I can’t believe it’s already the end of the year! Time really flew by-I've been living in Calgary for 4 months now and have hosted 3-4 open houses. A lot has changed during this time, but all for the better-I’m feeling more settled and happier than ever.
Today, I’m excited to show you what a $450K townhouse looks like in Calgary! This is a three-bedroom, three-bath townhouse with 1,400 sq. ft., located in the beautiful community of Braeside.
If you have any questions about this property or ideas for videos you'd like to see in the future, let me know in the comments below.
Thanks for watching! I’ll see you in the next one,

Yes, time flies by especially if you have a routine going As lovely presented as this townhouse is, there are 3 things working against it. 1: December is not the best time for sell house. 2: Master Ensuite is only 2 piece bath. 3: The price. It's easy enough nowadays to search what the the owners bought this unit for in 2021 !!! I am just thankful to have a property in Calgary before the crazy boom 😅 Have a happy holidays !!!

I luckily found an off market unit before it was listed and signed on to it before it was finished, and my rent for a 2bd is 2020/month. Splitting this with my fiancee we are doing OK but its still a struggle with a combined income of around 130,000/year.

If you're new to Calgary use the Meetup app for social things to do and people to meet. Eventbrite is the app to use if you're looking for local arts & entertainment. If you're looking to live more urban try Kensington (around 10th street), Inglewood (esp if you like craft beer), University District (newer and closer to Uni), Marda Loop (smaller, but lower-ish rent) are options. 17th ave SW (Beltline) is probably the best option for urban living in Calgary. Finding reasonable rent (for Calgary) in any of those areas can be tricky. Our downtown core has some cool clubs and live shows on weekends, but is mostly dead after 6pm on weekdays.

My only issue with Calgary is that the city is too suburban and downtown is not very vibrant for a city of Calgary's size. Especially compared to say Vancouver, when Vancouver was the same size as Calgary. If they could make downtown vibrant again, I think Calgary would be great.

Looking at the video I'm guessing the reason the basement isn't a legal suite is that it probably doesn't have it's own source of heat. In Calgary each unit must have a heat source that can be controlled by the tenant. Windows size in basement suites in Calgary only matters for bedrooms and the windows in those 2 bedrooms in the basement look like they meet code.

I moved back to Calgary last year for the first time in 14 years. I love the Calgary area, I was born here and raised in Airdrie, so I've taken trips into Calgary all the time for field trips, recreation and to gisot friends and family. One thing I've always wanted to get off my chest, is that Calgary is such a stupidly built city, downtown roads SUCK, the one way streets are insanely annoying. Major high way exits and intersections are all over the place and I'm flabbergasted at anyone able to figure them out on their first try. The exit off Stoney onto Deer Foot Lethbridge that let's you go to Seton, it is super easy to miss the exit. I also can't stand how there are loads of major neighborhood areas that feel like their own little Airdrie, cause they feel so spread out and seperate, like you're detached from other areas. I mentioned Seton before, and even with Auburn Bay being a nice transition to Mahogany, they still feel wholly seperate from each other despite being a less than 5 minute drive between them. Logistically I understand it, it makes a lot of sense, but in practice, it just feels like it's own little town, like you're not part of Calgary. I wouldn't change anything, I do love the geographical area, but I find pointing out the negatives of something I love is more constructive than gushing about it lovingly.

You've touched on many points which really summarized the differences. It is basically the differences between a large metropolitan like Toronto vs a medium sized city like Calgary. People that complained Calgary is boring only have themselves to blame, it's up to the individual to find things that they like. Commute time is great in Calgary mostly if you live are in the 'inner city', otherwise the suburbs feel like any other cities in North America. Calgary's restaurants are a bit costly, then again you can't really compare with Toronto since they have more competition. Anyways enjoy the Chinook and melting snow !!!

Based on your videos, I'd choose Calgary for its quieter, less crowded and less commuting time benefits. Glad that you've made friends quickly, too.

Calgary is wonderful only if you live in the 'inner city', then everything can be accessed easily. Otherwise the suburbs feel like anywhere in North America The main difference is prices are still lower in 'inner city' compared to Toronto or Vancouver

I lived in Vancouver for 18 years and $700K is not bad honestly. I bought my condo outside of Vancouver for $545K 6 or 7 years ago because downtown Vancouver was out of the question in terms of price. If you're single and young you couldn't buy a better place than the last condo on this video but if you're a couple and you're planning to start a family get out of Toronto and come to Calgary and buy a detached house before it becomes something unattainable in the future.

Fight for the Stampede Elm. People don’t value something unless it’s truly remarkable so the Stampede Elm is scheduled to be cut down before it reaches that status, it’s only 130 years old. It’s honestly not a big problem to work around this tree and let it continue to age but planners who don’t value what’s right in front of them can make the most stupid decisions. Once it’s cut down, it’s gone forever, no matter what people say.
