- In this episode "Restoring Our 100 Year Old Farmhouse: DIY Renovation, Slowly, But Surely!" Dawn repairs as much as she can before the sand runs out and no delivery is due for a few days before she can continue the repairs to the 200 year old stone farm building.
Our bedroom gets a rejig after all of the modern blue paint is removed, exposing the lime whitewash the farmhouse needs to prevent damp issues in the stone walls.
The giant root from the Ash tree beats Ben (again) but it must be removed for the vital repairs to the stone wall the root is pushing against.
The land is overgrown but we have fruits!
Being complete beginners at farmhouse renovation, really needing a "homesteading for beginners" guide and now starting amateur archaeology, we are taking it slowly, enjoying everything we do no matter how hard it is, to one day realise our dream of running a fully functioning homestead from our once derelict Irish Farmhouse.

I think Dawn is doing a super job of the pointing, I’m just as excited to see those cottages restored as much as the actual house.

Although we will lose the view across the top of the walls when the roof goes back on, we are as excited too. It will give us a huge amount work space and storage space making more space in the house to work, but yes, a red roof, white lime washed walls, it will hopefully look lovely.

Thank you Deb, I think you’re right I would imagine it’s been missing stones out of it for such a long long time. It’s a very satisfying job to do. Seeing a giant hole start to slowly get repaired and the hole disappear is a beautiful feeling. ❤️

At the moment, the large stone in the middle is the only real pain in the bum, with that removed I should be able to saw pretty much through the middle, we will see.

I mentioned that last week. The rocket stove model works well, usually.
Oh how we would love to be able to burn it but in Ireland you aren’t allowed to have fires outdoors. It’s a hefty fine if you’re caught doing it so that’s something we would like to avoid 😂
The apple tree must be so happy to be free of the ivy.

Love your Apple orchard, very envious. Dreaming of planting an Orchard. Any apple wood you fell, save it for smoking on the BBQ. One of the most versatile smoking woods, nice and subtle, not too overpowering.
Like your style, getting distracted from an 'orrible job visiting the garden to have a little snack.

We can't really take any credit for the fruit trees or raspberry bush, we have just given them the TLC they needed. Ah yes, there should be quite a bit of apple wood by the time we have finished pruning / cutting off the dying or dead limbs. A nice apple wood smoked cheese is sounding great now you have put the idea in my head.
Ah, you call them side quests, we call it procrastination, but we have to admit that "Side Quest" does sound a bit more productive than procrastination does.

You might try burning the stump.
@@thecornerhouseprojectmaybe try a mini digger with a jackhammer attachment to break up the root without blunting tools, or hydrovac excavation which would expose the underground roots so you cut those with the chainsaw rather than attacking the root itself! Maybe try with a pressure washer and cheap water pump to empty the ditch first to see how effective that might be?
Try hiring a stump grinder to take out the tree root, they are very effective and not bothered by stones or other debris also will probably not be that much more expensive than petrol and chains for the chainsaw. If not I would advise burning but this will take longer.
Only you two could make watching paint being chipped enjoyable. Good job on rearranging the bedroom. It looks great. As for leaving the window lintel exposed you might watch My Tiny Estate. They plaster the walls with the wooden beams exposed, sometimes the beams are recessed in the plaster, but you might like the look of it.

Funnily enough we did watch a couple of episodes of that channel a few days ago and saw the beams you mentioned, I really love that look and have kept that in mind for when we get to do our roof space properly.🥰
drill a center hole 3/4 inch in root, cross drill a horizontal hole to connect. drop in some dry wood and light it will burn out the root like a Swedish fire log
Dear sir, with all due respect what you should be doing, is using wedges. Put the wedge in the outer most slit. This will work for both wood and stone. Hammer the wedge with the heaviest hammer you have. You should have a wedge at both sides and the middle. Hammer evenly. I watch every building show on UA-cam I find. I am 70 and have watched this type of show since the 60's. I have also helped my father remodel many houses. In case you wanted references. Good luck.

A huge strimming and mowing session yesterday and today and it is looking good again. We really mustn't leave it that long again, it takes too long to get back under control. Yes you are right. We still have branches to cut off as the chainsaw has only just started being used but I am happy with using it now, so that will open things up even more.

