This is a seriously underrated podcast series. I'm glad I found this channel. Pure gold! Watched dozens of these videos and want to come by your office to shake Alaattin's hand and thank him for his work.

In the UK we have two type of land , one call green belt and one call brown belt, bascaily green belt was set up to make sure it is near impossible to be build on that land, it was set up to protect green area, one of the reason why UK has very high land price, is there a similar poilcy in turkey

Like Aladdin I'm not sure what to rate Kajin either to be honest. This felt like part 1 of a 4-part series, at best. Specific case-studies would be helpful.

1800 per sq meter for land? Or does that include the building as well? It's been about a year and I know inflation has hit Turkiye pretty hard recently but that seems high (if my math is correct). 1 acre is 4047 sq meters. If 1800 TL per sq meter was 1 year ago, that comes out to 7,300,000 TL which is $403,564 USD. That is with today's exchange rate. $400k per acre (minimum) in Turkey? I live in California and you can get much more for less. Of course location matters but even in nice areas it's not that much more. Am I missing something? I'd really like to get a few acres and build a house on it. Maybe just buying an already built house is a better value? Not really sure.

That is true of every country in the world not just Turkey. If you think that you are going to go to a foreign market you don't understand, especially with a different language and culture and make millions that is not going to happen. More likely you will just get plucked like a chicken.
Personally, I left Canada years ago and have been living in Central America for years and I get much better deals than the foreigners coming in fresh but still not as good of deals as the native locals can get. So the smart play is to find someone local that you TRUST implicitly and can partner with. Finding and building these networks are not quick nor easy, patience and effort are the key. The quick deal is a myth.
