@@Snipe06 may sound crazy! But my fear was success itself.. I had 3 deals lined up and didn't follow up because it was actually working. I just rode past one of the properties the other day and saw where someone made it look like new and a new family is living there now!

I used the Memorandum that you said will help to never get cut out of a deal again but the seller went and signed another contract after mines and closed on the property today leaving me stuck with end buyers deposit ready to go.... WHAT DO I DO NOW!!!!???
I had the Memorandum notarized and turned it in to the closing attorney. I did call the closing attorney that the seller tried to cut me out with and they said they were unaware until I sent in the contract the seller signed.
The only concern I have is how would we also take care of the closing costs for them while still holding a fair net wholesale fee of our own? I'd love to square all the costs away for them so they walk away with as much as realistically possible.

Could I say something along the lines of seller has agreed that the contract can be terminated and hereby null and void for any reason assignor so chooses during a 10 day inspection contingency

Do you have a parent that can open the company? The company/executive can sign the contracts. You can make the calls,, analyze the deal, negotiate the deals. You're old enough to be an employee. Also, when you need to appeal to authority, it will be legitimate. You might say "I need to confirm with the CFO, or CEO. When other people say that, they are often playing a role, but you'll be telling the truth because you're an employee of the company, not the executive.

i once received a purchase and sales agreement in the mail in 2021 stating in the agreement that i agreed to an offer for my house for 190k... i called the investor and told him first of all i never received a call from you and secondly told them i never agreed to 190k ( HOUSE IS WORTH AROUND 800K IN TODAYS MARKET) and thirdly its not for sale. he didnt say nothing and hung up the phone on me ... attitude? what some investors do to trick you into a property... im afraid an elderly person would sign such a thing and get tricked into that
