The property ended up selling for $80k to an investor who flipped it and sold it for $151,500. I actually felt sorry for her when I realized how hard she was working to have proceeds for the kids. I’m happy for her that she was able to pay off the $60k mortgage and have a little bit left over for the two grandkids.🙌🏽
Thanks for the update on what the final selling price. Since the flipper sold the house at $151k, I'd argue that a retail buyer could have paid $10k more than the investor and therefore scored an awesome deal. This assumes the person that buys and lives in the home, using an inexpensive primary mortgage, was also very handy and willing to DIY much of the bathroom and kitchen reno.

Even if you have the right answers and know what to say an unmotivated seller is just that an UNMOTIVATED SELLER! There are no magic words or anything like that that one can do except to use the experience as some good practice in dealing with these types of situations and just keep moving on talking to more and more people until you find a REAL MOTIVATED seller. Yea it’s because she’s just a trustee. If she was the original owner that is really distressed she would be motivated lol, and the property was going towards heirs.
Actually Jerry, in the beginning of the video, she did mention that their is a loan on the property. You never asked how much it was. But this is a great video and helps me out alot because i don't like to make calls to people that will be sarcastic and buttholish like this. Most callers don't have that extra time with sellers who are not motivated. Only thing is II think the question that should have been mentioned in the beginning was is there any liens or debt owe on the property? Most
I love watching these videos. Very helpful. When you’re not really getting anywhere, due to lack of motivation, would you consider shifting gears and offer to put her in touch with a contractor or a realtor to help “optimize her sale price” to get the most out of it? You’d be building potential goodwill by offering her other avenues to get top dollar for the sake of the grandkids. Also maybe someone else’s commentary would reinforce your commentary, and maybe as time goes on and her motivation changes, she’ll remember your attempt to help her and she’d be more reasonable in entertaining offers with you at the front of the line. Thoughts?
