These prices are old and based on older TL rates. Now everything has changed. Those prices are based on 1USD=7TL. It is for 300-400m2 plot and 200m2 house.

My wife and I are considering moving to the Fethiye area later this year. We don't need to live in city but would prefer the mountains along the rugged coast, but inland somewhat - about 1000m elevation. The price of land seems very reasonable. I was considering building in Mongolia (my wife is Mongolian) but winter homes cost a fortune for building costs due to the insulation required (average -30C in January) - probably 45-70cm wall thickness. Land is cheap or even free but building costs crazy high - we were quoted 6800 TRY (equivalent) per m/2 to build. I'm rethinking this because it's absurd for a basic house. We were and still are considering building a SIP (Structural Insulated Panel) on a post and beam foundation to avoid excavation on a hillside lot. This is the method I'd like to use in Turkey too - on a mountainous hillside. Is this construction method approved in Turkey? I've designed my own home but would still need an architect and an engineer to check and advise, also to navigate the bureaucracy. I'd like to act as my own contractor. Can an owner do that in Turkey?
Yes you as the owner can act as the contractor as well. However you may face difficulty while managing the construction crews as you'll need to be there watching 24/7 and be proficient in construction knowledge and knowledge of local building materials to ensure the right process is being followed and quality materials are being used for your build. My comment is a bit late but I know for a fact that the initial setup costs can be a bit more expensive for mountain homes. Some cities also make a big deal of having an underground garage if there are hills nearby your home or if your land is close to decending land.

Great video I’d love to live in Antalya but with the total you said plus the 10% and plus 15% like you was saying that works out to only £26,789 GBP thats far too cheap. Yet the villa your describing sounds amazing. If this is the cost or even a bit more then I can’t even think what £500,000GBP would get me
@Kevin Rust, I've been through the process. 500k GBP won't get you anything near what you're thinking. We spent about 650k USD and the house is really nothing to brag about. Land prices have gone through the roof since this video was made along with the price building materials. The labor is still dirty cheap compared to the west but again that will get offset by the cost of the land and materials. Granted I'm in Fethiye where the land is more expensive than Antalya but I doubt the difference in cost is that great.
The video mentions the turkish lira for costs, which gives highly unreliable numbers after roughly a month has passed. at the time of this video, 1 usd would roughly equal 8 to 9 liras, now at the time of me writing this, it equals 18 liras. Please keep the inflation in mind before any serious considerations.
I own land in Tunceli downtown, close to the hospital & the university...I do consider building a complex-building there with 10 to 12 apartments & a dukkan on the ground floor (building will be around 900 QM). It depends on the zoning of the land. Some lands are zoned for villa construction so you can build on 70-80% of the land. If it's other type of land, like farm land then there are other complications and conditions.

Well there are lots of areas in Turkey. The biggest cities are Istanbul, Ankara, Izmir, Bursa, and Antalya. For building villas I prefer Antalya due to land being available at good prices as compared to other cities. Konya is also another city where land is abundantly available however it does get cold there in the winter and snows there.
My fiancé is Turkish and we are currently living in Germany. We are looking into options for moving to Istanbul in the long run. It is always better to build a custom home just based on the value you are getting it for. It will be lower in cost when compared to a pre-built home and thus when it comes time to sell it, you can sell it for a much more competitive price. I wouldn't recommend buying those 1 mil EUR villa in Istanbul because finding a buyer willing to pay that much can be quite difficult. The length of time depends on the builder and permissions from municipality. If the paperwork is all clear, then anywhere between 3-6 months. Home guarantee period is anywhere between 2 years to 5 years (depending on the builders). Timetable, standard of materials, workmanship, guarantee - all these terms are set in a contract that is signed before starting the build. It is recommended to get this reviewed by a trusted lawyer before signing off. In addition, payments made are usually done on installment basis as the work continues and proof of work completed is shown to the owner. Before making future payments please ensure the agreed upon work for each milestone payment has been completed. Court procedures take quite a long time as it is everywhere around the world, and it's better to take precautions from beforehand and keep a close eye on the process.

Zoned land for villa build and agricultural land are differently priced. Zekeriyaköy has mainly zoned land and it's priced at an avg of 12,000tl/m2 for villa zoned land. So just for land alone about 500m2 for villa build you'll be looking at $480k USD (ball park figure)

I don't have experience with that. Most Turks usually build concrete homes using the materials I have mentioned in the video. If you want to go with natural materials, you may choose wooden homes as an option as well.

Actually we would calculate this based on built up m2, so in total if you have 3 floors, each floor is 250m2, that is in total 750m2 of built up space. So you would take 750m2 x 3000TL. However this is a larger than average size home, so you will need to consult with the builder for this to get a more specific quote.

For anyone in the future, costs of permission can even skyrocket to 85k (and higher) on mountains and steep hills. My uncle even got his underground garage denied because it was on a hill you really need to put effort in understanding the rules

It must have been around 8-8,5 TL/Dollar. Looking at prices today, it should be around 15 TL/Dollar or even higher since they stock beforehand, thus buying it at higher prices.

@@admin6228 I couldn't know the total cost. Looking at iron. Costs change from city to city. In general it costs around 11.750-12.100k lira per ton. This house used 7.6 ton so 90k lira or 6614 dollars. That aside, initial costs can differ super much from place to place. Building on Uludağ (mountain in bursa) would cost more to get water pipe lines and other stuff like if you hire excavators. My uncle for example, got his underground garage denied because he was near a mountain and his plan wasnt good enough

Pool costs will be starting at 2500 TL/m2 so you're looking at approx 150,000 TL for that size of pool
A decent pool will cost you anywhere between 8-12k USD.

Zoned land for villa build and agricultural land are differently priced. Zekeriyaköy has mainly zoned land and it's priced at an avg of 12,000tl/m2 for villa zoned land. So just for land alone about 500m2 for villa build you'll be looking at $480k USD (ball park figure)

No worries, appreciate your feedback. Sea view land is quite hard to find and if available it is pricy, unless you are okay with going a bit away from the city.

I don't have experience with that. Most Turks usually build concrete homes using the materials I have mentioned in the video. If you want to go with natural materials, you may choose wooden homes as an option as well.

In Istanbul you can expect around 1500TL/m2 starting
If you have a three story house 250m2 ground area and 250 m2 1st and 2nd floor how much the contractor quote? 250 m2 x 3000 = 750,000 lira ?
Actually we would calculate this based on built up m2, so in total if you have 3 floors, each floor is 250m2, that is in total 750m2 of built up space. So you would take 750m2 x 3000TL. However this is a larger than average size home, so you will need to consult with the builder for this to get a more specific quote.

For anyone in the future, costs of permission can even skyrocket to 85k (and higher) on mountains and steep hills.
My uncle even got his underground garage denied because it was on a hill you really need to put effort in understanding the rules

So 428,000+ turkish Lira for this home. What was the conversion rate to US dollar at the time this home was built? What would be the amount today in US dollars at the rate of 13.5 TL/Dollar?
It must have been around 8-8,5 TL/Dollar. Looking at prices today, it should be around 15 TL/Dollar or even higher since they stock beforehand, thus buying it at higher prices.

@@admin6228 I couldn't know the total cost. Looking at iron. Costs change from city to city. In general it costs around 11.750-12.100k lira per ton. This house used 7.6 ton so 90k lira or 6614 dollars.
That aside, initial costs can differ super much from place to place. Building on Uludağ (mountain in bursa) would cost more to get water pipe lines and other stuff like if you hire excavators.
