When you said "Mrs. Kapper is going to love this" while you were down at the creek, I had just that second said that. I love her art with cedar and, I can only imagine how wonderful that property is going to be to you both. I saw a lot of cedar trees. :) Congrats.

Just saw this. Absolutely beautiful property and like the Video very much. Love all the hardwoods. Rode my sister over 140 we own this morning and adjoining 160 me and the wife own and she was so impressed and proud of the work I had done. Lots of people don’t understand acreage like this but I love it and love the work of improving such .

Hi Kapper. Beautiful property. Good deer land. Lots of young hardwoods, some standing dead trees, good for ready firewood. The automatic feeder means there are deer. Bluff line is perfect for property line and good place to put house.

I enjoy watching your adventures. I always wanted to do what you are doing but it's a younger person's game. At seventy my physical restrictions won't allow the labor intensive rehab/flip that you do. I'm proud of the life I chose and wouldn't change it but it's nice to take a look at the road not taken.

Kap, if you know anyone with a sawmill, those poplar trees - make beautiful flooring and trim work. Poplar is extremely stable with nearly zero warpage.

Thanks for sharing. We looked for 3 years, walked a lot of crap land until we landed on a really nice piece in Northern Michigan. Logged in the 70's, mostly Maples, there is some work to do but hey it keeps me out of trouble. You have a nice bit of land there. Like us, you have a vision and I like that. Good luck.

Congrats on the new property. I lived outside of Galena, Il for 30 plus years as well as my parents for 40 yrs. They retired and could see the upcoming BS by the state govt. and decided to move back to MN where we are originally from. I live in North Iowa and wouldn't change it for anything.

Kapper Outdoors you’re absolutely right. Before I retired from the military I used to support our A Company who were located downtown Chicago. Good bunch of guys in the teams there. But venture out into the concrete jungle and it was more dangerous than Afghanistan and Iraq combined.

The thing you said about finding a 7-8 out of 10 is the best thing because the farm is always what you make of it. If you get the farm, and it is a 6 or 7 or 8 out of 10, you can turn it into a 9 or even 10 out of 10

A friend of mine and her husband are selling in Adams County, Ill. and moving to Kentucky as well. He got a great job offer there, so they're packing it up and moving. They're both fed up with the way Illiinois is doing things.

Sounds like one hell of a deal. We found 8 acres that seller did us a huge favor by owner-financing for us while we sold our old house then paid it off. Down here in South FL you are lucky to get 25 acres for $400K! Also by any means it is VERY hard to find a good property like you said, searching can be tiresome and discouraging at times! Another good way to get a feel on a property is talk to the neighbor if possible, meet our neighbor 2 weeks before buying property. Apparently he bush hogged the property for many years for owner and walked the property with us showing us around.
Looks like a piece of heaven! I take it there is no cell service? Would a booster antenna give you service? I fully agree a survey is a must. About how much does one run on a property of that size? Congrats!
There is no service at the farm house but on the hill it is solid. But there is land line phone, and satellite internet :) The survey will be pricey for sure, but is a MUST. 7 to 8k or so.
Very smart not buying near a major waterway. We are in a Grand Solar Minimum, as when Jefferson wrote about the year without a summer. Watch Adapt 2030 or IceAgeFarmer, both on UA-cam. Beautiful property BTW.
Congratulations Kapper. Now will you have cell phone service access on this farm? Would you also consider adding a pond on this property ? Looks like a very nice farm and should be home to some beautiful Deer and Turkeys there also.
Cell service is ok on the hills, but not at the house but there is a landline there. Would love to add a nice big pond!
I am the same way and did the same with the property we just bought in Wisconsin.. Made sure to be above the flood plain and far enough from all the major rivers and lakes, we should be ok. I also look for viable growing land, hunting woodlands etc. 140 acres is what we found with a house that is only 15 years old, already kitted out with wood burning heat (backup and also fireplaces), geothermal heat and AC (including both the 3 car garage and huge workshop). What is so surprising is how similar Kentucky looks in this video to Wisconsin.. About the only major difference is we have a lot more hills, bluffs etc up here from what I see in this video.... at least the area you were just in. As for Climate change.. IF we are entering a natural planetary cycle of global climate change, then yes I agree people need to be paying attention because there is nothing we can do to stop it. The planet has done this on its own long before man came along, many many times. I don't believe in the hoax of "manmade" climate change nor do I believe we can alter it or 'fix it' or stop it. This is nature, the planet doing its thing and people need to accept that instead of perpetuating this hoax of man causing it.
