    Hi Frank! Love that you’re back in Calgary! Glad to hear it seems to be going better this time around. Congratulations on your new job and sale 🎉 for this home, I wouldn’t buy it as I rather a detached home for that price. Beautiful home though

    I wonder how much it would cost to make the basment "legal" seems like a GREAT asset. I bet the kitchen window update would be a great investment
    Seems like a nice spot

      Making the basement legal is a smart move-it adds value and rental potential! Costs can range from $15K-$50K, depending on the work. Updating the kitchen window is also a great investment for brightness and curb appeal. Great spot! On the bright side, I heard upwards to 80% of Calgarians who chooses to rent their basement are considered illegal.

    As someone who grew up in the GTA, I can say your dollar goes waaaay further out here. I bought a pretty much new detached house with a 2-car garage that's a 20 minute drive to downtown Calgary for $625k a few months ago. Would probably cost me close to $2M for something equivalent that's that close to downtown Toronto

    Looks to me like the suite is non-compliant because of zoning or because of not having applied for a building permit in order to ensure that there is appropriate fire suppression separation, separated utilities, parking off-street. The bedroom windows both look to be big enough to provide emergency egress so seems like it must be something else. To a buyer, it might only be a problem because of financing - some lenders won’t consider any part of the income from an ‘illegal’ suite in assessing a purchaser’s qualification for the mortgage. Nicely done home though and not at all surprised it sold quickly. To me, this type of property is perfect for an income property. Tenants up and down. 👍

    Looking at the video I'm guessing the reason the basement isn't a legal suite is that it probably doesn't have it's own source of heat. In Calgary each unit must have a heat source that can be controlled by the tenant. Windows size in basement suites in Calgary only matters for bedrooms and the windows in those 2 bedrooms in the basement look like they meet code.
