it he had to give me all but $100 of my deposit back for repainting.

The next time I move (hopefully there isn’t a next time, because I hope to be approved for a mortgage) into another rental, I too will video while going through the property with the landlord! Very smart. I always take pictures of any damage with the date when I move into a place, but I love your idea even better!
I think I have had three or four maintenance issues. On Halloween, I'll be here thirteen years. Some people expect a landlord to refill the toilet paper holder. And some landlords want 💲💲💲💲💲 for normal wear and tear.

I really wish that in the second case the defendant would have counter sued! The housing authority doesn't care about what you and landlord have a lease agreement about. you have the responsibility of looking over that lease and deciding whether or not you want to agree with the landlord on that on that period
Not all landlords. We had tenants renting from us and their rent was $1100 a month for three bedroom two bath laundry room kitchen dining room. They never had the full rent they would get a $600 and say the rest was coming the next day and it wouldn’t we actually let them stay another six months but we informed them we weren’t will be a victim yet we let them know six months ahead of time they had three children. They didn’t care they stopped paying all together so I had them removed. I felt bad for them but we did everything we could to work with them and help them meet their needs and they weren’t meeting ours they were sneaking upstairs and adjusting the thermostat I had to get a cover for it and in the winter I kept the house at 75 and in the summer I kept the house at 73 and it didn’t matter they didn’t work with us they didn’t care they broke the rules they damaged property and we gave them six months notice we thought we were doing them a favor because they weren’t paying rent anymore. Luckily nobody asked us for any background on the tenants when they moved out because I would’ve told them the truth.
I rent and I always change the HVAC filter myself. Both at an apartment complex and renting an actual house. The landlord shouldn’t be responsible for simply changing a filter. I even had to buy them myself! The landlords never provided air filters. That’s crazy. All you do is take out a filter and put a new one in! That’s not complicated! If anything give instructions on how to change it and which direction to place it in and maybe even put it in the contract so people do it.

Painting a tub NEVER WORKS OUT ! It's usually painted with epoxy, it can look great but it doesn't last, especially if a bathtub mat with suction cups is laid on the bottom of the tub. When removed the suction cups from the bathtub mat will lift the epoxy which causes unrepairable damage

Last case, Plaintiff has a few screws loose about her failure to pay her rent, blaming the Landlord. And she was pissed at the housing code officer for checking on violations that was reported to that department. And after getting evicted, she expected a glowing rental report from the LL that just evicted her. And then the LL brought in a messed-up letter and claims about a messy divorce is why the letter is a mess and unreadable. And the LL did not read about the legal fees. LOL! And he did not have no pictures of evidence of cars on blocks. LOL!

If you have a laminate floor there has to be a little gap left around the edge of the entire room to allow for the boards to expand when it's hot and retract when it's cold. It's only a few mm, but if they fit it edge to edge the boards will pop up. The little gap is why you put trim over the edge to the skirting board. So I'm guessing they did not leave the gap properly, as I know people this has happened to here in the UK.

These cases make me so happy to be Australian!! Here we have condition reports! Prior to move in you have to initial and sign at the end that the photos in the report are all accurate of the home. We also have companies who only do ‘end of lease’ cleaning. Oh and our Security has to be a bank cheque and that goes to an account which is managed by the Rental Authority.

It's only a few mm, but if they fit it edge to edge the boards will pop up. The little gap is why you put trim over the edge to the skirting board. So I'm guessing they did not leave the gap properly, as I know people this has happened to here in the UK.

That's not necessarily true some people are super ghetto, like my neighbors upstairs in my apartment building right now have an air conditioner that is all jimmy rigged into a window without any siding thingy whatsoever. But you definitely are right about it probably not doing the best of jobs cooling things that for sure but people don't always have those siding things because they buy or receive those kind of air conditioners second hand...

Pain and suffering is for a PHYSICAL INJURY like for example... A broken bone from a car crash... Or muscle injuries from a dog bite.

She was very unfair in the last case even when she proves they lied she still attacked her even giving him something they didn't even ask or argue for which is rent so I think being that they didn't include it in the itemized list they shouldn't have gotten it or she should've asked when did they rent again idk just not sitting to right with me
