Working on closing the deal with her. Just dial even if you don't has the numbers ready, I didn't have my numbers ready until 2 days later, then made an offer.

Im glad i heard you say that you rather have 10 contracts and one of them be a dud then to have none because you was trying to gather all the info. Makes sense. Do you have a parent that can open the company? The company/executive can sign the contracts. You can make the calls,, analyze the deal, negotiate the deals. You're old enough to be an employee. Also, when you need to appeal to authority, it will be legitimate. You might say "I need to confirm with the CFO, or CEO. When other people say that, they are often playing a role, but you'll be telling the truth because you're an employee of the company, not the executive.
Hey whats up Jerry I've been using your methods since June and I've closed on 6 properties since then but now I've come across a problem. I used the Memorandum that you said will help to never get cut out of a deal again but the seller went and signed another contract after mines and closed on the property today leaving me stuck with end buyers deposit ready to go.... WHAT DO I DO NOW!!!!???
I had the Memorandum notarized and turned it in to the closing attorney. I did call the closing attorney that the seller tried to cut me out with and they said they were unaware until I sent in the contract the seller signed.

on no! did you file the memorandum? If it closed, it's too late.
