You guys are a beautiful couple. I hope you guys understand how lucky you are to be able to align yourself this much with life and goals. This is a beautiful thing to watch let alone give an audience the chance to comprehend that the main reason this can even be possible is by having a great partner who not only supports you but can love you as well as being a part of it. Ying and yang
I’ve never seen anyone break it down like this. Thank you so much. Great video, great technique, great strategy! Woohoo! Wishing you all more success! One love
One thing I don’t think you mentioned is even though you spent a little more on your roof, you’re going to save more in the long run. If installed correctly, that roof will last you at LEAST 50 years, maybe more before needing replaced. If you just went with shingles you would’ve replaced the roof probably 2 times in that same timeframe.
I’m surprised you saved so much on foundation. I’m building 8 and 16 duplexes in two different cities this year and I budget around $17 per square foot. But you got yours done at 12.38 which is amazing. 6:04
Wow. What a great video. I have built some units myself, looks like a great video I should do as well. Thanks for the inspiration. I am based out of California.
Hey Guys, I appreciate the details you give, and the step by step. I have run a number of building projects for some projects of mine, but it's been a long time, and I'm getting ready to do some new ones. So your info is very helpful, to help me get back up to date. One thing I get curious about, watching your videos, is the overall project. How much the land cost, appraised value in the end, so how much profit or equity you made, and if rentals, what are the expected costs and profits of keeping the rentals. Thank.s
Home depo, Lowe’s walk around and talk to the Latinos get their number bring them to the property and give you an estimate, don’t use contractors they will add 40% more, hire the subcontractors
Very informative. I’m interested in building a live in duplex in Chicago. I’m nervous about the cost of a build however I know I don’t want the headache of a rehab.
Thank you! Im definitely picking up this tracker, it looks simple and easy to use! Im curious about the financing process, did you guys use saved money, hard money, or an investor? How much did you need to put down? Also what was the process of purchasing the land and getting it zoned like?
Great idea! I think an interview style video where I do a Q&A with Kachi could provide some valueable insights on this topic! Any main questions you'd like addressed?
@@NicoleNark assume you’re teaching someone who has never built a house before and is beginning from scratch: 1. How do you find the right contractor/architect to begin with? Where do you go besides Google? Any specific websites/resources to use? 2. How do you ensure they’re not overcharging you? 3. What is your process for obtaining permits and complying with local building codes? 4. What happens if unexpected issues or changes occur during the project? 5. What should you look out for or avoid?
@@76ers Very good question! I will be looking out for the next video explaining all these. I am also unfamiliar with entire process and would like to know.
You both are cute together! Loved to see the breakdown cost and how you guys strategized giving the property value in areas you could simply because you stuck to your budget. Best of luck on your future projects in 2025! 🍾🎉
I had the same question. That price is astonishingly low, I was hoping they explained it. I am guessing cheap online plans and in a jurisdiction that doesn't require much beyond those plans for permit. That or they got some kind of deal with a friend/fam
This should not surprise anyone that knows how this works. Many times professionals charge based on value rather than actual cost (time and skills). Should it really cost $1300 to join 2 pipes? No. But if you need that plumbing, then that's the cost to get it. Yes, there are some complex architectural drawings that takes time, technical skills to navigate, including explanation to the builder. But a simple drawing should not cost a lot just because there's value in building a house.
great video! i really appreciate the detailed breakdown you provided. however, i can't help but think that spending $300,000 on a duplex is a bit excessive for most people. it makes me wonder if it's really worth it or if there are more cost-effective options out there. what do you all think?
The expense tracking feature is easy to set up. However, I’m more interested in knowing whether you’re using Airbnb or long-term or short-term rentals, and how you managed to secure the funding for those.
Your perfect planning reflects in the house - it’s roof, windows, garages look top notch while remaining with in budget. Did you guys already own the land? I may have missed that

Great video! Thanks for sharing. I am a plumber and builders/customers do sometimes have a hard time understanding why our prices are not as low as they expect. Material cost is higher than ever and the cost of operating a legal, licensed, insured and legit plumbing company is no joke. Supply and demand. ✅
You are amazingly generous with details and insights. The generator assumptions are only based on constructions costs in your state? Or could I use it for construction Canada?
Yes, very generous. My wife and I have dreamed of doing this and real estate and knowing there are tools out there like this is such a blessing. You guys just made our dreams that much more feasible.
Hey! Newbie to your channel! Great stuff. Why do you have $0 for designs? Are one you the architects on this build? Also, which state is this built in?😊
Thanks for watching! We build in Arkansas and our city does not require architectural review or engineer stamps on plans. Because of this, we are able to draw plans out and get them drafted saving a good chunk of money!
That budget tracker is nice tool; as the Bank's payout in tranches, so you will know what needs to be paid out when working with the Bank construction finance person. Goodness, you were lucky to only pay $660 for Engineering/survey, that's usually the most expensive, next to the internal finishings and cement/sewer. One suggestion: would have put the entry doors on opposite sides instead of right next to each other. But nice project; great finish.
Yes, we found the budget tracker helpful with planning around the contruction loan draws! Also, 100% with you on separating the entry doors. That was my goal early on, but with some utility easements on the property I was very limited on where the driveways/garages would be feesible and had to work around that!
Wow that turned out awesome! thanks for sharing you guys, gives good insight for people like me who are also doing these kind of projects. great video, earned my sub!

Hi Nicole, appreciate you sharing this information and journey. Question: what are you thoughts on using those houseplans that can be bought? Would that save any costs or make the process easier? Or would it be the same? I was looking at some 4plex houseplans online. The plans tell you materials and cost etc...

We had an exact idea of what we wanted up front. I had gone so far as to drawing the plans out by hand on grid paper to work through different ideas prior to final plans. From there, we worked with a draftsman to create the final plans that we ended up submitting to the city.
@@NicoleNark Oh, a draftsman, so not a licensed architect? Does your municipality not require residential plans be signed by a licensed architect? I know you mentioned Arkansas, is there a way that could share the municipality, town, or city? I would like to look into the local code. Thank you!!!
This is great information also thank God I’m in the HVAC field so I met with a lot of contractors electricians and plumbers so when I’m ready to build myself a home I think I’m in good hands
I think they would be pretty similar! Obviously there could be some differences based on how you plan out your barndo. For example, the costs of a barndo built from a metal building would have a different breakdown than one where you use wood framing and metal siding! The overall build costs provided by the budget generator should be accurate, but differences on the specific line items may occur based on your route to build! Hope that helps☺️
Thanks for sharing . Does the Budget Generator automatically transfer the estimated budget amount to the building expense tracker sheet line by line? Do you have to manually enter the break down? Also can the percentage of the budget sheet be adjusted at all?
Great questions! The budget generator does not automatically transfer budgeted amounts into the expense tracker. We built them this way so that the expense tracker can be more customizable for the project you are working on. The percentages can be changed on the budget generator to more accurately reflect your market & project! Hope that helps ☺️
