Our first house tour in León's Barrio Guadalupe, this is a traditional barrio style four bedroom / three bathroom house with a giant living room, enclosed garage space, ample kitchen, nice Jack and Jill setup, bit master and interesting layout. We were pretty impressed with this house with a good amount of space and as asking price of $450/mo.

Wow, Scott. I never considered Leon actually, but with all the recent video house tours of houses in Leon, I have to admit I may have been wrong... My problem is a house and enclosed yard big enough for Kevin. Great video.
What parts of the country were you focused on previously?
Huge house. Love the street and neighborhood. The tour was great. What a great deal for all that space. Needs some sort of kitchen ventilation for cooking odors.

Can you easily get food delivered in this neighborhood? That's kind of important... especially if I'm expected to wash dishes by hand 😊.
Very easily. That's just south of downtown. So far easier to get food delivered there than where I live in Sutiava. I'm at the edge of delivery, but Guadalupe is the university center and the biggest barrio, so the core of delivery areas.

I do all my episodes one week after the date. That's my set delay pace.
That room behind the kitchen is where you can install a dishwasher. It can piggy back off the plumbing from the sink 😁. From there, you could build shelves and have one of those Pinterest worthy pantries, but I'm pretty sure it's mostly for the dishwasher 😂.
Do they have apartment / condo in Leon?
Condos maybe, but I've never seen them. Apartments, yes. Not common, but they exist.
Is the river highly polluted? 😢
In Leon? Oh it's terrible. Think open sewer. It's the biggest problem in the city.

How easy is it to hire someone reliable to take of a quinta?
Hiring someone reliable is easy. Locating someone reliable is tough, and it would be anywhere. The nature of such a position is that it is someone doing it super long term and not moving from job to job. So you can't find a "live in caretaker professional" site to hire from and you can't get references. You need to know someone, or know someone who knows someone. Once you know people, it's pretty easy. It's a sought after job. Low key, relaxed, has longevity, gives you an awesome place to live.
Would a property like that be allowed to run as a AirBnb?
Allowed, sure. Don't know why you'd want to run an airbnb in the barrio. that's a tough market as very few people want to stay short term in a location like that. good to live in. but for a week trip to see the city being out in the barrio isn't too desired. but can you, of course.

In generaly, and obviously there are exceptions, you are free to do whatever you want with properties. If you RENT something, you might have a contract that says no sublets or whatever. That's just contractual. But if the owner allows it or you buy it, youc an do whatever you want.@@cleaneatingwithclaudiaepic4895
Hey Scott, can a non resident buy a scooter/atv?
That and/or, can you recommend how to buy a car before obtaining residency, if possible and/or, recommendable to push the legal limits there.
There are three ways to potentially get a car pre-residency. One is to make friends with a Nicaraguan that will let you put the car in their name. Not a big deal for them, a big deal for you as you have to trust them to "own" your car. Second is to rent, which is easy in theory but there is low availability of rentals. Third is to open a business, a business may own a car.

Nearly any rental for a house is 6 or 12 months minimum. Shoot me an email, that's the place to start. But for a specific house like this, it's fast and easy. We'll put you in direct contact with the agents (the guy and girl that you've not seen before in the video) and they'll handle the house side of things. If you want assistance with that, my team can provide legal oversight, contract handling, furniture shopping or whatever else you might need. But for the house itself, we just put you in contact with whatever agent it is has the house in question. This was our first time working with this team so we just met them doing this house showing.
