Thumbs up on your newly built Duplex. In the early 1990s, I purchased my first home in Miami with mortgage rates between 8% and 10%. Today, it's unlikely we'll see rates return to those levels. As a result, sellers may need to adjust their expectations and consider pricing their homes more competitively to attract buyers. This could lead to a potential decline in home prices.
Given the current economic conditions, it's likely that affordable housing will become even more challenging to find in the near future because of cost and many budgeting issues. If you're considering building a duplex as an investment or for personal use, now might be a good time to act before prices rise further.
As a building expert, cost of getting a duplex done is alarming including rising mortgage rates and inflationary pressures, it's likely that we'll see a correction in the housing market. Consider holding off on home purchases for now and explore other investment opportunities. I'd advice consulting with a qualified professional. They can help you navigate the financial market and make informed decisions about housing market.
I've experimented with a few over the past years, but I've stuck with "Rebecca Noblett Roberts" for about 3 years now, and her performance has been consistently impressive. She's quite known in her field, look her up.
Thank you for this tip. I must say, Rebecca appears to be quite knowledgeable. After coming across her online page, I thoroughly went through her resume, and I must say, it was quite impressive. I reached out to her, and I have booked a session with her.
You guys are a beautiful couple. I hope you guys understand how lucky you are to be able to align yourself this much with life and goals. This is a beautiful thing to watch let alone give an audience the chance to comprehend that the main reason this can even be possible is by having a great partner who not only supports you but can love you as well as being a part of it. Ying and yang
One thing I don’t think you mentioned is even though you spent a little more on your roof, you’re going to save more in the long run. If installed correctly, that roof will last you at LEAST 50 years, maybe more before needing replaced. If you just went with shingles you would’ve replaced the roof probably 2 times in that same timeframe.
I’ve never seen anyone break it down like this. Thank you so much. Great video, great technique, great strategy! Woohoo! Wishing you all more success! One love
You both are cute together! Loved to see the breakdown cost and how you guys strategized giving the property value in areas you could simply because you stuck to your budget. Best of luck on your future projects in 2025! 🍾🎉
Great idea! I think an interview style video where I do a Q&A with Kachi could provide some valueable insights on this topic! Any main questions you'd like addressed?
@@NicoleNark assume you’re teaching someone who has never built a house before and is beginning from scratch: 1. How do you find the right contractor/architect to begin with? Where do you go besides Google? Any specific websites/resources to use? 2. How do you ensure they’re not overcharging you? 3. What is your process for obtaining permits and complying with local building codes? 4. What happens if unexpected issues or changes occur during the project? 5. What should you look out for or avoid?
@@76ers Very good question! I will be looking out for the next video explaining all these. I am also unfamiliar with entire process and would like to know.
Hey! Newbie to your channel! Great stuff. Why do you have $0 for designs? Are one you the architects on this build? Also, which state is this built in?😊
Wow. What a great video. I have built some units myself, looks like a great video I should do as well. Thanks for the inspiration. I am based out of California.
Thank you! Im definitely picking up this tracker, it looks simple and easy to use! Im curious about the financing process, did you guys use saved money, hard money, or an investor? How much did you need to put down? Also what was the process of purchasing the land and getting it zoned like?
I had the same question. That price is astonishingly low, I was hoping they explained it. I am guessing cheap online plans and in a jurisdiction that doesn't require much beyond those plans for permit. That or they got some kind of deal with a friend/fam
Hey Guys, I appreciate the details you give, and the step by step. I have run a number of building projects for some projects of mine, but it's been a long time, and I'm getting ready to do some new ones. So your info is very helpful, to help me get back up to date. One thing I get curious about, watching your videos, is the overall project. How much the land cost, appraised value in the end, so how much profit or equity you made, and if rentals, what are the expected costs and profits of keeping the rentals. Thank.s
You are amazingly generous with details and insights. The generator assumptions are only based on constructions costs in your state? Or could I use it for construction Canada?
Very informative. I’m interested in building a live in duplex in Chicago. I’m nervous about the cost of a build however I know I don’t want the headache of a rehab.

I like the content, but I just want to get some clarity about the architecture/engineering section. Are you guys saying you spent $600 on signed and sealed architectural and engineering drawings?
Completely understandable wanting some clarification! First of all, yes - we did only spend $600 in this section. The duplex is in an opportunity zone and because of this, some of our costs with the city were waived or reduced. Second - our city does not require engineered site plans, architectural review, etc. We created the plans ourselves by working with a draftsman. Hope that helps!