I'm doing great thanks, been braving the cold wet Cape Town weather this time of year, everything growing faster than you can cut lol. It's a lot easier the shorter you keep it, it's a lot less wear and tear on yourself and the mower. It's also good to see you mix your chores, give one too much, the others get behind. Looking back at the what you started with, you guys are doing such a great job. Still enjoy watching everything you guys tackle. Don't forget to enjoy it, much love. ❤

Those stones that Dawn is looking for.. They are in the stump (teasing). The tree's are doing amazing and so is the ground cover lol. I'm so glad you are able to have company over and enjoy taking some time to yourselves. I love the original pink colour wash in the bedroom and the way you have it set up, one bite at a time it is all coming together. Love those smiles!!
🤣🤣🤣 oh my goodness you are probably right! 🤣 oh yes there is certainly a fair amount of ground cover everywhere. Today we have been tackling said ground cover! Life is slowly starting to resemble some kind of normal again and it does feel good to be able to take a bit of time here and there and not be super stressed about not working on the house.
It actually looks alright doesn’t it? The pink wash. It’s a mix of a slight peachy orange as well in places and some white, it looks quite pretty.😍
You know the missing stones could be in that tree! What a thought! Love it....
Hi Ben the easiest way to get rid of that stump is a controlled burn drill a few holes and soak with petrol mixed with oil or fairy liquid to make it sticky, keep the burn under control, this will decrease the density of the stump and it will break apart easily.
Although burning isn't allowed in Ireland, if all else fails it may come to that. Thanks for the info with making it sticky that could prove very helpful.

I have remove several logs on my property. I used a wood splitter. For more difficult stumps, use a metal wedge and the blunt end of a wood splitter.
I am hoping that I can the stone out from the centre and then cut down from top to bottom where there is a hollow. Pure brute force may come into play very soon.

I am sure it will come to a point where we won't have enough time from one video to the next to answer each comment, but we will try to for as long as we can. When a video first gets released (4pm yesterday) we spend the rest of that day replying to comments until we go to bed. Then Dawn does a load of replies in the morning and then we just try to keep up with them as people comment. So a long time, but it is nice to be able to answer each one. We think we will miss replying to them when we have to many comments.

Have you considered burning the root stump out? Put rocks around it in a ring and then start a fire on the top now you've cut the grooves in. Seen it done to get rid of tree stumps before 😊

No problem at all bringing you along, it’s a pleasure 😊 It’s lovely to see everything start to thrive again after being buried beneath all the brambles and Ivy for so long. It seems terrible to wish your life away but I am looking forward to being able to prune things back and get things back to full health for next year and get much more planted and growing next year.

Setting a goal and building your dream…It’s just lovely what you both are doing it takes patience, love and compassion.. Don’t forget some time out for yourselves too .
A slow process but the goal is set and the dream being lived day by day. It does take patience, we have lots of that and plenty of love for the house and surrounding buildings.
We are having more downtime than we used to at the moment which is really nice, but although still July, winter will soon be knocking on the door so I think we will be busy getting things done before that comes. Bit by bit and slowly, but we will get there.

Great paint removal to lovely peach colour. Don't remove all the stump.< it is holding the corner of the building. I would leave it there and repair around it ( as long as it doesn't grow again).

The stump will only be cut down as much as possible as it is all about making room to be able to do the repairs to the building and to stop it from pushing against the wall. It won't be removed from the ground because as you say, it is probably holding the corner up or at least a section of the wall.
The bedroom instantly looked warmer, now we just need a ceiling to actually make it warmer lol.

Ben. that stump needs a rotary hammer drill and expansive demolition grout. It will be broken to pieces in 24 hours. Brand names: dexpan or dynacem

You might consider using an electric hammer drill with a chisel bit on that stone laden stump so that you can worry less about hitting stone with the chain saw.
The stones are a real pain. The breaker was a considered option be with the root touching the most fragile part of the building, we decided against it in case it caused more damage to an already damaged section of wall on the inside.

Is there no way you could start a wee controlled fire underneath that stump? You'd need to watch it like a hawk but it might help break that stump up a bit for you and separate it from the stone. At the moment that stone is suspended underneath the centre so not sure if a small burn would do it. I am hoping I can get this out and then chainsaw through the middle from the top down. Worst case will be a fire smouldering away at some point.
The bedroom looks and feels a lot nicer for the blue paint gone.

Have you tried to burn the root? It will shrink the size and perhaps make it easier. We removed 3 roots that size using chainsaw and fire!

get yourself a larger Brummagem Screwdriver (Bigger Hammer) the one you have is to small , to extend your long bar you can slide a scaffolding pole over it giving you a pole length of 8 to 12 ft and hence a lot more leverage.
You could be on to something there My World, thank you. I am hoping to get the stone out somehow to then be able to cut through the middle, this could be the answer.

This week is most definitely the week for the root, I think I said that last week.
Yes, hard hats will be worn in that area as it doesn't look good does it. It doesn't seem to have dropped any more stones of late though so hopefully it will stay as it is until Dawn can start the repairs.

