When asking who gets over more landlords or tenants that’s a question in which the answer can’t be based on simply which position you are in but it has more to do with the person itself. Sometimes landlords can be great but end up with people who are horrible or vice versa... in 2020 thousands of people lost their jobs at no fault of their own but due to COVID, and fell on hard times unable to pay their rent and bills but does that make a person a horrible tenant? I think not, and then you have landlords who never upgrade appliances in the homes they rent they do the bare minimum and want to charge rent as if the place is a 5 star hotel. And then there are some landlords who actually keep up their homes and come through when you call but sometimes the end up with tenants who are nasty so it’s hard to say sometimes who has it worse. But landlords should put a little remodeling into their rental properties every few years I think keep them in a condition that if they were living there themselves they would be happy with.

It is actually illegal in nyc to increase rent more then 10% of the last contract. NYC has rent stabilization by state law. The lady should have bought that paperwork in for the judge to see the state law
On top of that, the judge even says it's illegal to change the rent excessively during the middle of a lease and the defendant says they were in the middle of the lease and the judge agrees...so legally she can't raise the rent to $2k. The caseworker/plaintiff were correct saying it's illegal to raise it an extra $400. The judge pretty much went against herself.
In NJ (and in most states), as long as units are not rent controlled, low income housing, or Section 8 housing, landlords can increase the rent at the end of a lease to virtually whatever they want. The law only protects the tenant in vague terms. The rent cannot be raised “unconscionably.” This term means different things to different judges, but I doubt a judge would consider the jump in this case to be unconscionable. Some towns within the state may have more specific rent controlled laws, but generally, state law applies.
@@KamalasNotLikeUs California is one of very few states with state-wide rent control laws. Even so, rent control only applies to units that are 15 years or older. With new construction, landlords can raise the rent however they want at the end of a lease.
Very weird that the judge thinks that... Im in Vancouver, BC, and there's a cap on increases to current tenants. I think its about 4% per year. Big cities with hot real estate markets NEED laws like that.

It just amuses me that the US govt pays for Ex-Con’s living expenses. I live in India & there aren’t any such programs here however I will point out a similarity. Just how US govt pays for these programs for ex cons with the tax money of hardworking people. Similarly here in India, free housing reforms, job quotas & medical facilities are provided for the people who are below the poverty line. But the thing is that majority of them are below the poverty line by choice. They just don’t want to work bcoz they are getting free services & facilities from the govt (by the tax that a middle class, hardworking citizen pays). People who visit India from foreign countries often feel so sad & terrible for the beggars but the harsh reality is that they are beggars by choice. They’ve made it a profession. Next time you see a beggar in India, just say “come with me, I’ll give a job, food & a roof over your head so you won’t have to beg anymore” and you’ll notice the beggar running away.

the plaintiff is a liar and con artist. she tries to misdirect the judge a couple times and then makes up a lie about them telling her she needed wait 2 weeks for the papers. first of all she never called them to ask that you can tell by her answer... "nnyesss i did they told me it would t........ because its so far back" getting papers from the "central office" that is bullshit. i knew at the end they would say she never submitted anything. the judge knew it too and was doing it for her own entertainment, ill give you 2.. 3 weeks and she chuckles and looks at douglas.
Tennant/landlord disputes are nasty.
Im starting to see why so many of these individuals make no effort to get off of these assistance programs. Its easier for them to manipulate the system than work to become independent, upstanding citizens
There's a lot of people who NEED these programs. Then there's these type of people who are too INGORANT to do anything more.
I hope to hell you do not have anything to do with the helping field.
What kind of citizen are you?
Those of us from the south laugh at people who don’t know the difference from a bee hive or wasp nest. Also funny when someone thinks it’s that big of a deal. You spray the wasps and then remove the nest. Not a big deal.
Exactly. Why would I expect someone to take care of something I can simply take care of myself.

Get on your knees and thank God you don’t need assistance instead of judging and complaining.

