Having a tractor is 1/2 the fun of owning country property. "Tractor therapy" is a real thing! Can't beat the sound and smell of those little diesels knocking down some fresh grass. I live in Ky and have my whole life. He's on point with EVERYTHING about Ky he says. Ky is great and there's ALOT of jobs. Any kind of work. And Lexington area is Big Money high class area bc all the race horses and then there's UK with amazing hospital and Agricultural programs.

Great looking house with land. The best part for me is the geothermal heating/aircon. It’s so much cheaper to run and it’s environmentally friendly. Any property I buy has to have Geothermal installed or the price has to be low enough for the installation. I’m being completely serious!
It’s certainly got amazing potential to put your mark on this property and also come up with some ideas to create ongoing income. It’s one of the most desirable possibilities to lower the costs of buying a home. Income $$$ and geothermal technology with the potential for making further income.
If it’s around when I am I would definitely want to view this property and, if not someone else has a great farm. Personally I believe prices are going to be heading south and there will be an abundance of properties on the market throughout the United States. It’s happening globally so be prepared either to sell for less or if you have cash be ready to jump 💫

I was thinking Brad. With the brook/stream and the ponds it might be possible to establish an hydro geothermal plant. The pressure of the water would drive the power to the geothermal pump and hey presto your power would be free. It might be possible to create a further pond which would be ideal. The expensive part is already installed and add the underground water pipes and it would provide unlimited energy for free ad infinitum. Just a thought I’d like to explore as so many properties have spring water and running streams on the properties in Kentucky.
That would increase the value of any homes as you’ve been given free power that can provide power to every building on the property.
I’m thinking about the RV Park and I can see it’s definitely worth looking into for the future. I hope my basic explanation is easy to understand. If not please speak with an engineer. Unlimited water for crops and cattle would be transformational to keep prices low and the manpower costs would be less.
It’s 4am in the morning and I haven’t slept a wink just thinking about the possibilities.

Just an FYI geothermal power is very different from hydro electric power one is from the force of the water over a turbine and the other is from the steam from hot water that drives the turbine. But you are right you could use it for a home hydro electric power plant.
@@sharkozym I’m glad to know that I’m not alone in this. The potential for alternative energy sources is vital for both us as consumers and the future for generations to come. Obviously depending on the water supply and how you create the infrastructure there are so many potential users who are capable of utilising these resources. In the past few people have had to consider how they could power their dwellings and land however, say 100 years plus ago most of the manufacturers in the country were using water to power their plants and ship their products around the country and the world. Using very similar methods and utilising inland resources it’s possible and cost effective to replicate this principle. If you have water you have the equivalent of oil that doesn’t harm the planet but provides a lifeline to the power we all need and for many cannot afford.
Just imagine free heat and free air-conditioning and controlled irrigation. It would definitely change things for Americans and food crops etc.
I’m aiming to start with my system as soon as I complete on my purchase.
I believe it’s more than possible for Brand to consider for his RV Park and either benefit his clients or his business or both. Cheers 🍻
@@lorrieleaver2447 just speaking from experience as I ran a geothermal power plant and it’s just not that simple to use steam to run a turban unless you have a heat source which we had in the earth 10,000 feet below the surface. If you do not have a heat source you then need fuel to burn which would be in the form of oil, wood or gas. Your premise also only works if you have plenty of water Year round! Cheers!
@@sharkozym Perhaps you should have a look at the US Department of Energy which simplifies what’s needed. A power plant, a dam to control water flow and a reservoir. All or most exist on the property. Just consider what’s done to make an RV functional and, you are at the start. I can’t write everything down as I don’t want to interfere with @BradSimmons delightful showing of this property but it’s possible for sure 👌

This house has a lot of pros but several cons. For the right price I would grab it but it's to much when I add in the updating and changes to the house I would have to make. I also don't like that it is so close to the property line in the back. Sixteen acres is so tempting.

Everybody’s different because everyone consumes things differently. I would go to Google and just type in cost of living per state or cost of living for Kentucky and it’ll show you how it is for the average for United States would be 100 so if were 86 for instance, we would be 14% lower.
I especially loved the little baby clip at right bottom near the start. It gave me a huge smile and a happy heart.

The roof is galvalume panels, 12 inch on center , 3 foot coverage. Steel panels with aluminum coating on panels.
I had never been to Kentucky in my life, until my daughter married a Kentucky man, and they had their wedding in Dry Ridge KY, boy that was not on my radar! It is a beautiful place, and beautiful people ( on the inside) and some out, It is a great place, but not especially good for retirees, so...since that is where Im getting, hoping it gets better... Love your "tours"

too rich for me, is it just me or are prices going up in ole Ky? Im still huntin aint givin up yet, I should have had my house sold a year ago, i think I may be too late to the game to get what I want done but im not givin up yet. I hate to say it but I stopped watchin after the price but im sure its a gorgeous place, you guys always have great feature properties
I really love this property. There is room to bring all 3 of my businesses as well as my employees and their families. Just have to persuade them all to want to move to KY from NY which seems practical considering our taxes and utility costs, but will have to wait and see....lol
Where's Ken?
The first thing I did after moving into my home, I had a Generac generator installed in my home. They brought the slab and and with my mower, took it to my back yard. Then the next day they had the gen on a small trailer. And I pulled it to the slab. The second day, they ran the wire to the side of the house and then connected it to my electric box in my garage. Then they filled it with oil and tested it. Everything in the house was running. The dishwasher,all the lights, the washer and dryer plus my ac. I was happy. Once a month I throw the main breaker off, and about 5 seconds it starts. All automatically. Since having it installed, it has turned on only about 6 years. Once it ran for 3 weeks straight. Hurricanes are a pain in the ass. My neighbor kept running to the gas stations to buy gas for his 3 generators running in his back yard. What he spent on those generators plus all the gas, he could have gotten a smaller generator like mine and have no worry's. The following year he bought a Generac, he's covered now. And sold his used gens to his friends.
