The 2:10 mark is where he shares the holy grail tip in my opinion. I have 20 years of inside sales experience. Call reluctance in most people comes from a fear of failure. The problem is most people don’t make the distinction he makes at that point in the video. Your not calling to talk someone that isn’t a motivated seller into being one. Your calling to find already motivated sellers and talk them into a offer that is a win win. I always had a question in my scripts as early as possible without asking to fast that would determine if the prospect wanted or needed what I was offering. This is key. Until I heard the answer to that question I have ZERO emotions invested in the call. They aren’t even a person. Then if they don’t need or want what I’m offering or in this case they aren’t a motivated seller it’s bye bye as fast as possible. I’m talking ok thanks sir click. Don’t waste another 30 seconds explaining anything if your questions have made it clear they aren’t a motivated seller. Ok thanks sir click. It’s not rude. It’s business and I have nothing invested in the call. Think about it. Is that seller going to be thinking about you 15 minutes after the call? Nope. So why should we be thinking about them? Now if they answer in a way that lets me know they are interested then and only then do I invest any emotions to the call. I’m telling you this seems silly but it can change everything for people that fear rejection. Try and and see how much less physically and mentally draining 100 dials are. I’ve train so many inside sales people to use this method and the ones that really listened and developed a way to protect themselves until they knew it was a good call would always turn into a beast on the phone. Jerry's info is TOP notch. a lot of guys give "general info" , but Jerry gives you specifics. One question. Offering to pay relocating costs, 1st months rent .... finding the buyer a new place to live .... that's a tough one, because that means Qualifying the buyer with a property manager at some new location.

That's very true! That's why, with kindness you have to point out that there home is not worth what this comparable home that sold for x amount of dollars, if you're willing to make repairs on this that and the other we could go ahead and sell it for that price and if they're really motivated because they're in debt or having problems then he will see your point it cuts down on some of the cussing out. Remember it was their home where they had their family lived in, their emotions are tied up in there for most of the time more than 10 years in that house in their home, so yeah it's hard to let go. That's where the cussing comes from it was a part of their lives.

i don't get it man. I'd never buy this guy's product, cause a few people on bigger pockets had some terrible stuff to say about it and I'm inclined to believe it was the program and not the consumer. But at the same time, this guy always sounds so genuine and caring. I don't understand the disparity.
I offer a finder program. If someone submits a deal that’s not a deal, I explain in detail why it’s not a deal. Instead of learning and taking accountability, Some people take offense and then disparage me online. It comes with the territory of putting yourself out there. There are haters about Disney or Apple too! Bigger pockets is a great place for people to complain about everyone and everything. I have over 500 videos on my UA-cam channel. Go to the description and you’ll see dozens of free tools and resources. No gives as much value for free in the industry as I do. You be the judge.

However, I don't see the elevator pitch or the other verbiage where you began with "Mr Seller" in the actual script. Am I missing something or is it on a different document? You should have a buyer pool as well as buying specs knowing. Knowing what your investors are looking for allows you to target what houses to call on. Then you bake those cost 2gs to move, 2gs for rental 1 g for extra. Now you just add 5gs into your offer.

But how can you say “I have the money right now “ ? If you still have to find a cash buyer in 30days or more ? How does that coincide with what you said in a previous video where you said give yourself an inspection period or “the money will reach the account in 30 days “ ?
If you are in an investor yourself you will have it. If you have a list of buyers you will already have them ready to buy the property. You research and collaborate before making the phone call
