    Very good imformation I am moving to Turkey in September with my wife and two kids ,I have had a property in Turkey for many years and have seen massive increases in the price of land ,my biggest mistake financially was not listen to a estate agent when I first went to Turkey when he said buy land now instead of property and in ten years or so you will get more than 20 times your money back ,the only thing he got wrong was it was double his estimation j

    Wonderful, clear information. Thank you. Can you please clarify if you are allowed to build a farm house on unzoned land? You mentioned a snippet when you mentioned the road access. Also, do you need prior permission to change land from a crop to an orchard?

    Well done. Excellent information. I am about to buy zoned land Ada of a total of 2000 sq Meters with 4 parcels, may I just build only 1 vill on say 300 meters? would the municipality force me to build the rest of the land?

    Hi! Thanks so much for these videos, they're very informative and helpful. With the tl dropping against the dollar quite quickly, do you think land/property in Turkey will increase in value enough to keep up with the drop of the lira against the dollar? ie - Do you think if someone buys land for "x" USD, they would be able to get that back in 10 years time? Thanks for any insight you have!!!

      Yes for sure! In USD terms the real estate sector in Turkey in major cities like Istanbul and Antalya are doing great. Investors who bought 2-3 years ago are seeing their property value increase by 50-70% easily.
      If you buy land for x USD you can be quite confident you’ll get a decent return on the land in 10 years time. It’s a developing country with lots of potential, young growing population, and I personally believe your investment will grow quite a bit over time :)

    What about if you want to farm and build a farm house ? What type of zoning would this be ?

      You would need to look for Tarla, but it would need to be above 5000m2 and satisfy certain conditions to be able to build a house on it, and also the house cannot exceed certain size, based on the land.

    Please clarify that if we purchase the land let say $100000 for warehouse and put the money $ 150000 on construction of it , how we justify that we invested $250000 on whole project as requirements of residence visa is $250000

      This is possible through having us build this for you under contract, then we can sell it to you for $250k. It will require some paperwork but can be done.
      Other option is to buy land worth $250k and it is more straightforward.

    I am thinking retiring in Turkey. I want to buy a small house with a large garden. I want to grow veggies and fruit trees as well raising some chickens, goats, etc… I don’t want to do this for commercial purposes, but just for hobby.
    My question, is this allowed in zoned land ? Are foreigners allowed to do this kind of activities? If yes, can would you please describe the process and constraints to do this. Thanks

      You jointly own the land with the other owners of the apartments in the building. You can make decisions about it together as a committee.

    Dear Sir, you said that you must declare to the government what you do in your land, is this also for ARSA (500 to 1000 square meters ) which you want to build a villa?

      Yes you need to declare within 2 years your intention of building/project to the relevant authorities.

    Thank you so much for breaking the mixed information we keep getting into understandable points . Can you please also explain( in video preferably ) are the rules same for Turks and foreigners? I believe foreigners can buy limited mount of land . I have also heard stories like Turks are allowed to build villas but foreigners are not . So there is mixed and confusing information regarding the matter , For foreigners like us who wants to start a self sufficient homestead.

      Thanks for your feedback and good to hear some questions coming in. I will try to answer them as best I can.
      Rules are different for land ownership for Turks and foreigners. There is a limit for foreigners however for most land owners this limit doesn't affect them (due to it being a very large limit).
      Some regions it's also restricted to buy certain types of land, so varies from region to region and needs to be investigated independently depending on the Municipality that you are buying land in.
      Also as I mentioned the 2 year rule, need to be declared what the land will be used for by submitting the project to relevant ministry.
      I will expand more on this in future videos isA.

      This is a bit more complicated than it looks and has become a bit more tricky if you don't already have a residence permit. If you are already living in Turkey with permit, then we can look into it for you.

      Most info is not available on official websites unfortunately, and even if it is only in Turkish, and even in Turkish deeply hidden so even the average Turk cannot get to it.

You are right about rules not being clear, someone told me that they don’t make clear rules so they can play around it politically. 🤷🏻‍♀️

      Yes but I believe there is a limit of 2 years then you have to take it back. Or you have to pay or deposit the tax value for the car. I'll be researching this and making a video in the near future.

      I would be careful also of type of car you bring, even if it is Honda Civic which is widely used in Turkey but it is not EU Standard so spare parts will not be the same. For Americans, it's better to buy yhd car from Europe and drive it into Turkey with documents that you are Aldo resident of that European country so Turkish authorities allow you to let the car in for 2 years.
