      I thought it was funny that Casey is the one asked him about all he had done on the property regarding repairs and that was the info he used against his original $25,000 offer.

    Gold nugget. Letting the owner repeat back multiple times the the damages on the home so he understsnds the severity of the situation of the house. He is more inclined to negotiate on price.

      A good way in my opinion to do this is to ask about damages and what has been fixed somewhat early in the call but leave out a key fixture I.e. the roof in this case. For others you might leave out new doors, bathrooms etc just so the owner can hear the bad that comes with reminding you about the good.

    Max - a great line to use to gauge motivation on the phone is ask the question "I can't guarantee I can pay $25,000 for your property, but based upon that should I still come take a look?" If they say yes, that means they are willing to take less than the $25k. Keep up the great videos, I love them.

    The call was really smooth didn’t sound like a sales/telemarketing call at all. Think he did a good job setting up expectations and gaining credibility.

    This is incredibly valuable. It's easy to say that someone is good at sales, but there are so many aspects to a sales call that I think we can always be improving. Thankfully videos like this exist so that we can all learn.

    I would love to see this type of call from beginning to end. Meaning, footage of the appointment they had on Friday, follow up calls, and then when the deal is actually closed. This would give us a detailed view of how a cold call can lead to closing the deal.

    This was a great breakdown about how to pick up tones and nuances in a sellers voice during a call. I like how the investor took his time, asked the right questions and didn't jump at the bit to hurry up and respond. Please keep posting examples like this. Very useful.

    Great call. The seller was stern in the beginning but the specialist broke him down with subtle reality and made him flexible. I did notice the sales rep just as max stated didn’t build as much rapport, personal wise. But his honesty and gentleness was enough to sustain and acquire the lead. I give this a solid 8.5/10, maybe even a 9. For a noobie is this would normally be boot-shaking.

    Going through my very first cold call list & I came across a customer in a similar situation. Based on this call I made so many mistakes but I'm so glad I came across this video! This is GOLD!.     I did learn a few lessons.
    1. To have a nice conversation, allow the customer open up.
    2. Listen to pain points: see what time line are they looking at to do with the property
    3. See if they have the time to make changes to the property

    I grade it as a passing call, because he got the lead. All I want to point out is almost at the end around 18:50 and so on the client had said ok about 4 to 5 times so at the second OK I would of closed so he went a little extra to make the client feel a little extra secure. But a couple of oks then boom close. As long as you get the lead and set up the appointment great job.

    Loved it! Please do more of these cold call reviews.
    I learned that it's a process and to have your main goal to book a one on one in person inspection with the other party.
    It's very important to set expectations of what price you will be willing to give and get why. IE we are investors therefore we renovate and either resell or get someone to rent therefore we need to be able to make a profit in order for us to make an offer.
    Also figure out pain points, an approximate cost of the house in that area, what renovations need to be made, how much is still owed on the house, and any back taxes owed.
    Let them know that they are in good hands and the benefit of what you bring by closing with cash in hand.

    Hey this is some real good content. Please keep posting more calls like this. I'm implementing some things I've learned today. One good gem I learned is how he mentioned he isn't getting a friend discount on contractor rates. So therefore the seller is prepared for a lower offer.

    Hi Max! Thanks for the Live Cold Call! I learned so much but two things that stood out to me were 1) in the beginning you inferred frustration from the seller by noticing his deep breath/sigh! That showed me the silent communication signals involved in negotiation. The second thing was making sure to explain to the seller what you do and the fact that you don't buy homes at retail price so that the seller has a better understanding of the situation!!! Thank you for the lesson!

    I really enjoyed this, thank you.
    Some ah-ha moments for me:
    Sometimes inbound calls while driving or something we do have the addy on hand so saying "status of the property?" is fantastic to keep flow of the beginning of the conversation. they seem to usually know what property you're referring too lol
    Getting straight to the point on being investors and we are buying to make money is very important.
    Also i really liked his tone his relaxed slow speaking. talking too fast make ppl anxious so great job guy.
    my little 2cents to add would be narrow down what he needs$ vs wants$.
    sometimes asking what they NEED the money for can lead to some great things, they need a car or need to move or something.
    so if all they need is a used subaru, what kind, what year, (get them to imagine they are driving that subaru) "if i gave you this $ to buy that car would you take it now?" (set appointment)