It would have been a shame for this house to be lost to the elements in the end so we are over the moon it is ours and we can restore it as much as we can along with adding todays little luxuries like a kitchen, hot water and radiators., we are 66% there with that little list haha.
There is still lots to be done both in and out so we will be bust for a little while yet.

It is on the "that would be nice" list but at the moment it is a couple of raised beds. They went in far too late this year really to produce much, we are hoping that next year we will be more prepared to start planting. One of our neighbours uses her polytunnel pretty much solely for tomatoes and they are lovely.

Hello Dawn and Ben. You are doing amazing work,you both have so much energy😊 your garden is beautiful and lucky for you on flat ground,ours is all on a steep gradient and so virtually unusable. I was wondering if you are going to have a pond ?they attract so much wildlife, we have frogs and newts. Also ive heard that if you hammer in copper nails it helps destroy the tree stumps😊 😊.😊
Hello 😊 thank you very much. Sometimes the energy is there….sometimes we hope it will materialise once we start! 😂 Yeah the land isn’t too bad…especially down the bottom end…completely flat. I can imagine it being difficult on a slope, good calf muscles though from scaling it all the time! Oh yes, a pond is definitely on the cards! We would love ducks at some point so a pond would be great! 😊
Yes we’ve heard something about copper as well so maybe that’s something to try. It’s so annoying because there’s really only a small portion that needs removing so we can fix the wall and the rest of the stump could just stay there if we can’t remove it. 😤

Hi guys, that particular shade of blue is very common in old Irish houses, I refer to it as Virgin Mary Blue and think it dates back to the 1954 Marian year back when Ireland was very religious and the colour was very popular. lots of statues and grottos were built then and that colour is a dominant feature. The blue is the same as Mary has on in the Holy pictures and statues. I doubt that they knew anything about breathable or non breathable paint back then (or about the sins of Portland cement), just thought that you might find this interesting, keep up the good work!

Hi Denis, that is interesting thank you very much. It does make perfect sense because it really is spot on to the colour that Mary wears in the pictures and I’ve seen it on the walls of many other places in Ireland when I was looking for houses before we found this one. Hey guys, Ive got a bit of paint scrapping to do in Ashs room, so not looking forward to that, well done with yours. You could white wash the interior walls to brighten it up until you decide what you want to do sith them, much cheaper than painting, a bag of white wash might do the whole house, also great for breathability.

We had a apple tree in our last garden and we left the apples on too long and they started to spoil and before we knew it we had a massive wasp problem, so watch the crab apples.
You could use a come along for the stump, maybe dig around it as much as possible first, but thats a subborn one Ben 💪
Hi you two 😊 oh it is a right pain in the proverbial! Still loads to do all over the place. Most walls have some form of modern paint on them, so a long way to go with it all 🫣 That is the plan with whitewashing the lot. I would imagine up until fairly recently all of the walls were whitewashed regularly from it being built and then there seemed to be a mass paint over it everywhere with modern paint, luckily only one of two layers so fingers crossed it doesn’t take too long!
Oh yes, the garden is amazingly green! We love it…apart from at the minute as we have let it go the last few weeks and wow it is a mission to get through it all again! Great tip with the apples, we had that at the last house with the wasps and apples, we learnt our lesson the hard way like you 😂
We’re pretty sure one or maybe more of the roots has made it beneath the outbuilding so we’re a little cautious about tearing that down. We will get there eventually…just a pain in the bum! It reminds me of your tangle with that root at the beginning of your build! 🥵 The annoying thing is we only really need a small portion removed that is pressing the stones of the wall inwards so we can repair the wall, the rest can stay where it is for now.
I'm so late seeing this video! Ben, I really think you need to burn that root. It's been part of the stone for so long it may be mineralizing the wood. Drill some 1 inch holes, put in some paraffin and set it alight. Just do bits at a time. Everything around is stone, so you won't set the entire place on fire. Every bit the fire burns is less manpower on your part, and it will save your tools. Burning will also release the root where it's encroached into the joints of wall, which you would have trouble removing cleanly. It should cause less damage than trying to dig it out. Dawn, as always, is Brilliant. 😉 So excited to see your produce garden. For Year One - amazing! So very happy that more people are finding your wonderful channel. Those of us who've been around since the beginning love seeing the progress, the passion, and the editing improving (so great this week, Ben!) as Dawn & Ben have access to things like an indoor bed (and SHOWER!), a stove, and water. If you haven't you need to go back and watch the first few videos.
Oh we would love to be able to burn that root…but it’s illegal in Ireland to burn anything anymore. So as much s we would love to set fire to the bloody thing…we can’t ☹️ Well the produce might be small this year lol but next year will be much better. Try fire drill a hole in the center start a little fire in side the stump and make a hole at both top like a chimney 5 coal should do put little can around it if you want to keep it small

I did try horizontally and instantly uncovered a stone embedded in the wood, so that was the chain blunt again.

