We had that same warm morning stove in the 3 bedroom 2 story house i grew in. It truly did heat the entire home. When it got really cold we did have one room gas space heaters up stairs that we used as needed but other than the bath room they were barely used. WE had real winters then also.
Do those stoves run of gas?

Prefect place there. The missus will like the barn and other out buildings. Good place with the old farm house to start as a base. My grandparents had a similar gas heater in their farmhouse. It was the only source of heat besides the kitchen.

Yeah it will be an uphill challenge, but we'll take it one step at a time. Reminds me of my family heritage where they all fled communist bloc countries to get to the US. now we have to flee states that want to be that way!

That 11 acres separate parcel could be leased and improved before resale to offset the new house build and debt. You did find a great buy with many options and rustic materials for Mrs K.

Joe I could hear the mini evacuator and you opening up that old road. Imagine deer feeders when you get older and don’t feel like planting food beds. Awesome! I can see the trail cam pictures. Set the feeder to feed when you want to hunt and train the deer “Meal Time”. ❤️👍

These days here in south east Ohio 30 to 40 is the average temperature all winter unless we get a Canadian cold down draft and that normally only happens a couple of times a winter. It's been close to a decade since we have been below freezing for more than a few days at a time. Nice place, i would love to stumble on even 20 acres with a half decent home on it for less than 50 grand.
Well, depending on where you are talking about there are still some places out there that you could at least get close to that price. Might be a mobile home, or an older home that needs work. Best of luck, thanks.

My great aunt had one of those heaters...Warm Morning is the brand, I think. It will make you think you moved to the tropics. The company made a wood stove that looked just like it.
Well I know one thing for sure..... Some window AC units are in order!!! lol
@@kapperoutdoors The aunt/uncle were in North central VA. There were several large trees in the yard all around ...they never air conditioned the house...the front living room was at least 10 degrees cooler. The home was up on a hill, kinda. It never felt uncomfortable...amazing actually.
Welcome to Kentucky, you will like it here. Do not know what county your in but it looks like it is near me. Deer here are plentiful as is good fishing. Do not know how you feel about ATV's but if deer hunting does not bring in enough revenue, this area needs places that allow people to use their ATV's for riding. Folks here buy them and have to search for a place to have fun.
Thanks man, it is a great area to be for sure. I miss our old farm in that area. I'm not big into sport riding alot, just do my own thing.
n as much as you may think, especially if they are on dedicated trails. people do not want to really go off road they just want a place to ride and stay on trails mostly, off trail means branches hitting you in the head. Another argument would be establish a trail and they are not somewhere really tearing up nature but on a managed trail paying 50 bucks a day to ride .
I had a buddy in owensboro ky never had a job would sell the metal from his whole allot maybe 100s of acre farm i cant remembers went as far as eye can see had o'riley auto down road. We used get a new water pump for 80s or 78 Ford100 I bought he sold me . He came into .his mom and him stayed on it. Girlfriend too. But road was right in between it running through and had a neighbor kinda close.

It looks like the elect and water setup was for a mobile home or trailer to use on the land. Looks like you have a good mix of wood on the land. Lots of hilly ground. Nice. Do you think you can build a big pond there like you have now?
That is ususally how they get electric and water setup on a property for future uses. The water meter is in, and the electrical meter is in, those are two costs we will save :). I would think we could get a nice pond in there for sure. Would have to make a clearing though.

Kapper how do you go about financing land without a residence on it. What financial institution do you use? The only financial institution in my area that will finance land only deals is Farm Credit. A video on that would be great.

You can get a farm like this (150+ acres and small home of some kind) for anywhere from $250,000 up to around 500,000 or so just depends on a lot of factors.
Just think, that new Kentucky farm isnt much more than 45 miles distance from your Illinois property as the crow flies. When can I come and get the royal tour? I'm ready to check it out.

Western KY is pricing UP very fast! We just sold this farm for a really nice profit. Eastern KY is cheaper for sure. Best of luck

Kapper you have a video explaining what you are doing with all these properties? For those of us that have watched for years, but can't watch every video. I watch a ton of your videos, but would like to know what the play or goal is long term on all these. I gather from bits and pieces of other videos you've encountered political issues on the IL farm.
Yes, IL is getting bad really fast. Unless they are struck down, we would like to move to KY and build there (again....). It is getting crazy here in IL... But in the meantime it will be a great hunting camp and getaway :) thanks.
If you have the money. Build another house and leave that one where it is. You can short term lease it or guest house
