We purchased a home in Telchac Puerto a couple of years ago. We even filmed an episode of House Hunter International there (S188 E9). It is definitely growing but much quieter than Progresso. I Love It there!
Hey Cartess there’s a lot of projects going on in telchac. That beach club is part of the real estate company that I’m buying some lots from in between telchac Puerto and telchac Pueblo.. I’m buying a total of 8 lots and 5 are on telchac and I’ll be able to go to 2 different beach clubs including the one you recorded.. these lots are for condominiums to be built on in a 24/7 security surveillance.. it be cool if you can show these lots on. Sale through that whole area since there’s so much going on and I’ll be getting my Mexican citizenship to make the process easier once it’s time to sign the property over to my name..
Playa viva says that it is going to be an eco luxury destination hotel complex. That looks soooo cool with all of the palm trees and the breezes off of the water. I know that you drove there. Can you get to the beach towns that you mention like Progreso and Telchac Puerto using any type of public transportation if you are trying to be car free?
Mexico's Independence day is September 16th however some areas begin celebrations on the eve of the 15th of September because of course at 12:00 midnight it will become the 16th of September .I really liked the small town of Telchac puerto I don't like large crowds so this place would work for me .The only thing is I hate high humidity but living near the beach would offset that high humidity if this place is know for that .I also have a feeling that rental prices are much lower than in Merida or Progreso beach.There's a couple of concerns I would like to know if Telchac is prone to hurricanes and also many of the streets near the beach are not paved so I would like to know how bad does this area get when it rains and how often does it rain.

But taking a look at your video there should be some serious deals in that Beach City and looks like people starting to wake up and do some construction. . We just sold 500 million barrels of oil to the Department of Defense...We hope they pay us... senior brothers and sisters,..!!!!

Actually, Telchac Puerto has Forever been the upscale 2nd-home/summer beach house area for Merida lawyers and doctors etc. i rented a phenomenal Hamptons-like waterfront home there in 2006 fir next to nothing. BUT, it is kinda deserted out there & you must do most food shopping in either Progresso or Motul - both quite a distance.
Sad to say that your tour of the town looks the same as it did in 2006😆except for the new sign-there is a mini fresh food market it closes by like 1pm. Deserted out there, me & my son were petrified at night. It's, still deserted except for occasional weekenders & the annual "city of Merida-August influx": when Everybody in Merida goes to the beach for August. Not many full time expats out there-a few more in Progresso or Chelem, but that's because of the "norte" winds all winter long whipping up the waves. We were there in February which was why it was very deserted...had I known🙄. Money talks (who no major development) & ejido land is hard to buy when you might have a community of 100+ people who own it (or their heirs), and by law--all owners must agree to a sale. There is also a lot of protected land. Anyway, you can get great fried fish at any tiny place.

Watched the beach video very quite I like quite but that was a bit quiet for even me. These cheap beach towns are ruined as soon as you people start making them popular. It has happened to so many of the least expensive towns in Mexico, driving up prices and making it difficult for the locals who didn't invite any of us in.
Trust me. Very few foreigners live in this town to drive the prices up as you suggest. They make up WAY less than 1/2 a percent. The overwhelming majority of folks flowing into this particular town buying property are Mexicans from Merida, and Mexicans from other wealthy States in Mexico (these are their 2nd and 3rd homes outside the big city). Not enough foreigners living there or buying property to make it expensive as you suggest. And it's the locals in that area selling these 'expensive properties' to other wealthy Mexicans. Get it right.

I can definitely see the 'upscale' part of it compared to other beach towns i've been too. That is one thing i didn't notice out there, grocery store.

How is it for a wheelchair user in that town?
The roads are sandy so it can be rough in some areas but it’s definitely assessable.