One of the aspects that I really like about what you are doing is your insistence on using natural materials like lime based products. This to me is the absolute ideal for old buildings!
I wonder if you would mind doing a video about the materials you are using, for instance grade of lime, mixing ratios, application and cost and anything else you can think of?
It is quite important to us that we use the “right” material for the house, it has had some damp issues in the past and we think it is probably due to the cement and modern paints that were used over the years so to be able to remove those and replace with materials that will help the house perform the best that it can.
We’ve done a couple of videos that mention ratios and the materials used but I’m not sure if I remember what those videos are now lol but I will be doing some lime work in the future so I will definitely try and remember to make a point of telling you those things. 😊

it wasn't the most action packed video but sadly sometimes the boring things like paint scraping need to be done. The apple tree in the middle is incredible considering this time last year it was smothered in ivy with a couple of apples popping out the top. It was well worth the time looking after it.
Progress is slow at the moment due to the bits and pieces that need doing but that should change soon.

Yes it would be so lovely to have sash windows back in the house. We have a couple that we found in the outbuildings but not sure they are repairable but good to have as a template for what was in here, but yeah that’s quite a long way down the road yet.

@@thecornerhouseproject Depends on what I'm doing outside but I'm used to it really - just had to work a little harder clearing out my beds around the house so I allotted my time. I grew up & live in Florida.
I would burn the root out... once it gets hot enough it will smoulder for days and burn away completely including the roots beneath ground.

Isn't it nice. It is a dusty pastel colour but a lot warmer than the harsh cold blue. It will really help the walls too as it was just holding in the moisture, just from breathing if nothing else.
The apples are amazing considering it was only February we released it from it's ivy coffin. It was a great idea of Dawn's to keep the patch of what we now know are the raspberries. The main stems are from last year, so hopefully this time next year, once we have cut them down at the end of the season, will give lots of nice fresh ones. They are nice though.
That root - enough said hahaha.

This is the long term plan. We spent yesterday and today strimming and mowing to get it all back down to a nice level and it took so long. The plan is for pigmy goats to keep on top of it for us in the future. Don't get holding your breath though, we want to be ready for animals first and with us, this could take a while lol.

It is pretty much 120 years old so not very old. The building out the back that Dawn is repairing at the moment is 250+ years old.
We like to think the house was in a deep sleep, a very very deep sleep, so much so it couldn't smell the rotting timber hahaha.
Out of interest, what country are you referring to? Our guess is Canada.

So many apples, we will be easting apple pie until winter 2025 at the rate. The raspberry bushes are old so not holding out much hope for a bumper crop, but now we have read and learned what we need to do with them at the end of the season, we are hoping for a nice crop next year. We have lots of new shoots which came this year, just a little too late for us to do anything with.
The breaker has crossed my mind with the root, but I do have a plan. If I can get that centre stone out, I should then be able to cut through from top to bottom and go from there. This week is the week.

We drilled the stump originally once the tree had been cut down and put root killer into the holes. That was before we knew we would have to remove the actual root due to the damage it has caused the building it is pushing against.

The wall is coming along nicely on the storage shed, looking forward to see that roof go back up, at the rate you are going Dawn, that will be up in no time :) All those apples! that will be a nice harvest to reward you for stripping all the ivy away hehe. You don’t notice quite so much that it is two rooms made into one now! 😂 We can’t wait for that roof to go back on! @@thecornerhouseproject I'd like to say things are going great, but we have had a huge hiccup that has prevented our move going ahead for a while. Nigel has had to have a toe amputated. He can get about ok, but is unable to drive until the foot heals, but he is thinking of having our car controls switched to hand operated controls. Feels like the heavens are conspiring against us for the move right now, have hit a couple of low spots, but fingers crossed it won't be too long .... x

Hi the window is just an insert ie 100 mm x20 frame just screwed in usually the cill is in tact but the parting beads 20x8mm so not a problem the tree stump torch it
Ben maybe check out a product that is expanding explosive. It’s a chemical compound that you can pour in. It sets and expands and breaks rock. That stump looks like rock. Betonamit or EXPANDO are a couple of brand names. Not sure if it’s available in Ireland though. Keep up the great work