@@therealestmcc0y I completely agree with you. That is why so many people continue to bleed the government and our tax dollars, but somehow we are wrong for judging and resenting people like her.
These housing programs fucked up a long time ago. When they let all the 70s and 80s people stay on it for all eternity instead of forcing them to find a way out of needing the assistance there shouldve been some sort of 3 year limit to section 8 and all that i mean come on
It is actually illegal in nyc to increase rent more then 10% of the last contract.
@@MG-im5hm exactly I noticed this.
I literally just read this in my real estate class.
Which is why its better to just kick em out at the end of the contract and get someone new for a higher price.
It must be nice to have the government paying all your housing expenses.....
She deserves it all the shit her ancestors went thru that's none the less of reparations 💯
In nj you cant just raise the rent to whatever you want. I think it cant be more than a 4% increase
In LA, it’s 3%
@@KamalasNotLikeUs idk why the judge said that?
Her hair looks good I believe that a $200 to $300 hairstyle but she needs assistance for rent 😼
I've been both, but landlords take advantage more often. A GOOD landlord would be METICULOUS in record, photo, walk thru documentation. MANY want to find ANY way to keep THE MOST AMOUNT OF A DEPOSIT TO IMPROVE THE RENTAL....BE HONEST, LL's....YA KNOW YA DO IT!!!
As the daughter of a landlord. I don’t see landlords punching holes in walls, leaving sinks running, destroying property... especially if you bring your pets with you. :/
My old landlord took our furniture brought the police to the house even tho we paid came in our house without permission and went through the house. Tormented us. The floor was messed up real bad. We couldn't put anything on the wall. She cursed us out screamed and yelled at us etc.
Of course landlords aren't going to throw away their money. Now why would they do that?
So sad, that plaintiff was broken up about her babies❤

I think y’all got to remember they live in New York, 1200-2000 is a normal price for an apartment. Even when she showed video of the apartment it wasn’t in the best condition. Also, if you listen she said partial assistance && if you need gov assistance then ... apply for it stop projecting.
Be quiet. We aren’t trying to become a criminal or have 5 kids to get assistance. 9 or 10 years is too long for our tax dollars to take care of people like that.
Wow, formerly incarcerated people can get rental assistance but we have veterans that are homeless. WTF.
Here's the lesson
-know landlord /tenants right in your state
- keep your receipts of any payment(can't show up to court with no proof.)
- text, emails and videos are your friend( it will always help your case)
-When you have a regular housing court case for rent even if you don't have the money for rent it may help you to plead to the court for more time to make a payment and it may avoid the landlord taking possession of your unit. Time's are hard in the housing market hold on to what you have.
How can you be on welfare & aid 10 years and not know that you're liable for leases & contracts you sign whether or not welfare pays??
If she was bright then she wouldn't be a jailbird and on welfare for a whole decade with a bunch of kids.
Because she's so used to the government to cover her bills. She has no accountability.

It always makes me furious to see people leeching off the govt. It's not a lifestyle, its a stepping stone to get back on your feet! I'm a single mother with 2 kids who have Cerebral Palsy and I get ZERO govt assistance.
I'm sorry to hear that, I bet your kids are beautiful. I think you can get social security for the kids. You may want to look into it.
Not saying that this is the case but convicted felons have a hard time being hired when they get out. This is why programs like that exist. They can either pay to keep these people incarcerated or they can pay for them to try and better their situations. Just like every assistance program in the history of assistance programs there are those that do abuse the system. But taken them away will take away from the people who are truly trying to better their lives and the lives of their children

@@jamiedavis5548 The judge did mention that a landlord can't increase the rent in the middle of a lease. She was saying that the defendant could legally raise her rent to whatever amount she wants. @@christ3155 Not all apartments are rent-stabilized though. Newer and smaller buildings (which the defendant likely owns a smaller building) are less likely to be rent stabilized.
Looks like the government is shelling out a lot to pay rent for someone that is an ex con , because landlords would no be willing to rent to an ex con, being afraid the person will do the crime again.
There was no doubt in my mind that the deposit was $1250 , not $1700 , because that was the amount of rent, and people forget.

Good Lord! How long does this program pay for them????
Judge Mathis bwould have given the defendant her three months back rent. People don't get to skip out on leases and the landlord shouldn't have to put their lives on hold to have to find someone to get in there the next day or so
